@ Ali333 in my opinion best of the best rewarding project for 3 years is phase 9 Zone 1 commercial "In shaa ALLAH". But also consult other experts too.

You can only get worst plot if any available for 30 LAC in prism. Better go for dha bahawalpur as it is available in 28 lacs apprx while even dha grw is 33 lacs. So, 4- 5 lac increase possible in short term plus it's transfer available in lahore unlike grw.

P.S my opinion is for short term investment

DHA Bahawalpur opening transfer window in Islamabad and Karachi as well. I am overseas Pakistani and my many coleagues from Pakistan for this facility. Defiantly it will increase demand. This is very good investment option in this budget.

PRISM is a suicide jacket
I called on a reapectable dealer to ask for a investment guidance and when asked about Prism he says its a Suicide Jacket which is about to burst.

There is no doubt this project may take good 7-10 years before possession gets handed over. Close example is 9town which is ready long ago but still not full possession could be offered.

i don't know what were the parameters of the dealer's assessment, but to me, there is no bubble or suicide jacket type of situation in Prism.I see a major gains in times to come, for the sake of discussion, if we take the dealer's comments seriously, prices will not be reversed, but will remain upwards in a steady manner. regards

I dont think it is correct But It is Not advisable to go to some Blocks in 100 Lac ie 80+ 20 Budget for an average Location,
There will may not be sharp fall but relatively long period without growth or slow growth.
However if due to some political reason all property rolls back then prism may be affected most as it is not developed.

My strong recommendations to you is kindly leave these kind of dehari baz dealers who don't have other job to do instead of spreading stupid kind of gossips and adopt LRE at your ealiest.

The truth probably lies somewhere between exuberant optimism & dismal pessimism.

Personally I would compare the price of undeveloped plots in prism with developed plots in other DhA phases.If the price variation is not much but the development status is very different of these phases, it might be a warning sign of over-heating.

More experienced commentators are here, but in cases of systemic risk,where the whole market is affected, agree with Jameel Sb. that undeveloped phases will bear a greater brunt and maybe even greater slowdown of future development?

Some user here said that LDA announced the completion of missing link of IEP and valencia. I want to ask if there is some progress in this regard practically? Secondly will there be a price boost in IEP in near future? Like at the end of june or july? I have a 1k plot in IEP that i bought for construction of my home but I'm not sure about the future of this society.

Secondly does anyone have any information about the future of PCSIR block of IEP town. Is it worth investing there? I visited it and there is absolutely no development there from last 5 years. So is there any chance of it getting developed?

LDA was surveying in IEP engineers town sector B near wapda and in satto katla village , on confirming they said we are working on two roads feasibility and before next election . work of roads will start here as MNA behind this with LDA, college road pending completion along with a road from defence road to ameer chowk college road via various societies on card , they said road will be commercial and lda will offer good money to people of satuu katla that they wont resist .

This news Look out of my mind, as for Last 10 years I am paying dues of property on DC rate, which is already been determined by Govt and there are 1000s sectors with different Dc rates and DC Rates are revised every one or 2 years. There is no inch in Lahore where DC rate is not declared by Govt of Punjab,
However I never dealt out of Metropolitan areas I dont know what was Mechanism there.
If someone have more knowledge of Taxation can he explain this news.

Jameel sb, this news indicate that provincial govts will no longer have control on this and federal govt wants FBR to assess the values. I am not sure how practical it will be after 18th amendment.
