BT Phase III Corner Plot Value

Could some expert please advise what is the current value of my plot. It is a corner plot no. 1475, Bahria town phase III Rawalpindi. I am not in Pakistan but I want to sell it if I find the price reasonable. Your advise would be very much valued.

If it is 10 Marla(250 sq yds) then its price should be between 33-35 lacs after all dues cleared. However if it is 1 kanal then its price should be 50-55 lacs minimum. I am aresident and not propert dealer.

If we observe DHA 8 case, its ballot was held 2 years before and development is not yet started. Hopefully DHA 8 will be completed 3 to 5 years. Whereas, ballot of DHA 9 is still pending and no one knows its date. I believe DHA will take at least 7 years to develop DHA 9.

It should not be at the cost of environment. BT is a reputed organization and have a good name in the Town Planning after DHA. They have also charged handsome money as development charges. BT Town Planners should have a vision and reserve proper place for commercial area parking instead robing public parks. They have declared/mentioned this area park in their master plan. There should be a limit. They have already made lot of changes if u see old master plan.
I think this is the main reason that BT is not approved from LDA. Because for approval from LDA they will be supposed to submit their master plan. After approval from LDA BT Management will not be able do such blunders.
Such actions are not good for their own repute. Who will believe they will not exercise such blunders in other blocks.

Thanks Salman for suppoting my stand point. I am not against BT Management off course they have earned a good name in town planning. BT Town Planner should have have a vision especially if you are going to build three layers of commercial buildings. In my opinion this encroached parking area will not fulfill the future parking requirements of such huge commercial hub and deweller of the town will suffer when vehicle will be parked in front of their houses as we have experienced in such cases. This is the right time to visulize the future need otherwise BT Management contruct multi story parking overthere. It not necessary to sell all the plots they should limit their greed and allocate proper parking place through their own account not by robing the parks.
By looking their greed there is a possibility they may construct commercial building over the encroached parking.
In my opinion Your character or repute is more important than such clever earnings.
Because there is a famous saying:

If wealth is lost then nothing is lost
If haelth is lost then something is lost
If character is lost then every thing is lost

Brothers, I have totally different experience myself. I am living abroad and my young son was depositing the development charges for 2 plots in DHAI Phase II Ext. He made extra deposits it was noticed by DHA, they informed us.We got that money retrieved and was able to pay as development charges for another plot of ours. Whenever we did go there we found them very cordial, diligent and helpful. They are angels when we compare them with CDA and other societies staff. We are all human, there might be one odd case but overall they are jolly good.

Yes, there Phae I & II are good. Even Ph 2 Ext Commoners area is better. However, Ph 1 Ext and 2 Ext (rest) is a black spot on their name like DHA Valley.

Hi Bro, i've 02 files of Dha Valley last year in November i visited there in Dhai office to issue allocation letters of Dha Valley plots, i got these letters within 3 or 4 days without any charges. as per my experience they are co-operative very much.

Breaking News for all....DHAI going to announce to deposit last deferred installment in June 2012. And in July they are giving possessions of the plots of some blocks and homes. They will also announce to give rebate of any late charges.

they have to complete express way than only they can handover the plots...

1st few blocks almost fully developed & street lights also installed...

handover can be end of 2012 or begining of 2013.... without completing express way, thye can only handover overseas block... or Homes.....

I Called DHA islamabad office on Friday & they told me that the Handover of DHA Homes will be in End 2013.On my Lat visit to DHA Valley July 2012 the work at DHA Homes was going on Speedy.I dont know if is still going at speed. But i did notice that the number of Houses were not much.
We went from Kallar seydan which was quite far.
We were not taken from DHA Valley main express way as it is in patches . The bridges are yet to be built.
Therefore it is wrong assumption that DHA HOMES will be handedover early. Lets consider the fact that DHA Phase II extension started in 2005 & still not developed after 7 years. For Valley it is only 3 years passed. Still long way to go. But one thing can be tell confidently that the Scope of DHA HOMES is very bright. The quality ,material & the Price of 42 Lacs is just perfect for 8MARLA Double story House.

in 50 lacs you can buy on ground two 2 kanan plots in lda avenue1 in good location.possession is withen a year and after possession your plots will be minimum of one crore.this is my sincere advise.
