MBA vs MCS
Dear Friends!
My son has completed his B.Sc (Maths, Physics) 2 year program. He is confused to get admission in MBA or MCS.
Could you please guide us which one has more scope. Please note he is an average student and has completed his B.Sc. with 58% marks.
We will appreciate your guidance.

It is mainly for your son to decide whether he wants to do a business/management role or be a (sort of) techie computer programmer. People usually have a preference in terms of what they want to do. I have been through the same route and ended up in computing - i mention this as he still needs to starts his professional qualifications in a sense. If he doesn't care then it seems he has a better chance going for a MS or BS (if its a good school) in computer science and then go for a job.

By the way, I would recommend your son to have a chat with someone in the software or business/people management industry and get a broader picture of what will be expected of him in such a role. That will definitely help get rid of the confusion.

While holding MPhill degree, i don't think Degree is much important. He done graduation (2 year program could be the problem) that's enough.

It's pretty late but still not late enough, monitor your son and look for his interest. If he is more social, quick and capable, then go for CIMA, ACCA, CAWE or any other business pertaining certification, and put him into professional life and then may be MBA.

If he is not much social but pretty good mind, dedication, then go for IT pertaining fields, SAP is good way to go and pretty cheap in pakistan, you can also consider oracle ERPs or any other solutions.

In any case, put him into the professional life (don't expect any return for atleast 2-3 years), but give him time to grow. and decide himself to choose the fields, and if he think he needs degree to move on with his career then he will himself ask for it.

Thanks a million for sharing your views. Thank you LRE for co-operation.
MBA:
MBA jobs are easy as compare to MCS jobs, for example MBA jobs do not need to continuous research and upgradation during job.
In my observation, there is no late sitting for MBA jobs. But most of the times IT professionals are sitting late in offices to complete the tasks.
We don’t want MBA because:
1. For simple B.Sc. students (total 14 year education), MBA degree in Pakistan is 3.5 years. This is rule of HEC now and there is no more 2 year MBA degree program for simple 2 year bachelor degree holders. In this case, He needs to put extra 1.5 year to have MBA degree.
2. MBA Jobs in local/international market is limited for average level students, yes top competent degree holders can make the space everywhere, but he is average student.
3. As he has just 58% marks in B.Sc. so he is unable to get admission in any reputable university in Pakistan, especially for MBA, if student have degree from reputed university then chances to getting job are 3-4 times.
MCS:
He can get MCS degree in 2 years.
Job market is better (locally + internationally).
We don’t want MCS because:
IT professional needs continuous research and upgradation during job

Dear Ali2, I am a CA and an MBA and have been in Bahrain for many years. I have worked in 5 different countries including the US over the last many years. Although I dont really like computer sciences, I would still strongly recommend that you put your son into MCS, and if he can find software engineering to go with it, that would be nice. Frankly, you can pick up any newspaper around the world and look at which jobs are the most advertised, besides engineers, and you would see that these are IT jobs. Besides, IT is the only field that will not only get your son a job in any country but will also make it easier for him to get an immigration, should he decide to move to another country. He can also start up his own business, software development or whatever, without any major financial backing. With an MBA, it will not only be hard for him to find a job but he would also not really be able to work on his own, should he wish to, since MBA is not a technical qualification or a skill. It is just a basic management degree that frankly does not teach you much, unless you are in one of the top colleges like LUMS or LSE, which is very expensive and tough. My humble opinion, and best of luck with your son's career.

Sunny it is not a wise decision and beleiev me 1% is nothing as compare to have a safe deal. You might loose much more and some time perhaps all if you do not deal through a dealer.

You can not ignore role of a middle man for successful deal.

Bahria Town Commercial

Dear All,

I am coming to this forum after a long time. I have a question in mind and it might have already asked. Please bear me, if it has been discussed in some earlier posts.

Question:

I am thinking to buy a commercial plot in Bahria Sector C. But seeing big commercail in Sector C, E and D. Do you all think, isnt it a very big for bahria town lahore. It is ok, if BT allow everyone to come inside for shopping. I think they will not allow.

If bahria residents will shop there, then such a big commercial zone will not be fully occupied.

If it really has potential, will this commercial be liberty market of Canal Road, Raiwind Road?

Dear Yousaf, price of property to a great extent depends on the rental yield and which is excellent if you compare it for Bahria Sector C, which is an indication there still is still a lot of room for price improvement in Bahria Sector C Commercial. I could tell you the yield but do your own research in this area and make up your mind.

This phase is being marketed by Start Marketing. I just saw their brochure which is completely misguiding the people. The smallest size of the plot is 5 marla.

The add shows "with 99k advance and 10k monthly installments you can get your plot" but in reality you have to pay 99k as an advance, 100k in 30 days another 100k in 60 days, 10 installments of 10k each, again pay 100k, then 12 installments of 12k, after six months 130k, and last at the time of transfer 130k. the total cost of the 5 marla plot is 999,000/-

that is what the business in real estate is all about in Pakistan; "luring and fleecing". DHA Valley is doing it,spending a lot on ads and reality on ground is to the contrary. LDA is doing it in LDA 1; Not resolving the litigation issue nor allowing the members to sell their right of plots ever for their emergent needs, and so many other Coop societies where management is swindling people both in islamabad/rawalpindi and lahore,and Coop Dept(the so called watch dog is keeping mum.....

Sector D & E Bahria Town Lahore Update

Bahria Town Lahore has slightly changed the map of Sector D AA Block. Bahria Town Lahore replaced school location in AA Block of Sector D with 30 (5 Marla Residential Plots from 824 to 853) and 18 (Commercial Plots (20 X 30)) from 13 to 30).
Main Boulivard of AA Block is fully developed.
80% of the roads of AA Block of Sectror D are completed.
development in Commercial on 100' road between AA and BB block is still not started. It seems there is some disputed land on 100' main boulivard.
Sector E Commercial development is in full swing.
Development in Sector D DD Block is also in full swing. 80' Main Boulivard in BB Block is under construction.
development in some patches of AA Block is under process.
There is no visible development activity in CC Block near Chambeli and Janiper.
The road from Bahria Main enterance to Overseas B along canal is 100% developed and completed. Street lights has been installed. Trafic sign boards has been installed. Footpaths and pavements has been completed.
Market Price trend in Sector D is on high side. Main Boulivard plot is on 4 Lac Own. Corner and park facing is on 3.5 Lac own. General plot is on 1 to 2 Lac depending on location. Plots near Boundary wall and poor location plots are on 40 to 80 thousand own.

I have noticed one thing the bridge over water distributory is being constructed to connect Sector D (AA & BB Block) commercial main boulivard to Overseas B main boulivard. There may be some issues in Land Aquisition. Main boulivard between BB and AA Block might be of 150' but it is still question mark. It might be the possibility that Bahria first complete residential area development then they will move towards commercial area development.

It is my pleasure to inform others. Yes DD Block in Sector D is a new block. Bahria launched it in January 2012. This Block has 200 (10 Marla) residential Plots and 31 (8 marla) Commercial plots.

1.Will BT give the possession after 14 months as they have promised?
2. The prices of plots are higher as compared to previous blocks only because the payment is in installments. But after possession, will the prices appreciate or will remain the same?

No doubt about it that
Prices in Sector E are on higher side. But according to legacy of Bahria in Sector D. It is possible that Bahria will give posession of Sector E in 14 Months. Location of Sector E will become prime in future when Ring Road will be constructed. Prices in Bahria are going high with rapid pace. Prices are shooting up on monthly basis in Sector D.

There may be some disputed land or some critical conflict in land aquisition in Phase 8 and 9 in Bahria Rawalpindi. If they have all land in hand then there will be no reason to start development.

10 Marla Price in Overseas A should be 28 to 32 Lac.
For 10 Marla Sector E is good investment. The
prices in Bahria are increasing month by month. Sector E price might jump to 32 to 35 Lac after two years.

Don't hurry brother. Best is to save your money & try your luck in next DHA ballot or later buy an on ground plot. Although you will be attracted towards installments & low cost plans but you will get stuck. Wait for the right moment. Opportunities will not cease and keep coming.
