there are plots available in dha ph1 K block, ph 2 Q block in approx 1 crore range. Why would someone want to buy a file for 1.35 crore....then pay development charges.....then wait for owners to build houses and then will get customers for their commercial shop/business....prices are very unreal....and in my view...bubble will burst soon......tooooo much increase in a short period of time is not healthy for the market. I remember when prices of 1 kanal plot in dha ph6 went from 50 lakh to over 1 crore when there was no development and then after came back to 50 lakh. ph8 prices now reminds of of that time. This is just my opinion, buyers do their own homework. thanks.

Butt sb actually it is the potential of future cash flows that is pushing the prices high. Potential of rent/returns in Ph 1 K and Ph 2 Q is very low since the property is only two floors with small roads. Just compare that with phase 3 where average rental for 8 marla plot is around 5 lakhs per month and this isn't still the 72 feet height. In phase 5 and onwards, the development is much better with large roads and with height of 72 feet that can accommodate around 7 floors, which obviously means that potential of rent/returns is much higher.

only DHA 9 have some scope in long term.
I have seen and posted this trend many a times in my old posts.
price appreciation is cyclic in Pakistan or anywhere else in world.

In Pakistan mostly the Bubble does not burst as we see in US or Dubai rather the price stands for long time 5 to 7 years.

Then price rises all of sudden now happened 2011 to 13

1. First DHA files and then plots gain.
2. Then other posh developed societies out side DHA usually takes upto one year to transfer heat
3. Then Built houses gain which takes another year or so

For vigilant observer there is ample time to catch the market if he is determined.

Now Maket is on stage #3 in Current cycle almost 9,10 ys cycle
2005 to 2011 was slump
2011 to 2013 was phase of gain and may continue one more year

Long term investors never lose
