I saw rates update of phase-7. bottom prices of plots in P block are increased from 40 lacs to 42 lacs and higher goes to 58 lacs!
What is the price of plot near 101-P block of phase 7?

expert opinion needed i have a residential plot in bahria town sector B Comprising of 1 kanal.i have purchased in installments.some one from pakistan calling me and asking me to sell my plot and invest in bahria sector E RESIDENTIAL plots.well i am good settled here ,never thought about my plot back home there though i have already house in johar town.so freinds what you people suggest whether sell plot or hold.every one here in overseas are excited to invest in SECTOR E.

If you want to sell your residential plot in Sector B to invest in Residential plot of Sector E Then "NO".
If you want to sell your residential plot in Sector B to invest in Commercial plot of Sector E Then "YES"

Reason: You already have a house. Now think of "Having some regular income" in the days to come. Further, in my opinion, Price of Commercial plots of sector E will increase in a better way than its residential plots.

Usage of Cement bags for 10M, Plot in Baharia Town Islamabad/Rawalpin

I am planning to construct a 10M house in Baharia Town Rawalpindi and need a guidance from the Civil Engineers and Contractors regarding requirement of the material:

Specification of the house are:

1. Ground Floor: Two Beds, One Drawing and dinning room, one TV Lounge,two Bath rooms and one kitchen.
Covered area 1850 sq.ft
2. First floor: Three Bed Rooms, three bath rooms, one TV Lounge,one kitchen and one store. covered area 1250 sq. ft
3. Servant quarter containning bed, kitchen, store, kitchen- covered area 250 sq.ft

Material requirement:
1.No. of Bags of cement
2.No. of tons of Steel
3.No. of bricks
4.Crush, No. of dampers
5.Sand, No. of dampers
6. No. of bags of cement required upto DPC Level (foundation depth is 4feet)
6.No. of tones of steel up to DPC level

Note: Which is good option either purchase steel, bricks and cement in lump sum or part by part

Answer of above said queries will be well regarded and appreciated.

you can not estimate like this,simply 1300 to 1800 per/sqft according to the covered area.

My experience tells me that 900-1000 bags of cement are enough for 10 marla double story house if you go for RC lanter

bricks versus blocks

Dear Experts,

Can you please share info on whethere it is true that blocks life is less compared to bricks. I am planning to consider hollow blocks for the construction of my home for insulation purposes.

Dear Shahid, psi strength of Hollow block is 1900 where as brick psi is around 900.In view of seismic waves, a good architect will always go for frame structure where bricks or hollow blocks will be used for filling the frame, hence your choice to spend more on bricks or less on blocks with more psi strength.By using blocks your expenses will be less by 40% in structure as compared to bricks. In Karachi 100% construction of residential/commercial buildings is done with concrete solid/hollow blocks.Hollow blocks are surely most suitable in winters/summer. In Bahria town Islamabad, all their own projects are made of concrete blocks.In Islamabad famous "Centaurus Mall-Residencia" is made of hollow blocks.The one who has not used these blocks will not advise you to go for hollow blocks.
Any how choice is yours.
I myself using hollow blocks in my kanal house construction in Islamabad.

This topic is being asked many time and I never intervene as it is not easy to sum up in few lines neither easy to make understand for those who have no knowledge of construction field.

For those who have no knowledge should agree with this wise men’s proverb saying “Do as the Romans do”

Simple thing is that our work force is not familiar for the use of concrete blocks neither local manufacturer ( 99%) make the blocks in standard.

By nature two different concrete mix design of different age do not bind to each other therefore special fixtures and tying are required. Block works walls need to fix with columns and beams. Similarly block work need special attention at opening and treatment for expansion and attraction point and in local market these fixture and skill is not available or very expensive to deal with.

reinforcement is very expensive and if the wall comes under compression with any reason walls get crack and to avoid this normally reinforcement is used vertically and horizontally within block work walls and it will cost a lot.

Blocks are also more absorbing then bricks and in heavy rain paint on inner side of wall can get corroded.

Normally people give advantage of concrete structure saying one can remove any wall he needs in later stage but you can do so with bricks as well by providing roof beam while casting roof slab.

So my suggestion are use bricks.

Hollow Block should have 1900 PSI strength but most vailable in Karachi where mostky Blocks are used it not true
Good Brick has 3000 PSI strength
Sold Concrete blocks have strencth Comparable to Brick or even high , if good ratio of cement is used

No official letter to existing phase 9/10 file holders from DHA but all new transfers says phase 9 instead of 9/10 and DHA has announced that there is no phase 10 rather only phase 9 now and all old 9/10
files are basically phase 9 files. When these files would be transferred to some one new then the new allotment letter would show phase 9 alone not 9/10. This is what I learned from this website.

lets do a debate about property prices in next coming 6 to 12 months.as every body knows that pakistani rupee is gatting weak day by day and doller is getting stronger comparitively rupee and gold prices are also getting stronge.mostly in property markete oversease pakistanies invest their money.if currency remains weak and gold price remain high what it will have impact on property markete in next 6 to 12 months.

prices of plots would go high as well but the increase in prices would take longer time then the gold prices, which reacts very quickly to fluctuation of currency value.

This is the reason why sometime cars in Pakistan appreciate instead of getting depreciate. My friend bought a brand new corolla for 6.70 lacs back in 90s and after few years he sold it for 7.25 lacs because the new car at that time was around 9 lacs :-) Same thing happened when my father sold his used corolla for 4.25 lacs which he bought for 3.77 lacs as a used car. I sold my Civic 2004 model to my brother in 2007 for 8.25 lacs (I sold it slightly cheaper) but 2 years later he sold it for 9.85 lacs. Amazing isn't it? Cars appreciate in Pakistan instead of depreciate.

Let me give you another example. I bought one file of DHA Phase 9 back in April 2008 for 21.25 Lacs with transfer charges. At that time riyal was 16.76 which means in riyals it was 1.27 lac riyals. Today Phase 9 price is 23.65 lacs in rupee however riyal is now more than 24 rupees. So according to the currency conversion rate if I sell my file for 30.43 lac rupees, I would still only be getting my original money back in today's price. There are other factors like inflation etc. which I am ignoring to simplify the math.
No for someone living in Pakistan, it might appear a profit of 9.18 lacs but for overseas Pakistani it is just like getting your same money back in today's currency rates. The file price has to go more than 30.42 lacs in order to be considered profitable.

Now more and more Pakistani's are going abroad so property market should get hot. There are no safe alternative for overseas Pakistani if they want to invest in Pakistan. Yes they can invest in gold and silver but they can do it anywhere in the world but for property they consider Pakistan being the homeland.

There is no correlation between USD, Gold and Plot
prices. Plot prices depends upon simple rule Demand and supply.
where as Dollars depends upon internation market like consumer banking, Imports and exports, Manufacturing................ Just a quick refernce last month consumer banking budget was 1 billion USD against actual 1.5 billion USD.............
similar with the gold factors as well Its really very difficult to write evrey thing here.

Conclusion: No correlation between among three.
