I have a phase ix file which I bought for 18.85 few months back. I am planning to buy a parkview file or a parkview undeveloped plot for medium term investment after it's price falls because of uncettAinty of ballot. Please advise , is it worth it or buy another phase ix which wlll now cost me

I would prefer Khayban e Amin. As far as my experience is concerned, it is a best society if you want to live in small houses like 5 Marla. It is a firsthand experience as I have two houses in it. Society has many parks, joy land (under construction), mosque and internationally reputed school. Security features are also plus point of this society. Normally you would not have such facilities in small schemes. So I believe it is the best society to live in. I also have a plot in L block and i considered it as safe investment.

Please also ask the columnist why do we go after the government for every thing why does the public not take responsibility and deposit their money ONLY in Islamic Banks. If the public would take out their money from traditional banks they would disappear without government intervention. There are banks that conduct Islamic banking only and do not have any window for traditional banking.

Islamic banks would be more than willing to improve their sharia compliance in order to get more business.

I suggest if one is willing to put his/her efforts to struggle against Riba, ... should go through the details first, jot down notes & make action plans. I firmly believe that the true interpretations of the Quranic Ayat & Hadiths on the subject will be revealed when one can relate these to the present politico-socio-economic disturbance. Its impact on the economy, society & politics are imense & it allows to concentrate wealth in few hands & then can be utilsed against the humanity.

Majid Sahib: It is very difficult for any body to genuinely advice you on this purchase. The locality in my opinion is fine. Now I suggest that you hire some professional advice to check the quality of the construction and installation. If you are happy with the design and you receive good technical advice, then go for it. For any of us, giving you some idea about the prices is difficult for the constructed properties. My suggestion to you is to carefully reflect and review. Then make up your mind.

Last thing to remember: The current market atmosphere is excellent for buyers and sellers are in difficult position. So you can negotiate as much as possible but remember if you think property is good, do not lose it as location is fine.

At the end of 2008 I bought a file in DHA Lahore phase 9/10 for 18 Lakh and now one of the Property Dealer keeps calling me to sell for 22.50 Lakh. I dont need the money but wants to know why Dealer is insisting me to sell it. Please let me know should I sell it or keep it for profit, when balleting is going to happen, well already in almost 3 years price did not go up and looks to me it was not very good investment. Please advise me what do you think.

Since this is the 1st time I'm posting a question, I don't know who is Cmi and Khan who replied to my message. Are they staff of Lahore Real Estate or just random replies?
I'm very impressed by this website you're maintaining and thank you for sparing the time to help everyone although it is not your obligation to do so.
Regarding the same file if I include cost of transfer, the cost goes quite above 18 lak (appx. 19 lak). So lets say if I had kept the same amount in Bank for 5 years terms deposit at 15% in 2008 (15% was offered by the banks in 2008 and file was also bought same year) and by now i could have gained at least the amount of profit 8,55000, where as in the same time period my file is giving me only profit of 3,50000. Lets say in further two more years it touches to 30 Lak which is going to be 5 years since i bought the file, what did i gain total only 11 Lak where as in 5 years the deposit of 19 lak was going to give me the profit of 14,25000. Anyways I do understand the investment in Property is always SPECULATIVE and some one can not rely to get the certain amount of profit on it.
Now can i ask what kind of development is going to happen that my file will go up in next 2 years, just curious.

Mr Minhas Real Estate business is only for the experts. It is a gamble. I had bought two files 6-7 years ago for 33 lac each in Phase 9 which later clmbed to 42 lacs. Can you imagine if IK calculated like you how much have I lost. If I had bought gold instead what would have been our gain instead.

If one of you would have born as female you would have been my wife, mother of six kids and also a husband who purchased DHA-9 file @ 15lack and have earn 50% in just under 2 years

Dears let me share my experience with you.

1. I Bought a one acre plot in Jhang on Chiniot Road in 110,000/-. At that time it was simply agricultural land. After around 12 years some developers bought all the land behind my land for a housing project but had no access to the main road. He asked me to sell my land to him because it was on the main road. I sold my land in Rs. 5.85 million.

2. Last year I started construction of my house in BT Lahore & sent an email to BT Lahore requesting them to give me some commercial plot near my house so that I may construct a place to have some income in my retired life. They sold me a 5 marla commercial plot in sector C @ 3.3 million whose present worth is around 7.0 million.

3. I started some business here in UAE & worked very hard but this business is not a success.

What I mean to say is never regret any past actions. It is Allah (SWT) WHO decide where to reward you & where not.

Interest (riba) money is completely HARAM, even %. You should have not even taken analogy from interest based method. Have u ever read Quran with translation. In Quran, ALLAH says that Get yourself prepared for war against ALLAH and His prophet if you take interest. What else you need to know?
