Dear All, Its my humble request to all Prism 9 plot holders, please be calm and don't become the victim of this panic situation, this situation is created by the so-called dealers.

If DHA 9 Town 5 marla worst location plot's rate is 42 lac then why not your worst location 5 marla have rate 30 lac.

I again want to mention here about plots minimum rates, kindly do not sale your below this par rate, its a minimum rate.do not compromise less then this rate.



Prism-9 5 marla 30 lac

Prism-9 10 marla 50 lac

Prism-9 1 Kanal marla 65 lac


I will request to All Prism 9 plot holders, kindly keep hold your for at least year see the outcome, you will get maximum return.

Yes very true I intend to keep my plots for at least 2 years , but some people need urgent finances and don't have holding power so I guess they have no choice may be a wedding expence or education fees etc

DHA Town will open for possession in coming months. Whereas, DHA Prism development will start next year and it will take 3-5 years to be in some shape. Prism
prices are highly inflated as of now. It is better to buy DHA Phase 7 on ground plot by adding few millions now than to buy DHA Phase 9 and wait for 5 years.

I suggest P 9 holders to create some mutual fund to cater the requirements of needy people (plot holders)so that P9 holders can hold plots for years to come.

As Salam O Alaikum CMY & Real Estate gurus
I need expert and sincere opinion from all of you. I’ve a 1 Kanal plot in phase 7 (lower cutting in 1700’s) on 70 feet road. A small drawback that it is in front of a school ground. Current market price is 76 to 80 lakhs. I’ve another 30 lakhs with me readily available to invest. I also have 1 Kanal file in DHA Gujranwala with current worth of 27 lakhs. Please advise on below options:

- Hold phase 7, 1 Kanal (lower cutting in 1700’s on 70 feet road and partially facing school ground). Hold 1 Kanal DHA Gujranwala file. With 30 lakhs readily available, I can buy a good/excellent 5 marla plot in phase 9
- Sell phase 7, 1 Kanal (lower cutting in 1700’s on 70 feet road and partially facing school ground), hold 1 Kanal DHA Gujranwala file and with an approximate budget of 110 lakhs (30 lakhs + 80 lakhs of phase 7), buy two normal location 1 Kanal plots in phase 9
- Sell phase 7, 1 Kanal (lower cutting in 1700’s on 70 feet road and partially facing school ground), hold 1 Kanal DHA Gujranwala file and with an approximate budget of 110 lakhs (30 lakhs + 80 lakhs of phase 7), buy one excellent location 1 Kanal plot in phase 9 (block A, C, D, P) and one good/excellent location 10 marla plot in phase 9.
- Hold phase 7, 1 Kanal (lower cutting in 1700’s on 70 feet road and partially facing school ground). Sell 1 Kanal DHA Gujranwala file. With 30 lakhs readily available and 27 lakhs Gujranwala file, buy one good location 1 Kanal plot in phase 9
- Sell phase 7, 1 Kanal (lower cutting in 1700’s on 70 feet road and partially facing school ground), Sell 1 Kanal DHA Gujranwala file. With 30 lakhs readily available, approx. 80 lakhs DHA Phase 7 and 27 lakhs Gujranwala file (tatal 80 + 27 + 30=137 lakhs), buy two excellent location 1 Kanal plots in phase 9.

Sorry for above detailed options but your expert opinion will really help me out in deciding one of the above options.

In my opinion i think u should sell
DHA gujranwala and with available funds of 30 lakh u should go for good location 1 kanal plot in DHA-9...

Above mentioned opinion is based on CMY sir suggestion that Phase-7 has more room of growth and same is the case with phase-9.. As you have not mentioned the block and number of plot of DHA-7 without which one cannot assess its worth and potential of growth. May be if we know the exact location the opinion of experts like CMY sir and jameel sb goes reverse...

You should make decision after getting suggestion from CMY sir...

Wanted to know is first week of June a good month to visit KAGHAN / NARAN ? My family is planning to go around June sixth.

Please advise how one should plan stop overs on the way and where to stay in Northern areas.

we plan to leave from Lahore by car.

Its my sincere advice, do not visit in summer holidays, because there is a lot rush due and unethical and nonsense crowd around there, your family will suffer in this situation.

First week of june is the best time to visit naran kaghan... at that time u will find lot of snow near lake saif ul malook... last year when i went to naran kaghan on 1st june... lake was almost covered with snow...

in 1st week of june rent of rooms will also be not at its peak... I think its a best time to visit...

I dont know how many days u have for this trip,anyhow first go to shogran which is almost 10 hours drive from Lhr,visit siri paye which is jeep track from shogran (very beautiful place) & stay shogran at Pine Park hotel & next day move to naran(approx 2 hours drive)& stay there for atleast two days,on first day visit Lake Saiful Malook & second day visit Lulu sir lake & Lala zar.If u r going on 6th June might b u wouldn't face any rush becoz most of Pvt schools are closing from 10th June for summer holidays.

@ Sara - I would suggest that you drive from Lahore direct to Balakot via Mansehra. Stay one night in Balakot (good hotels are there) and enjoy the sceneic beauty of mountains. From Balakot go to Naran and enjoy the unforgetful beauty of Saiful Malook lake. Marvellous Malka Parbat mountain covered with ice all the year round (from where the water of Saif ul Malook lake comes) scene awaits you there. If you have time and courage to drive on zig zag roads go from Naran to Babu Sar lake. On your way back do stop in Kaghan for one day. Do not forget to eat Khoobani and Chittar kabab in Kaghan. I do hope your trip will be remembered for whole of your and your family's life. I have visited United States of America many a time, but there is no match of natural beauty of northern parts of Pakistan. Have a good time and enjoyable journey!!!

Try not to eat much from outside. My brother went with his family last year and because of poor food half of his family became sick and they have to come back.

@Sara in my opinion 1st one night stay would be at Shogran, there is one nice hotel there and from there u should visit siri paye only if you like greenery and if like hiking then hike for Makra top.
2nd day go to Naran for couple of days, mostly hotels are same but better to choose the one near market if there are kids of else PineHills hotel or Sayyam Height, visit lake saiful Malook, Lake Lullusar.

Rafting is a nice sport in kunhar river, you will have fun and for food don't miss the fish of river kunhar and search for good quality food which is not easy to find there.

Have a nice trip :)

It is still in bidding phase and construction will take couple of months to start. With the construction of Metro Train and Karachi-Lahore motorway, i am not sure how serious this government is to start Ring Road construction, because those two projects are more important than Ring Road. Those two projects will earn this government more votes than ring road project. It will be more clear in coming months.

Why would they float the RFPs and call for bid opening by june-end if they are not interested or so. I think they are very much interested in it. Just wait for the provincial budget to be announced next month. i am sure a nice sum of funds would be allocated for it.

By the way it is a long due project. Construction might start by end of this year... and the expected completion may be sometimes in the first quarter of 2018.

They had started same activity 2 years back but then they put it on hold and government went with construction of metro bus. I would be very happy if they start it asap as it will benefit my investment in Fazaia and Bahria Town. Apart from Ring road Southern Loop, currently, Punjab government and LDA have many projects in pipeline
- Metro train
- Lahore Khanewal section of Karachi Lahore motorway
- Sialkot Lahore Expressway/motorway
- Signal free Jail road to Main Boulevard (2-3 underpasses will be made)
- Elevated expressway from Gulberg to Babu Sabu
- Kahna Kacha Railway Crossing Flyover
- Extension of Metro Bus route till Kala Shah Kaku
- Ravi Riverfront

If you follow these projects, all of them are at different stages. Some are in land acquisition phase or some are in planning/design phase and for some feasibility have been done. Land acquisition for ring road has not been started yet. Only the land to be acquired has been marked.

I don't buy the happy picture of Ring Road Southern loop will be completed in 3 years as Punjab government have other mass appealing projects.

Best plot of 1 kanal is A-516 & Best plot of 5 Marla is k-1013. I think they should hold to get maximun benefit within one year. According to Cmy best
location plot of 1 kanal should be 75 ok. but why not best plot of 5 Marla is 30? Its seems illogical.
