@ Doctr sahib, V-1156 has worth of 48 to 49 lacs approximately.Its better to dispose off this location and move to some other better locations in phase 8. Decision is yours .

I have plot in DHA valley [not overseas]

My last payment was due in July this year. they sent a letter that please donot pay the last installment. We would tell you when we need it :).

So now since they have not taken all installments so they are not liable to hand me over the plot. Smart move on their part.

By the way any idea what is the issue they (DHA) are facing and what are the chances that this issue will be resolved? Is this issue been brought to the court by someone, I mean lawsuit.

Looks like there is a bit activity in DHA Valley going on. I was in Pakistan one week back and visited the site. So far things look promising, and I guess the whole stuff might take 2-3 years to shape-up. Lots of DHA Homes are ready to move-in. Roads are shaping.

Bahria Phase 6 is a relatively small phase and there is hardly any 50x90 plot for sale. It has numerous advantages than other 1 to 5 phases: high ground, closest to Islamabad, many close by shopping centers, availability of public transport, having numerous expensive meadows etc. It's ideal to build home.

Dear Ahmed, heres the deal. I am willing to do the same project myself. If I were you, I would buy two 10 marla plots in BT worth around 40 lacs. Construction would cost around 1 crore for both on a covered area of about 10,000 sq. feet. These should sell by the end of next year at about 80 to 85 lacs each, which should give me a profit of about 30 lacks in less than 12 months. that is not bad for a 15 million investment. Problem with 1 kanal house is, it can get stuck for a long period, your target market will be smaller as your product will be more expensive. Also, bigger houses will not give you bigger profits, as there would be less buyers for this. If you can work on 5 marla houses, it is even better, as you can make 4 houses in this budget and can sell to a bigger clientelle. Hope this helps.

1. I am not much aware of the societies you have mentioned.
2. Given the amount available with you for this business it is not at all advisable to go for one Kanal houses because all of your money will be invested in only one house & there are not many customers in the market with enough funds to buy a house worth 1.5 to 2 Crores. You may end up waiting for a long time to find a customer & sitting idle in the house. It is also not advisable to keep all the eggs in one basket.
You should go for 5, 7, 8 or 10 marla plots. I think Wapda & BT Lahore are suitable for such a business. The best option will be to go for construction of 2 houses simultaneously.
If you supervise the works efficiently & resource the materials at the right prices you, InshAllah, will be able to earn around PRs. 20 Lacs per year.

@Asim @Majid,

I bought 3 plots three years ago at the rate of 12lakh per kanal. Because of some changes in DHAI rates have been decreased. Currently you can buy 1kanal plot at approx 7lakh which is very low and i think is a good investment.

Since the sector has not yet started so its obvious that with each development the rates will increase. DHA Valley is on full flow .. completion of DHA Valley project will also benifit Phase 2 extension.

Beside i am planning to sell one of the three plots. If you guys are intrested than do drop me a mail @.
