Children dont think like us adults. I took my family to Pakistan for 6 weeks during this very summer. We endured high temperatures and power cuts as usual. Still, they did not want to return and wanted to stay there till after Eid. Children are happy meeting up with their cousins and granparents after a years break. We should not deny them this pleasure just because we feel discomfort due to power cuts. YES ! its actually us who dread power cuts, not the children. Truth is children dont care whether power is on or not, they are too busy having a good time. For us, its not a bad idea to sweat every now and then. Its actually healthy to get out of that air conditioned house once a while.
Regarding protests: honestly, what are the chances that you or your children will be caught up in one of them?

I agree with ABC, feelings of seeing loved one could not be compared with anything else. I lived in UK over last one decade. My children were born here and they count days eagerly to go Pakistan. Whenever we went to Pakistan,they never complained of anything. They just want to enjoy spending time with their grandparents, uncles, aunties and cousins and miss them rest of the year.

I would like to disagree with this article. I myself just came from Pakistan 2 days before with my family after spending 3 weeks vacations in my village (where there was no power).

I stand corrected on info I provided earlier, land is not acquired yet by Bahria. No development started yet. I was told not to pay next installment and wait, not sure if I do that and give reason Bahria to cancel my allotment. This inquiry thing with Bahria Town and DHA is funny!

I have experience with BT Rawalpindi. We visited their office in phase-1, years ago, and a funny guy was sitting at the table. Believe me He humiliated us upon some fundamental questions about the plot prices? We still do not know why?In UAE, the same attitude with inquiry questions?
I do not have recent experience but whenever I sent mail to the DHA support they replied me. May be their best was not even good enough but there was a reply from them.
But I know that now if you visit DHA Phase-1 office they purposefully try to bring down the impression of DHAI, again I fail to understand why? Some says it is Malik Riaz sitting in the souls of DHAI employees?

Guys,

Please don't get confused from the post on this forum. Call DHAI youself and you will find that they refer all these news as baseless rumors. The DAM area is seperately mentioned in the project plan and not occupied by any block.

For Assam bhai, please note that there no block with name Overseas Block and DHA Homes. In fact Overseas block is composed of 1) Sunflower 2) Bogan Villa 3)Magnolia. DHA Homes are being built in blocks 1) Orliender 2) Lilly. Thus according to your own statement these become 5 blocks not 4.

I would strongly suggest that don't sale your plots in peanuts based on these baseless news, first get it confirmed from DHAI youself.

Bottom line is that people are not fools , there is a reason that Bahria phase 1 to 6 is almost full and people are coming every day to live there . There is a reason they are willing to pay around 2500Rs per month for service charge and a reason that Bahria has seen fewer robberies than DHA or for that matter any society in Islamabad area.

All people having concerns should know that Dhadhocha Dam will be constructed on the vary site of proposed DHA Valley . Knowing the Hazards from Dam ; The environment department and the facilities of Dam will not allow any construction of Houses or occupation in the vicinity.

I have contacted DHAI , They told me same as What Mr.Assam stated. No construction & occupancy will be allowed for approximately 5 kilometers from all sides of DAM.

actual selling price is more or less same as mentioned by you as asking price. There can be small difference due to location of the plot. Usually the deal must be made with a margin of 2-3 percent of asking price. Internet and sites including lahorerealestate are really very helpful for buyers as these provide very realistic price.

The reason for this price is that it is proper Islamabad Sector coming after 25 years. Secondly, it is next to Margalla hills. Thirdly, sectors F, E and D are most expensive areas in Islamabad.

Islamabad Sector are generally have following perception series wise from where you can have an idea why one series is counted Superior and have difference in prices.

I series = Industrial sector + low cost for employees
H Series = Educational Institutes
G Series = General Public
F Series = First Class
E Series = For Executive
D Series = For Diplomatic

the above is sequence of lay out and based on the distance from Margala Hills, the closer you go to Margala more the price is.

It should be very clear that Bahria town is not a one man show! Its an organization with complete hierarchy consisting of Board of directors at the top. Neither MR or his son can alone make a decision. Though they might have the influence on some of the decisions!

Well for now Bahria is a lot better than Dha2! as now DHA2 looks like a Ghost Town! i don't think things will change much in 2-3 years! as there are more supply than demand of plots in DHA islamabad. may be after 10-15 years we may be able to compare DHA2 with bahria!

Friends Bahria is a one man show indeed. board of directors are all emplyees. Father and son are minting money. Only cooperative society is a proper law protected society. Whereas Bahria is a Pvt limited company which aim is profit and busines only. A company can be in loss or in profit. It can be liquidated as well. Owner of property in BT are not the actual owners . They are a holder of a allotment letter on BT letter head, with no legal value.

Ok lets first not put All of "Bahria" in One Bucket ..For the sake of this discussion atleast divide into 2 parts ...
1- Bahria (Phase 1 to 6)
2- Bahroa (Phase 7 to 9 and other bahria socities)

In my opinion in all 5 of the above categories Bahria Phase 1 to 6 is far better than DHA2. Again i am saying it coz I have stayed in both locations (Bahria for 3 Years and DHA 2 for 1.5 years) ..

I do agree that Bahria is a privately owned company and probably is a one man show..BUT I have no reason to say anything bad about Bahria so far. If water is short a call to there support number will have a tanker in fornt of your home in no time. My brother and sister both got married in Bahria , security wise , access to marriage halls etc it was so smooth. This summer heat and having no load shedings is simple priceless(My brother and his family are normally at my father place because of load shedding in DHA2)

Now to some questions before I replied
1- As far as access is concerned , Bahria has access from both GT Road and Islamabad Express(agreed that its thru PWD , but still having access is better than not having at all)
2- Phase 2 and some areas of Phase 3 is land filled , Surely NOT most of the area
3- Bahria does not own its Grid Station , infact they have leased some number of Mega for 25 years and have made regular payments to it (hence the reason of no load shedding)..its not ONLY political know how

Dont forget "Too many cooks spoil the broth" ..Bahria is better off because its a one man show , things get done here because of the same reason. DHA2 started in 1994 (http://www.dhai.com.pk/ph2.htm) and its almost 20 years now .My brother has to wait 11 months to get his gas connection working (inspite of all his contacts)..His kids still come to Bahria for Schooling , his family comes to BAHRIA hospitals for care. In short based on the question asked by the person that is want a home for "LIVING" and outlook for 2-3 years ..BAHRIA is a clear winner.

Just wanted to be clear --he has to wait 11 month for Gas connection in DHA 2...bahria was smooth sailing from home construction to electricty, gas, water and finally getting a completion letter. My brother has to go thru many hurdles to build his home in DHA2 ..it so easy to cheat in your construction material in DHA2 not that easy in Bahria .

I guess i will look for bahria on priority now, wonder if i could get a good deal.

My only concern now is the recently inflated prices in bahria.

Would u suggest to buy immediately or wait for them to settle down in next few months?.

And pls advise which phase is the best and economical?
