Spring North has 8 Marla (40x45) plots; not 5 Marla. It has great potential and I expect a GF shop (14x34) now selling for 50 to 55 lacs (approx rent from 28 to 35 K) to sell at at least cost 1 Crore in 5 years time. The area has the potential to turn into Blue Area of Rawalpindi

What do u say about Wallayat Complex in Bahria Phase-7. They have 5 to 6 plazas at one place. Is that will be best for investment ? Spring North is in Bahria Phase-8, which far from GT road as compared to Wallayet Complex. Please need you input?

Bro brand matters a lot. Wallayat is also good but it's no match to BT for no of reasons which need no explaining.

Many thanks Salman for your feedback, 5 marla does exist in the market behind the 8 marla plots. It is selling around 70 lac and 8 marla is 1 crore and 90 lac. I think there is great scope of improvement in the price due to big gap between 8 and 5 marla plots. Do you think if i shall buy the 5 marla plot and make plaza in 2 years time will it rent out easily

Waeem bro, I think u should buy but try to be in an area between KFC and DHA Homes as this area of Spring N will be more expensive than the one between Clock Tower and KFC.
Another option could be Square Commercial 5 Marlas (30x40) where Bahria Heights is under construction; here too price is around 70 lacs. I would grade this ahead of back side 5 Marlas in Spring N. Anyway do your due diligence before shopping.

I am purchasing a Plot in DHA Phase 8 Block S – Near to number 544 on 70ft road through my friend.
The seller asking 1.5 lac Own.
Last installment is due in March-2013, I will have to pay 4.2 lac after every 3 months.

Please advise if this is the real market price I am paying.

@jamal. this is a good deal the location of this plot is good and it is expected that development of the phase 8 will be started in 2012 in mid or last months then this area will get sudden rise in prices.

@Jamal Sahib: S block is the only block in Phase 8 where there are no ditches. Moreover, this block is linked with Burki road and approach to this part will increase in future. There are military forms nearby and it is just matter of time that these will be converted to residential flats by army. So this block has potential. As pointed out by Just Visitor, the area will pick up, once development work is started in mid 2012 or last months.

Last point: You will be paying around 3 million plus some membership and transfer fee. If you have little more cash, then buying full cash plot is still cheaper than on instalment in Phase 8.

current rate in N block are from 53 lacs to 75 lacs depending on location.It is expected that 4 or 8 marla MB commercial plots will allocated on main Boulevard of N Block .

when comparing P & R, I would say R is better than P becuase R is surrounded by phase 6 from 3 sides, golf raya, easy approach etc. Exception for those plots near or facing grave yard.

Good decision; Condition of constructing double story house is not fair. 500 bags of cement (Max Rs 2,50,000) help is suitable for construction of single story house.
Last week i visited CDECHS office they informed that a news letter will be dispatched soon. Is it received to u or any one?

As a member I do not agree with this policy and rather would say that it is unfair policy and a sign of favoratism. This is to benefit their own favored ones who have already been given posession of plots.

I have paid all charges for over two years but no plot is yet handed over and instead is linked with approval of revised map by CDA.

Through this forum I protest not only for delaying the handing over of plots but also for this so called "compensation policy". May I ask to whom they are going to compensate? The answer is clear! to favor their own favoured ones.

May Allah bless all of us and may Allah correct our deeds. At the end we all are answerable on the day of judgement.

Well, I am a prospective buyer who is looking for a 1 Kanal plot in Islamabad. Have been researching online and have observed various and mixed opinions; so much so that I am confused now where to look at.

There are so many pros and cons that I wonder if I can ever get an intelligent advice considering all the constraints and possibilities - good&bad.

Can you please advise, where should I buy a plot if I have a budget of max 6,000,000 and I plan to construct and live in it after 2-3 years.

with little flexibility you can buy 1 kanal good location plot in Chinar Bagh with all the facilities, its 16 km from thokar niaz baigh.

With 10 lakh you can buy normal kanal plot in chinar bagh.
