This is why it is important to judge each project on its merit. No generalized statements are applicable on all projects of either Bahria or DHA. For instance, people who invested in Bahria RWP Phase 1 to 6 have seen their investments grown from 4 lacs per kanal to 1.4 crore per kanal in 17 years. Similarly, people made a lot of money in Phase 8 as well. It is true possession is still not available in many blocks but prics have been rising steadily here as well. For 5 marla, non-possession plot, the price now is minimum 17 lacs. It used to be 7 lacs less than 3 yrs ago, in phase 8 RWP.
By the way, Phase 9 was cancelled and all members were given a chance to get phase 8 files instead. All members who had paid installments were honored.
Price for non possession plots in Bahria increases the same way it increases for CDA non-possession sectors. 12 yrs ago, 40x80 plot in E-12 was 10 lacs, now its 1.2 crore. If possession is announced, it will be 2 crores perhaps. So possession definitely makes a difference especially for those who want to build, but non-possession plots can always be sold as buyers are available in most bahria projects.
Development in bahria phased 8 RWP has not stopped ever. It is continuing, albeit at a slow pace. As and when possession is announced for a sector, its price increases. Possession is expected for E sector in near future. |
