only DHA 9 have some scope in long term.
I have seen and posted this trend many a times in my old posts.
price appreciation is cyclic in Pakistan or anywhere else in world.

In Pakistan mostly the Bubble does not burst as we see in US or Dubai rather the price stands for long time 5 to 7 years.

Then price rises all of sudden now happened 2011 to 13

1. First DHA files and then plots gain.
2. Then other posh developed societies out side DHA usually takes upto one year to transfer heat
3. Then Built houses gain which takes another year or so

For vigilant observer there is ample time to catch the market if he is determined.

Now Maket is on stage #3 in Current cycle almost 9,10 ys cycle
2005 to 2011 was slump
2011 to 2013 was phase of gain and may continue one more year

Long term investors never lose

It is good for both short and long term investment. If balloting held in this year, it will immediately gain after ballot and will gain more upon start of construction. So it doesn't really matter when possession will be handed over if your main purpose is investment for good return.

You are right in asking about proof. According to my limited knowledge no development either it is regarding balloting, solution of any disputed work come over night. Organisations are working for many months to bring any solid thing on table. Off course department ppl are working on it like negotiatin , paper work etc. so these sort of news come from that kind of hidden sources by slight hints in form o purchase pressure. Real estate, stock, gold, current any other markets like these move such slight hidden hints an certainly logical progression.
If you talk about proof, I will not give to you but if you say that his news is wrong then go to dealers in air avenue and ask why rates of commercial have been double. If society is disputed then why formative investors are pouring their money?

@Sadia My opinion is to buy 5 Marla plot in BT nearby Big Mosque Tulip Ext (C) or even D,E and built house yourself(If possible).will cost u less. I did search a lot other societies before I bought plot & built house in BT Lahore. I can recommend this is best housing society for living. I live abroad but family there feel safe security etc. I can share my experience to anyone from buying plot & construction etc.

according to my opinion
bahria homes6.11 marla is also good option for residence and for rent out purpose.bahria homes will take 1 to 2 yr to get its life on.
another option is safari villa bahria town.
miss sadia visit personally to some dealers in bahria u ll get to know each and every thing.
investment and property is safe in bahria town.there is no need to worry.i live in sector B BAHRIA TOWN SINCE 2009.my brother lives in safari villa since 2007.we never experience any trouble or any qabza on plots.there is proper system.

One thing more I ll add that in this society where we cannot make birth certificates of our children without bribe.Why we all aspect from Malik Riaz to build a big housing society with out bribe.We all are criticizing him for giving bribe but may b nearly every person in our society is giving bribe even for his genuine work.

I know we all (including myself) are weak in Imaan but my whole humble point was to make intention and make dua to Allah that I will not give/take bribe or choose wrong path for any daily matter of life as much as possible and it is my personal experience that Allah helps & not only you can keep away from Haraam but also your work are done smoothly without any mental or physical tension. For instance, I heard that you can not make your ID card or passport without bribe or Sifarish but believe me both things were done without any hassle without any bribe or sifarish.

The only thing I would like to mention here which I usually do is to get maximum information before hand before starting any process or work espcially that relates to government. Bring all documents and forms needed and then go into queue / process properly for that particular work especially to public departments. Give enough time to complete the task like if you need your id card or passport in one month, make it or apply for 3 months in advance in case you couldn't prepare some relavent documents etc. etc. The problem is most of us Pakistani start doing stuff at eleventh hour (at last time) and then started asking Agents / Sifarish to complete our work in public/government departments.
Alhumdulillah, I learnt these from my elders and parents and would suggest and share with you all to learn from our mistakes and do not indulge with Agents or sifarish tola and go directly where we want to go.
If we don't have intention to do wrong things then we would not need wrong people to help you which make our life easier.
May Allah help us all to go to right path. Ameen.

LDA is bull shxt. where was LDA 2Years back when Sector D was under develop . ad for status of developemnt work ,installments, was publishing regular basis more than of half page . 2year ad consecutive published in newspaper and same about sect E . day & night worked remained continue at site . eventhough about possesion taking also ad regular basis . LDA/ TMA taking dreams of thousand of people those invest there . thousands of people worried about it . if any problem at the end of BAHRIA fine/ panelty them and releive the people..rather to snatch their sleeps.

It looks as the work is going on in normal pace, but lot of roads are clear and I could not understand some part of the roads are black and some are normal, May be the black parts are due to the little asphalt, still underground cabling and street lighting and finishing is remaining, so It may take another 2 years for possession of DHA phase 8 proper.

phase File Price Doubled in 2 ys and same is True for Plot Ptice in Phase 7 in last 2.5 ys. people who invested in Phase 7 remained better as it was easy decision and gain is also phenominal., In 2 ys time Phase 7 will be better as possion will be there and you will be able to see Construction activity, but in Long run DHA phase 9 will be better
