Please correct me if I am wrong : One marla = 272.25 square feet. Therefore one kanal should be = 20 x 272.25 sq feet = 5445 sq feet. The above dimension of 50 x 90 feet = 4500 sq feet = 16.53 marlas.

Location of phase 9 is much better than phase 7 so I would say you can match the today's price of Phase 9 10 Marla with phase 6 in 3 years time. Regarding Phase 7, it will always be less than Phase 9 10 Marla. If you want to testify above statement, please see the prices of DHA town 10 Marla and phase 7 10 Marla and you can see the difference.

Agree, but do you think that development of Phase 9 shall start in 3 years. As a track record of DHA, the development of phase 8 started after 3 years of balloting and the balotting of phase 9 is not yet done.

DHA-8 last installment( 3 YEAR PLAN ) is due march 2013 that mean development of DHA-8 started way before 3 years. Further history tell DHA is all time in process of collecting installments of one of his phase and now when DHA-8 installment plan is going to end in March 2013 the chances of DHA-9 balloting are even high, so that DHA can generate more money.

I believe DHA-9 balloting is due any time and maximum by June 2013, rest Allah knows better.

Phase 7 was annonced in 2006. Till today possession is not given. If ballot of phase 9 is done in 2013, we should expect possession anytime beyond 2020. But possion of 7 is expected within a year or so and after that construction activity shall start. This activity shall wide the price gap between 7 and 9.

It is an interesting fact. The distance between LUMS university in Phase 5 and DHA Raya Golf Club Office 'before' phase 7 is 8.5 KM. And distance between LUMS and liberty market is 9.25 KM. Anyone can check google map for that. What I am trying to say is phase 7 will not catch up with phase 9. It is my opinion.

Dont carry cash in pakistan, from airport to home, from home to money changer, from money changer back home, then keep at home until you spend it, too much risk of money and life. Send your money via bank transfer, its free, you will get 20 or 30 paisas per riyal lower rate, but it is better than to risk all of it, plus your life. Be safe than sorry, dont count pennies.

yes it affects but if u want to make house then there is no issue, price should be 7 lac less than average plot [about 10% less], if intent in resell then i dont prefer. As it takes time to sell in accurate price and if u sell hurrilly you will get far less than market price

Strangely, Bahria Town was NOT affected significantly.

There is nothing strange, For sure bahria town would have Backup generators working for 12 hours thus providing electricy to most of its parts, in other countries I have seen buildings of 2000 flats running totally on generators as big as 2 kanal plot.So technically it is possible.

Kaisrani sahab has logically explained why we should have trust in BT's private power generation ability. This is how we should conduct discussion in this forum not in the manner exhibited by Mr Saleem Akhtar. I hope LRE will take notice of his language and delete such posts. By the way there are a lot of people in this country who do resist bribes.

Bahria Town should be respected for its good work. My only problem with them is that they often create too much hype in their ads which can sometimes be misleading and later embarrassing for them. I hope they will improve their organizational culture in this regard.

The Govt. of Punjab should solve the problem between LDA and bahria immediately. Coz lot of people have already invested Bahria D,E and F. Why not LDA give approval to Bahria? They have all development work incl. Schools and Hospital, which are no where to be seen in already approved schemes, which shall be challenged.
In addition, there are many more unapproved schemes.
