The plot allotted to me is also in litigation area.When the litigation issue started, LDA tried to console the affectee plot holders that that they need not worry & sooner or later the problem will be over. However the fact of the matter is that LDA has lost the case at every forum. LDA might offer the affectees plot in some future scheme far away from LDA Avenue 1. Development of that scheme will take another two decades as has been the case with other schemes. Then the possibility of new scheme to have some area under litigation cannot be ruled out. God forbid mine or your plot could also be in that litigation area. Let us pray for the best.

I need to ask is it good to keep Phase 8 S Block Plot for own house construction or change it Phase 9 File or any other block in Phase 8.

How you guys look the future of S Block. Is it worthy to keep it for long duration?

Keep it blindly for house construction. Overall location of S block is much superior, at least you know the location of your plot.

Yes 4 Marla Commercial avaialble recently, Price is fixed 60 LAC.
The Balloting will be done in next couple of months, also either visit directly to DHA office at DHA rahbar sector phase 1, to fill out the needs, but recommend you to contact LRE team to make you proper assistant and fill up the file work etc coorrectly.

Dear Folks,
A good question from "DHA Rahbar" Brother i think buying a commercial of 4 Marla on 60 LACS, is the lottery at this phase of time. Only on the own starts lets after balloting results and add six months more after balloting, this 60 LAC will own the worth 80-85 straight away.
But buying a elephant, you must have patience to feed its requirement of food in timely manner. Just look up the 4 marla commerical prices on DHA-6-8 and even 7, or see for phase-9, where the developement in uptill, 35% completed, so This Rahabr sector is going to pooulated very earlier infact few years more earlier,then above phases. I wish i could have avail this oppurtunity right away....
Please consult LRE team for paying method and get a grip asap.
For the 5 Marla , you need to pay 13 Lac fixed on start, and remanng 3 lacs on 3 years Installment which is aroung 8000 pks per month installment, total cost will be 16 Lacs, but that will end worth after three years 45 Plus... Look at the F block 5 marla rates in these days for Rahbar, so three years man that will go around bove 45 certainly.

Yahya, Sahib, the current market is good for selling plot on Rahbar
sector, however i personally, advise you of you are holding it for investment purpose, then the coming Eid-Ul Fitar and Eid Azha will be the best option to sell out your plot atleast add 35% 5o 45% more with its existing current value. I also recommend to all other sellers to always sell you plot in Pakistan, during the EId holidays, as thousands of pakistanis from overseas came to pakistan, and of you noticed during those days real state gets at maximum higher. Also the last 10 days from December till jan 10th real state boost as well as many overseas came on above days as annual holidays and they mainly involve in buying in real state. These are the season of Real Estae in in Pakistan.

dear it is good to have agri land and then dont count the rent money becz the the rent is only 1 persent per yaer which is very less than other commercial which is normally between 3-5 percentbut in this case person has some respect that u r landlord second thing is it is life long,
to take agri land only 2-3 acres no benefits but if u r interested take atleast 10 acres then it will be ok othervise i will give u advice leave this plan, its only headache.

actually this land is right next to my existing land and my relative is selling, I have around 3 existing acers and this is right next to my land, although this lands belong to my elders and relatives but I am wondering that 1 percent return per year when inflation is 10 plus percent does not make sense.

I am also overseas Pakistani so rather than investing 75 lack for 3 ackers I may focus on higher end areas of pakistan etc..... confused.

dear
now this is different case. if u already have land next to it,attached to it. then u should seriously considered it so in this way u can make about 5-6 acres,which is enough for holding for children.
moreover i think price is bit more and theka is less becz in Gujranwala division the 1 acre is about 15-20 laks and theka is is 40000.which is between 2-3 percent.
it should be like this .for ur land the rent should be atleast 50000.
other thing u mention about inflation,u should think that the price of ur land will also increase every year , say be 5-7 percent.

basically if u desire to take agri land ,these type of people do nt think much about return,becz agri land never be good for return as other plot or houses, but u feel that u r landlord of ur village .

Dear Brother, I had agricultural lands in southern punjab which I sold cuz I belong to lahore and live outside pakistan. There is no point buying agricultural land in Pakistan for people like us unless we retire, I plan to buy a small farm for my retirement which will be only meant for my own purpose and not commercial, just to slow down the time when one is old, go back to nature. For now, buy residential plots in Lahore and let them stay there to multiply, DHA is the best bet, safe investment for expatriates. Being sentimental about elder's properties is good, but buying agricultural land at this price is bad business.

There are total number of plots 300, from which 192 are now uptill sold.
The Balloting will be soon right after selling of files, and that project will be develoepd under three year. The plot own will start right after balloting, so even can earn during the developemnt.
The Dha Rahbar office located on phase-1 can further assist you if you want direct approach, or rahter do recommend you to contact LRE team memeber to assist you to get you file in proper paper work requirement and feel satisfy.

It is certain that DHA will link M block with phase 5 either by under pass or overhead bridge and most likely will be bridge. It will give access not only to M block but also to entire DHA Phase 9.DHA Phase 5 M block development has started and expected to be completed by the end of this year or early 2014 and by that time DHA also will connect M block with DHA Phase 5 main.
