DHA has already clarified that these plots can be transferred and the remaining dues will be cleared by the new owners and construction will be permitted. Also, the transfer letter mentions that the possession for these plots has been granted on 17 March 2016.

A very good society. I must say that I was surprised when I first time visited the society. The development is quite good also they have well maintained the society. A, B and G Block are recommended. Or I would say on ground plots.

How LGS is there as well. Personally I really liked it. It had everything you could all for. Grocery store, hospital and school. A lot of construction going on.

Drawback: the locality is the only issue I see.

its very good society.A BLOCK fully developed.B,G,F ARE partially developed.LGs,medical college and hospital are fully operative.A big cash and carry to open soon.500 kanal park is another beauty.lot of construction activity is going on and in last two months 10 marla plot in A block has risen from 33 to 38.very good society to live in low budget.ADVISE,but buy only in pocession area.

1. Yes it is LDA approved.
2. A, B and G blocks have possession, Block G has partial possession.
3. There are no issues, just go for on ground plots.
4. All three possession block are good.
5. Very good society, you can not find such infrastructure and
location in this budget and on top of that you can start building your home immediately.
After development of LRR and metro extension which is very very likely in future, you will see a high jump in prices coz it is not in the radar of investors yet. You can not go wrong with it.

Pros:
Nicely developed society with very affordable rates.
Block A and B has full possession and G (90%) and F Block (50%) approx.
Gas, electricty, hospital and school LGS available within society
minimum Roads 40 ft wide
500 kanal ceneral park
well populated but rates still reasonable
fast transfer of plot ownership within 3-4 working days
Road maintenance and Cleaning is quite good

Cons:
natural water is not drinkable thats why soceity provides filter water at home.
No Shashka (lake , zoo, Golf Course)
Only accessible via conjusted ferozpur road through Kahna/Gajumata
LRR will have very less effect on this society because in every way you can not avoid conjusted traffic of Kahna in working hours

you will see mostly average looking houses except few on main boulevard thats why it could not be considered as 1st class society.

Recommended for home construction for living in low budget but for short time investors, not recomended because you can not get 2-3 months biyana time in this society for good plots when processing time is only 3 days :)
and
transfer fee including stamp cvt is 1.25 lakh for 10 marla.

@HassanHC: Locality meant the ferozpur Road. Though its just 1-2 signals till Kalma Chowk from the society but the traffic is rough. its around 22 KM till Kalma chowk but takes only about 20-25 mins. The society has installed filtration plant for the water which itself is costly. 500 Kanal park. I really liked the society as the society gave me the cul de sac feeling.

It is one of the best investment at the moment due to underprice and very good infrastructure.In addition to above mentioned features it has following too:

1) Gated community and provides excellent security

2) Commercial area is booming lots of shops

3) Secured qabza free investment

4) The impact of LRR will be good becuase LRR will connect it to DHA and Airport.

5) Metro bus extension already approved till SUA Asil, if it happens the price hike will be phenomenal atleast 40%.

6) The 500 kanal park is better than a Golf course in many socities where administration charge hefty fees. The park is well maintained and free for community.

7) Marriage Lawn

8) They are in process of adding more shaska such as cinema, community centre etc.

9) It is underdog but performing very well and price hike is evident

All Dear friends.
As an overseas pakistani, One thing more I want to share with all of you. I buy one 10 marla plot in Central park in F block in Aug-2008, after two month Oct-2008 they changed the layout plan and allotted me plot with new number and
location.
Today in 2016 I call the central park office to check my plot number and got surprised that they and changed my plot again (second time) from 80ft road to 40ft road without informing me. Regarding development work in F block, still they have no proper answer. Other all Pros:& Cons: or OK but what about this issue. How could they change the plot number and even not informing the peoples. One day they may will shift near the grave yard coz one should not get some good returns.

Dear All,
can you please guide me what is meant by partial possession?
Does 50 possession means that 50% plots are given possession in the block?
Initially I thought the possession term is for the complete block, not for individual plot.
Can you please tell what are the reasons for not providing possessions? Is it because buyers of plot have not paid full money yet or some ting else.

There are already few taxes levied on property transaction,
a) Capital value tax (CVT)
b) Stamp duty
c) Advance tax
d) Bank charges which are suppose to go to 0.6%.
The proposal is being discussed 2% for non filers and some sources quoting 6% but if implemented then it will clearly have impact on remittance investment into property.
If the profit is to be docketed in govt pockets then who will bring investment to Pakistan if there is no gain or very meagre gain.

PMLN govt is considered as business friendly govt, but their current tenure has been marked with scandals, imposing high percentage of taxes etc. Businesses have not boomed as expected except their own, roads etc. however, at the last leg of their tenure, imposing such high tax will hurt them in next elections, so probably they will avoid.

Ishaq dar has completely failed in overhauling the economy. Considering their recent track record, imposing such tax is not impossible for them. They have to do it to collect more taxes and to please IMF guys. Lets see what happens.

Such taxes are not imposed by governments as we get closer to the elections. The fact that this tax will not be imposed will give a huge jump to the property when it witnessed the joy of no new taxes. It is common to create fear of additional taxes and then surprise the nation with no new taxes near election years. This strategy is tried and tested worldwide. Also, with people like Donald Trump contesting elections in the US, we should expect A LOT of overseas money to flow into property in Pakistan till November. After, Hillary and if she wins the election as expected the property will stabilize for a year. The fundamentals are in favour of money flowing into Pakistan so not too much to worry at the moment.

The Tax will open gate for more biana and open file sellers and will discourage real buyers, Govt may be doing it to slow down property business as for last 3 yeats there is no stop and if bubble bursts then also Govts are held responsible. Today People are ready to buy Flats in 3 to Cror in Lahore. These people will regret when these Flats will be handed over.
still it is a rumor and I am sure there will be some bargain like happened in 0.3% Tax on Bank transactions.
In 1994 The Tax on the transfer of property was 20% or more at that time DC rates were not there. We Bought a plot in 180K [documented Value] and real value about 300K we Paid about 30 K transfer fees out of which 28K were stamp papers,
The Govt did a lot of reforms and rate was decreased and boom of 2000 to 2005 happened it was co Factor, in 2007 I transferred a plot in Valencia 19 Merla in 27K transfer fess etc, price was 2.7 Million. Today you will pat about 6 lac transfer.
If you talk of 6,7% all is Possible people pay 30% Tax after selling houses in Europe. [deferred Tax]

I think this news is leaked by govt to check the reaction. Again 5-8% will be reduced to 3-5% like they did for filer,non filer thing 0.6 reduced to 0.3%.
This tax will be imposed on us.
Plus we cannot compare West taxes, as they provide facility to their citizens also.

Taxes are a nightmare for most people, especially for those who aren’t used to paying them. However, like almost everything else, there are both negative and positive aspects of a new tax and, if implemented correctly, taxes can be highly beneficial for the welfare of the nation.

Well, the time to ponder over taxes is upon us once again. The Budget 2016-17 is currently being drafted and will be presented in June as usual. While it may bring several positive changes in government spending, it seems like property investors are preparing for stifling developments.

According to sources, property transactions will be taxed at 5% for tax filers and at 8% for tax non-filers. This kind of tax rate can be rather burdensome for hefty property transactions and significantly hinder investment activity.

However, if our nightmare becomes a reality (which it probably will), property investors can still live with the help of an oxygen mask. It may not be the time yet to count their last breaths.

So how will the new property tax to be announced soon influence the real estate market? Here is my take on it.

Less property flipping

One of the activities causes property real estate prices to escalate is property flipping. Property flipping involves an investor vigilantly investing in an option for a short period of time, quickly selling it off when they realise a profit, and then buying something else almost immediately. This kind of frequent activity causes an escalation in investor activity, which consequently drives up prices.

However, as the tax rate for each property transaction will now be rather high, property flipping may decrease noticeably. While this can be a positive aspect and keep rates affordable for genuine buyers, it will harm investor and estate agent profits.

Squeezed profit margins

Profit margins for investment in real estate will substantially decrease because of the tax rate. Although the previous point explained the reduction in investment activity, profit margins will still be less than what they potentially could be without the tax even if activity is infrequent.

Not only will this be unattractive for investors, it will also place an additional burden on genuine buyers who will have to arrange finances to account for their share of the tax.

Long-term ownership

The levying of the tax means that it will be inconvenient to hold property for a short period of time. This is because the slight escalation in prices will not make up for the tax that is levied on property transactions. Thus, investors are likely to hold onto property for longer periods of time.

Therefore, prices will remain in check and not escalate as quickly as they did in the past. This can be interpreted as good news for the genuine buyer but not for the average investor.

While all of this sounds harsh, the least we can do is hope that the tax revenue will be used wisely and benefit the nation. Moreover, tax non-filers should file their tax returns immediately in order to avail the lower tax rate.

For now, investors must keep going, even with oxygen masks attached. We wish you the best of luck and hope that the property market remains as lucrative as it has been lately!

It is not that they build roads and eventually our property investments get appreciated. It is other way round.. we buy properties where they have intentions to build infrastructure... coz we know where is their vote bank :-)...

Bahria EMC is 25 lac for 5 marla. so 13-15 lac is reasonable price and that too with 4 year installment plan. Question is do they have land in hand or not.. lda Approved or not ?

12Lac is Total price for 5marla including development charges. 4 year installment plan. Machinery is in Work, work is already started at site. The land is in hand and file is already submitted for approval in LDA.

Location is also good. You can look a nice change in this area after few years.
