Cautions for Investor in Bahria Enclave

ISLAMABAD, Jul 11, 2011: Consumer body advises caution in investing in CDA and Bahria housing enclaves;[3]
"The investor/ consumer has right to know if Bahria has NOC from CDA which is mandatory for the housing scheme and if CDA has the possession of this land."
"Both schemes need to be analyzed in the light of the law of Competition Commission of Pakistan which prohibits the deceptive marketing practices by distribution false or misleading information to consumers."
"Both schemes are located in environment sensitive catchment area of the Rawal lake. The consumer needs to know if the environmental impact assessment (EIA) of both the schemes is conducted."

As i know, Bharia has its own laws, and are better than most of Pakistani laws!

I think its time for Bahria to stop adding wheels to their
files and continue to keep development with highly quality, ignoring low quality laws.

These Schemes Bahria/CDA enclave would pollute Rawal Lake drastically from where water is supplied majorly to Rawalpindi.

If CJ is removed these societies would go on

UNDERGROUND WATER DETECTION

" EXPERTS ADVICE REQUIRED "

I apologize for not posting a real estate related inquiry but for most of Pakistanis this is a real issue.
During past 7 – 8 years the climate of our country has changed rapidly and we are suffering from shortage of water in each part of our country. Particularly the Pothohar Region of Punjab and Desert areas of Sind are badly affected. The level of underground water is very low and in summer all the wells and bores become dry. The people have to bring the water either from 3-4 km. away wells of depression areas or purchase water tanker that is very costly and everybody cannot afford it. Even if someone wants to dig a well or bore, he is not sure whether or not he will be blessed with water. I have witnessed many cases that after spending a huge amount, a person was failed to get enough water in his house.
In Pothohar Region there are many dowsing experts who check the level of underground water with sticks and mark the place for boring or digging a well but this method has 50- 50 chances. Sometimes they succeed and sometimes they fail. NOT SURE:
I want to ask from honorable members of this forum that:
Is there any authentic way to check the level and quantity of underground water before digging or is there any electronic / digital device available for this purpose ?
PLEASE ADVISE
Thanks
Zulfiqar

If u r askin' about a HANDY instrument, i can suggest u a gr8 thing. Take a THIN branch of a tree. It must b in Y shape. Hold it from the upper part (that is, from double-ended part)with both of your hands loosely and walk on the ground. Where ever there is water under the ground, it will start ROTATING.

As a follow up of the story of DHA Valley scam published in local media and reportedly SC calling for record of JV between DHA & BT has spread wide spread concern amongst members of the project. The Daily Dawn has published a pathetic story on 11 June portraying the plight of poor and needy investers. A Colonel has requested the COAS for inquiry into the scam and arranging return of the money of thousands of civilian and military men who are affected by non-completion of the scheme by promised date by DHA and its JV Partner. The paper that carried the initial report should have investigated the scam further and apprised its readers on the factual position. Unfolding of the recent happenings and RM comments that onus of any closure of BT Project would rest with SC have caused widespread panic? Members feel that it was in fact their money that was changing hands for ulterior motives. Surprisingly DHA Isld is silent on it and seems evading its responsibility so is its joint venture partner the BT? People had invested in the Project because of good name of DHA but DHA has said nothing on the future of DHA Valley. The newspaper that carried the initial story must now follow it up as its professional and moral duty and publish a full feature on the Scheme and the Scam.
DHA must now make public its official position and come out clearly with the revised schedule of the entire development in the Valley and possession of plots Sector wise. DHA must also compensate all its members of DHA Valley and DHA COMMERCIAL AVENUE by giving out a reasonable monthly return till completion of the project. The story of DHA Valley scam published in local media and carried by this blog was pretty disturbing. No follow up on that is visible anywhere. The paper should have carried out some investigative research and apprise its readers on the factual position. Surprisingly even DHA Isld is silent on it and so is its joint venture partner? i would suggest that that the newspaper that carried the story must now follow it up as its professional and moral duty and publish a full feature on the Scheme and the Scam. Can some body meanwhile comment on the story and update on the situation on ground?

ISLAMABAD, June 12: As the controversy involving real estate tycoon Malik Riaz and Dr Arsalan Iftikhar took new turn on Tuesday, the cost of plots in almost all Bahria Town (BT) projects in the twin cities of Rawalpindi and Islamabad has declined by over 20 per cent.
Owners of the plots and real estate dealers while talking to Dawn said the Supreme Court’s suo motu notice in the case had sent a wave of unrest among hundreds of owners bringing the sale and purchase of the plots in its new schemes to a halt.
The projects that hit by the controversy included Bahria Enclave in Zone IV, Islamabad and its phases No-7, 8 and 9 in Rawalpindi.
“Bahria Enclave has been the worst affected,” said a real estate developer Shafiqur Rehman.
He said the price of 1 kanal (500 sq yard) plot there has declined to Rs4 million to Rs4.2 million against its previous price of Rs6 million before the crisis.
Similarly, the price of 10 marla (250 sq yard) plot in the same scheme has dropped to Rs2 million to Rs2.2 million against its previous price of Rs3 million.
The present price of 5 marla (125 sq yard) in the scheme is said to be Rs0.8 million to Rs1 million against its previous rate of Rs1.5 million.
Another property dealer Malik Asad said the management of BT had stopped sale of its apartment in Bahria Enclave due to poor response of buyers. “Not a single apartment has been booked since the crisis surfaced,” he said.
Sources in the Capital Development Authority (CDA) said the prices of plots in Bahria Enclave would further decline because some of the ‘victims’ of alleged land grabbing had moved the apex court.
Another real estate builder Rao Arif said the crisis would further affect real estate market not in the twin cities of Rawalpindi and Islamabad but in the whole country.
Some of plots owners in BT schemes in Rawalpindi told Dawn that the cost of their plot had declined by Rs0.5 million within last two to three days.
“I purchased a plot in Bahria Town phase-7 last year at a cost of Rs3.5 million but now its rate has com down to Rs2.5 million to Rs3 million,” said Dabir Ali, an owner of a 10 marla plot.
He said he wanted to sell his plot because he urgently needed money but there was no buyer in the market.
A property dealer in BT Rawalpindi Malik Haseeb said the price of the property in the schemes would further decline as many people whose lands were allegedly grabbed by Malik Riaz would go to the court one by one which would affect the BT schemes.

Experts are requested to guide those who have invested in new schemes of bahria town like bahria enclave on future course of action after malik riaz's scuffle with judiciary. Should these plots be sold to avoid any further losses OR there wont be any impact on these new schemes?

Away from politics, can someone shed light on the future of bahria after recent row between MR and SC. I have heard that SC may seal all the running offices and busineses of MR. Would it be wise to stay away from bahria for a while and dispose off the files at the earliest. Please suggest as the battle does not seem to be getting over soon :(

Info replied on Wednesday, June 13, 2012 10:41 PM PST

Hasni calm down, there is no need to panic for now. Property is always a long term investment so wait at least for a few weeks and see how things settle down. Its too premature to say anything right now.

You all are Muslims, just ask your own heart; What can be the future of something raised on bribe money? Yaqeenun 'Deemuk kay Gharonday' ka mustaqbil kia ho sakta hay. I think RM did all that intentionally as he was going to get bankrupt (my personal view)soon you will come to know the factual position. Wallah Aalam.

Agreed with Mr. Sympathiser. Raiz Malik is trying to run away now (as he says “ Main nae Kashtyin Jala de hain”). He distribute big portion of papules money into Politicians, charity, flood relief etc. Now he doesn’t have money to complete all the projects, for which he collect the money. As he also says (If something happened to Bahria SC will responsible for that) (personal opinion).

Habib replied on Wednesday, June 13, 2012 05:11 PM PST

i have Mixed Opinion about Malik Riaz, Though he is good developer and business man but have no moral limits.
This all drama is due to his disappointment that he is about to lose major cases against Bahria. Other wise he must have paid Billions of Rishwat so far, This 30 Cror have no value for him. I Think he Plottted a planned game aginst CJ on instruction of some "big Boss". He mush have found the weakness in Cj's son and expolited it.
He has bribed all the influential people who came on his way no matter, Police, Beurocracy, Politicians or army Generals, why he is not taking names of all thoses as well. This is his style give Bribe if not accepted give gift.
Recently he portrayed as King Maker, I think such peple should be crubbed the integrity of country is more dear than few developed housing schemes.

mian hussain khan replied on Wednesday, June 13, 2012 06:38 PM PST

He gives bribe to develop out class housing society. He gives bribe to provide people all facilities in bahria town. I am a retired person. i had to pay bribe for getting retirement dues and pension. What a country Pakistan is?

S. replied on Thursday, June 14, 2012 03:35 PM PST

Why he chose only to talk about Chief Justice's son? He also needs to disclose who else has he been giving money? How many Generals, Politicians and Journalists are being bribed.

What do you think that what will be the effect on Bahria Town due to current Malik Riaz position?

Very negitive, it is right time to sale out the Bahria plots. After some time bahria property price very down

Hamid replied on Wednesday, June 13, 2012 01:55 PM PST

If there will be any panic in the market then this bloody tycon will purchase plots from you @ throw away
prices and resell the same @ double prices as exercised in Azalia, Rose & other blocks.

EJ replied on Wednesday, June 13, 2012 02:46 PM PST

dont mind to notice that he have his own power generation units as well, he dont rely fully on WAPDA.

Fawad replied on Wednesday, June 13, 2012 03:09 PM PST

Well, in my opinion the situation for on ground plots and built houses in BT will not change as they are already at reasonable price. On going projects and
files can suffer from this. Anyhow i am not more fan of BT regarding non load-shedding area.

ok replied on Wednesday, June 13, 2012 03:11 PM PST

Well i think there might be problems beacuse of the current Malik Riaz situation but the problems will only be limited to the DEVELOPING sectors( Bahria encalve , phase 8/9) of BT and not for the DEVELOPED ones ( Safari villas, Phase 1-4 in pindi etc.)
