U should have a foreign currency account in pakistan. and then u can transfer money to ur bank in toronto..

for a hassle free transaction, its convenient if the remitter and beneficiary account title (i.e. ur name) is the same.
in the comments, mention the remittance is from ur personal account to ur own account.

If u send it thru western union etc they charge u a lot and the amount is held for many days and they start asking u about ur IDs, source of income etc and sometimes they tell u ur name is black listed :)

one more tip is to transfer money in smaller bits lets say 2mn each to see if it goes thru fine.

As per Canadian govt.laws any remittance more then $10,000 needs to be declared otherwise it will be assumed as criminal activity.

Open a Can dollar acct in Pak Bank.Convert rupees to Can dollars.All bankers can give u baazar rate sitting in the bank.They do have their connections for clients likeu.Dont take this money into baazars.Once converted,put the money in ur acct,get a checque book,deposit the cheque in Canada,it will take 3 weeks that money would be at Toronto.
Else get international draft prepared in Can dollars from your bank and bring it along.
May discuss with a banker.

It is Not that simple You have to declare the Amount in Canada and then Pay Tax as Per rules, Liquidation of assessts overseas amount to about 30% payable as Tax I vagely remember one of My friend living in US was in big Trouble to Transfer money after selling his forefathers property. If You Consult some Tax Consultant in canada it is better for You.

I remeber a Candian Doctor working in UAE he earned and saved a Lot of Money and at retirement he went to Mexico, as per him if he would transfer money legally to Canada he will lose lot. Most of Professionala working and living in Gulf try to spend last penny of their Hefty saving before repatriation. Tax system is so cruel in west that even a small Violation cost you many years in Jail.

Just open a USDollar account in Pakistan and a PKR account in the same branch. Arrange a money changer to come in the branch and provide US Dollar against PKR. Just remit from your Fx account to your Canadian bank account. The bank will probably ask for a trail of where the money came from which you can give by providing copies of Sale documents. Cant comment on Canadian taxation and disclosures required.

If you have already declared your foreign property to CRA ( Canada revenue agency )in your annual tax returns then you can transfer the money by filling declaration form available with Canada Border and security agency. No tax will be imposed on you.

Otherwise they may question you on misrepresentation and evasion of tax charges.

Please can you elaborate what in your opinion the value of "handsome rent" should be?in the budget u've mentioned you can buy a commercial shop & rent it out (12-15k Pkr monthly rent) buying a commercial "plot" wouldn't be possible in this range!

20 to 25 lakh is to buy a plot, I plan to built a double story and generate 30 to 40 thousand/month, but i dont have any idea where in lahore i can buy plot now and after 3 to 5 yrs almost it can return good rent.

Which area/society etc is suitable towards my need.

according to my wisdom i will give you a sincere advise.in this money i mean in 25 lacs you should buy a one kanal plot in lda avenue1.possession is very near withen one year.after the possession rates will be doubled.25 lacs plot will be minimum in 50 lacs and after possession people will start construction as they are waiting since long time for possession.you have much time 3 to 5 years.after 3 to 5 years its rate will be minimum 60 lacs.then you can sale out your plot in invest in other project.

you should buy 3 marla commercial bahria town overseas B, you can build 2-3 storey building on your plot.you can make a flat on upper portion so you can get handsome rent by renting flat and shop.

i understand your advise and realy appriciate too. but my concern is not to get money on resale i need to construct commercial and get some money on month basis not once in a year or years.

what i plan is if i get some commercial property with 20 to 25 and after few yrs i invest more on it to construct i.e. about 40 lakh and enjoy my retired life which is after 5 yrs at age of 60.

once again i appriciate your reply and advice its very worthful for youngsters not for 60 yrs old.

Saqib Sahib, I think you should wait little for DHA to announce for applications for sector shops or small commercial plots in DHA 5 ext and DHA phase 9 including DHA town and it would be worth applying in that. If you would be successful, It would be like winning a lottery.

you Can buy a good location 3 Marla Commercial Plot in the Main Commercial Area i.e Block B of Army welfare Trust Housing Scheme Phase 2, Lahore. The society will be crowded after 3-5 years as lots of construction going on there after arrival of Sui Gas. Its a big Housing Society with only One Main Commercial Area. Rest are all Sector Shops. you can even buy 2 commercial plots there in the inner circle with the range of 30 to 32 Lacs. After 3-5 Years u can construct Building i.e A basment, Ground Floor, 1st Floor and 2 flats on top. U can get a good rent in 3-5 years time Span.

1. Part of project is complete while part is still under development.
2. Main difference is of the location. In three years time, you'll be able to build house at either place. Depends on where you want to live. Although Bahria A / B / C will be a better place due to the age and size of the projects, but I think that at current prices, Bahria Orchard may just be the better deal.

they are very clvr ppl, they only and only started and conducted the development work in the approved portion i.e oleander, lily, homes and overseas. the development work is around 50-60 percent in those ares. however i have a question that with out the master plan which included all the facilities of life ? would the remaining DHA valley will have any appealing shape? but 1 thing is sure that prices will now definitely rise up as the plot holders reduced.good news for those sectors.

I have a million dollar question:

How far DHA Homes are located from Islamabad Highway?
From within DHAI, I was told different answers: 12 KM, 8.1 Km, so on and so forth?

Google will not give correct mileage as there is no direct road so far?
I think if some friend living in Pakistan can visit and take the coordinates of the first built/under construction home and then it could be correlated to any point on the Islamabad Highway.
Can some friend do this service to us expats, please?

I opened my account with SAMBA Pakistan which is basically a Saudi American Bank offering best rate compare to others. I am enjoying the best services from them. Operating my account online from abroad. I had account with Standard Chartered but regreted later on due to their poor dealing, since last four years I was trying to get ATM card could not get because we expats are having limited vacation time and the bank procedure is very lengthy and complicated. Go for SAMBA the best.....!!!!!!!!!!

I'm the second to recommend BANK-Al HABIB. The staff is so co-operative and friendly.

I'm co-ordinating through email with Bank-Al Habib Manager in Pakistan, and he always reply me in time with good advises.

Branches are good with no long ques, rate is good. All branches are online.

At present, Bank Al Habib is number one in service. You shoul certainly avoid Standard Chartered as they are not only poor in service but also can refuse to honor cheques on very small pretex.

Huzba u r right. I presume that Charterd Bank some how discourage the peopoe to open their foreign cuurency account in view of their not only lenghty procedure but also staff having incomple information. And when u submit your documents they raise further queries (while in the meantime expat having litte time in Paksitasn, left the county. While i tried to open my account at lahore they said that cheque book will come through post or after two week to collect my wife or daughter. Later on they told that it is obligatary to come (customer) and collect the cheque book (while i was abroad).

After reading the above i called my Friend working in Record section of DHAI.He confirmed the news above stated is accurate. DHA Valley now consist of Overseas Block,Lily,Orleandar & DHA Homes.
Nothing confirmed with regards to the prices of Plots.However said Officially Dha Homes Prices for the Ready Homes is fixed at 60 Lakhs due to cancellation & Non Payment if purchased directly from DHAI.
But might be less 2-3 Lakh with estate agents.
Congrats to the owners of Remaining Blocks.

And yes, property exchanges work like stock exchanges, with mostly minor but sometimes major daily changes. If you gentlemen notice closely, most of the rates usually remain unchanged over many days before a slight increase or decrease. Take for example Phase 9 file, it has been hovering around between 26.25 and 26.50 for almost three weeks, with buyers sitting at around 15000 PKR lower than the seller price. It should also be kept in mind that most of these rates are for reference and once you are in a hot deal, the price is always negotiated. Furthermore, we must be grateful to this site that gives so much information and runs this magnificent blog 24 hours a day to help people like me living outside the country and everyone else, and in this process, if they make some money, so why not. It is everyone's right to make money, its simple business. So be appreciative people, and if you dont like the idea of watching property rates daily, then you should not be on this forum, with due appologies.
