DHA Town Phase 9

What do the experts say; the prices of 5 Marla plots in Phase 9 Town have reached its peak, now is it wise to buy plots which is in the bracket of 55 to 60 lacs? Is there any juice left in this investment for the purpose of investment ?

files trading ..I will buy today a plot in prism if anyone can guarantee me 300% gain in next 5 years..I am sure sir that u got my point quite precisely what I was trying to ask u in above statement. .thank you and would wait for reply from you sir

And sir one more thing my brother still have the file for one kanal plot he bought in 2004 for 45 lakh .he keeps that in a frame next to his wedding pic because that's the year he got married in Pakistan (he bought the plot to satisfy his in laws before marriage).I hope he did make 300% after 11 years..sir there are alot of sad stories too..not everyone is an investor

If the price of 5 Marla plot in phase 5 is around 80 lacs then don't you think that Phase 9 Town 5 Marla would be equal to that proportion, I know your argument would be that phase 5 is fully developed in shape of constructed houses, but at the same time the
location of 5 Marla plots in phase 9 Town has much more better location. So according to my estimation soon after the possession the builders who have bulk of plots in their kitty would start construction & very soon this town would be developed. In Round 1 or 1/12 years the price of 5 Marla plot would be around Rs. 80 lacs

Dear Jameel Sb.

Is there any tax which has to pay by seller when he sold the plot from DHA phase 1 to Phase-11. If have how much any what is the basis of its calculation?

Yes there is capital Gain tax but Payable if you only recently bought the property if holding more than 5 years no Tax.

what is difference between semi comm. and full comm.?? How much time you will give for full payment? Max I can have 80 lac only. :(

Bro Habib: Thanks for your swift reply and insight. Valencia is good but not a gated society and DHA management is unmatched and valuable. If you or anyone spread light in more detail (pros & cons) will be appreciated. Mr. Jameel and Block B and other Experts are also welcome to comment, pls.

Many people are selling houses in Valencia because cost of electric unit is very high compared to other residential societies in Lahore. You can also confirm this fact from any dealer that will also tell you the same fact. Valencia rates are almost close to peak today and have small gain expected in the future.

A plot in lahore , even ppl you know do bayana on bayana which is
Cant be monitored or traced as this is the business as usuall , i really hope some one from any govt put end to this practice.
A plot should be tranfrd first before it becomes avail in the market again.
