You may be surprised that DHA never Launched [sold] any phase till phase 8.
1/4 files used to be given to land owners which were sold in open market as resale, it was DHA secret what what it would do with 2/3 of Land of Course 40% of 2/3 would be lost in Roads parks etc. Some would be given to army officers, and rest for ----. They used to charge only development charges which wer only 6 lac/kanal in phase 6 and 9 lac per kanal in phase 7 and 10 Lac per Kanal in Phase 8,

This is first time DHA sold Bulk Land at rate of 55 Lac per Kanal and later in DHA town recently.
Of Course in Between DHA Sold Commercials, Golf Course Plots and Houses and DHA Villas in Phase 8 and 5. That all were small projects as compared to DHA Phases.
In DHA 7 they also gave some plots to civilians at rate of development charges only and that was 9 lac per kanal. there is no comment what was number of these plot and how many were applicants. Not many people got plots by this lottery.

Thank you for feedback so phase 1 to 7 were basically Army officers reselling to public.

Phase 8 portion of land owner of villages etc selling to public.

The phase 8 was sold to public at 55 Lack, some of which are selling at double the price now?

Also what is back ground of phase 9/10
files which are at 26 lack now.

Dear Brother,

You can have good painters from the dealer you are going to buy the paint. If they do not have their own
team of applicator, they must have good painter in contact. The only think is how you negotiate. He will ask lump sum price but you should ask how many number of DAYS he is going to take to complete the job, with this you can calculate how much it will cost and if he get it done with less number of days you can utilize him for remaining days for door / furniture polishing ect.
Get estimate from 3 to 4 teams to know approximate rate. I hope this will work for you.

G-16 is very good but go for the developed plots only where you can get possession because there are some pockets of land where society doesn't own the land even in Phase-I (G-16/4 and a part of G-16/3), so be careful.

i guess you are right, but where roads etc have been laid, it is ownership. but before buying a plot one must confirm from the appropriate person in the society office (now onsite) the status of land.
Prices are rapidly increasing for developed/semi developed plots in this Sec that are increasing on monthly basis due to construction of some houses. availability of all sizes of plots from 856 sq yds to 5m is a plus point.

Guidance Required

I would request knowledgeable and experienced people to guide in deciding
choice of career. My son has just completed O-Level with 3As and 6Bs.Wants to
choose between engineering and Medical. Aim if taken engineering is to do Electrical
and later during job intend to do MBA. If taken Medical after doing MBBS from Pakistan
intend to try passing USMLE step 1 and step 2 from Pakistan-if successful then move him
to USA.Student has equal aptitude and interest in both fields. Average student with
little casual attitude towards studies.Finance is not problem for any kind of studies.

I am a engineer with MBA but prefer medical or dentistry due to freedom it provides to individuals to star their own thing. Engineers mostly work for others :)

You should see what is the aptitude of your son as all fields are totally different from one another and no one can have aptitude for both medical and engineering. And there are zillion of careers. Ask your child what he wants to be. Let him do what he wants. If he is good in what he does then money and career will never be a problem. Don't force him to do something which he doesn't want to.

I will ask you to let him have A Levels in Mathematics, Biology, Physics,Chemistry, Accounting( or Business Studies) and Economics. It is very early to restrict him to Medicine or Engineering and you will be better able to evaluate his choice from A Level Exam results. It also increases his chances of taking admission in any of the universities after A levels. He may think its good to be a doctor, but then, may want to switch after two years and it wont be possible then.

One important thing, you normally do not require to take any exams if you are going abroad for job in IT, engineering etc. You can also switch countries based on your experience and after 3-4 years of job in pakistan, he will probabale want to move abroad for more experieince. For Doctors, you have to take exams in every country separately and start from scratch. (One exception is pedriatics and anaesthesia where specialisation in Pakistan is accepted in UK). Engineers and IT expers start earning early, CAs and Doctors start earning a bit late...If he was my son, I will guide him to do something acceptable globally. Additionlly, let him have one technical degree, some experience and then go for MBA.Thats my humble opinion.

In my last vst 2 weeks back i saw Kanal Road and Bahria Much more populated my last visit to Bahria was 4 years back.
I got these rate from the dealer and he also showed us 3 plots in this that areas was walking less than on KM distance from Main commercial, I guess it was jasmine Block but was 80 feet road. Plots were leveled,
The other option was overseas B 194 to 230 range. we were not interested in that.

Yes Bahria has already imposed these no construction penalty, this is reason for many plots in resale market. Intentionally that dealer was reluctant to tell us the fact about that but later he confirmed that after 3 three years from first possession that rate rate is due.
Before that there is also some penalty but lesser.
Mostly of Kanal plots in Sector B were near 60 Lac as possession is available for than 5 ys there, it is not clear who pays Penalty seller or buyer?
I am sorry this neat and honest information is in conflict with some Bharia investors.

This is not something that no one has ever heard before, everyone here is very much familiar of the fact that Bahria imposes a No construction penalty, when you buy a plot, the seller is responsible to clear all the dues upto the date of his agreement with the buyer, once you buy a plot & you dont apply for possession, you will be charged with the penalty of Rs 500/month until you get the possession. And if you apply for possession then their will be no penalty for 3 years, after 3 years a monthly penalty of rs 2500 will be imposed. So dont go for the possession if you are not willing to construct your house on it.

One thing you missing to tell here that if you don't take possession, Bahria can change the
location of your plot any time, so it's better you don't take the risk and apply for possession. Once you have got possession, it's safe at least for that point of view.

Forgot to mention, I have seen Bahria adds/ Final Notices in the past and it does say that if you don't pay the dues or take Posession until that day, your plots will be cancelled so they can do anything.

This is not "Non-Construction Penalty", it is maintenance charges 500/month before construction, nothing during three years after possession and 2500/month when you start construction.This will remain even after you build your house even. This money includes water supply bill, security,garbage disposal and general maintenance for the society.

Non-construction charges are some thing different, you purchased a plot and kept for long without applying for possession may fall under this penalty clause. This may be applicable for fully developed and ready for construction area in between built up houses. The question is, how long is the duration one can hold his plot without penalty?

Guys just so you all know that I just became a victim of this so called "Non Construction Penalty".
I sold my plot 10marla in blcok C, I had it for just over 3 years. They really dont tell truth over the phone unless you goto their office with the documents. They charged me Rs:17,000 per month :-( THATS TRUE
I am delighted that I got rid of it. Thank GOD!

I am the owner of house d-12/3(under construction, almost in finishing stages), and i personally know few people who have moved there and living a very good life, security is mashALLAH very good there, even at night. more and more people are coming and construction is under way, if you compare it with last one or two years. d-12/1 has got a good pace, and the reason might be there are almost every size of plot. gas is almost there, infact few people got the connection, but the serious problem is water, especially in d-12/3, we are using water for nallah , which could be use for contraction , but once family is move, this would be an issue,

I have also noticed the same thing. The landscape in D-12 is slowly changing due to new constructions and it is no longer a deserted place like it used to be 2 years ago. May you find a lot of happiness in your new home.

Encouraging news.

I know at least two families, around my house, who happen to be Zardaris' "buddies". Homes for both families are build 99%. I have heard of other such resourceful families, including Judges, Minister etc. Given their "contacts", it is safe to assume that the rest of the development work will be completed soon, as I know one of them is itching to move-in.

On the flip side, I know of many D-12 owners, including my own family and friends, who have NO plan to build their own homes any time soon. Reason being the current pace of development is discouraging to them. Most of them said 2 years ago that as soon as they will get possession, they will start build. Today they are silent.

If I let Not you Confuse most of people get admission in one Institute to reserve a seat when they are trying for UET , Submitting Fees in Pieas is good for that,
Now you try for UET if you get seat here then leave the seat of PIEAs, I am sure you could not get seat in Nust as admission date is already over, I think you are not native of Lahore or Nilor other wise there would be no confusion.
To get admission in any reputed Univ or Eng College is Big achievement, But Better submit papers in UET test and If You get Good Technology here then leave PIEAs.
What Problems you will have if PIEAs is Not recognized in GOVT sector
In Pak Gov sector you may not get Job easily,
IN Gulf they will ask for Confirmation of Your degree by Pak eng council,
For UK anada US Nothing matters as they dont recognize any Eng college is Pakistan, In case of these westeren countries You will have to sit in SAT and redo most of credits there.

aoa first of all congratulations.
pieas and uet are both equally good. uet programs are well established as its an old institute. pieas is still in the consolidating period.
secondly that pieas has reputation in higher studies. in MS and Phd. that is why its on HEC top ranking
and last but not the least if you are from lahore then opt for Uet lahore to avoid hostel issues.

most of expenses you will have to bear is hostel life which will not cost you less than 20K/month[including al] that is why best thing to concentrate on UET still there are 25 days in test and I hope you will do well.
