after devaluation of indian Rupee by 14% in last month and insistance of international donor for pak Rupee devaluation,i think dollar will appreciate to 91 within next 2 months. export competitiveness is one aspect but it would definetely hurt common man. as for as property
prices are concerned, for oversees pakistanis with savings in foreign currencies, so we can expect more buyers at prevailing prices but if prices go up then no change.

It's just panic in the market. There is absolutely no problem with balance of payments right now; in fact Pakistan's current account was in surplus last month. Remittances are growing steeply, exports are also growing due to increase in price of cotton, and oil is in the reasonable range of around 100 dollar per barrel. On top of that, non-essential imports are already down significantly due to lack of demand because of a depressed economy and market sentiment. As long as our brothers abroad keep sending remittances through legal channels to Pakistan, I don't think dollar is going to shoot up. There may be a steady depreciation which has been witnessed throughout the region but I don't think we are going to see the dark days of 1998 or 2007.

On the contrary, I fear most about the balance of payment crises as the one we faced in 2008. First three months of the financial year have seen consistent current account deficits; infact, first 3 months have breached the target fixed for the year.

Our imports are mostly essential; oil, edible oil, fertilizer, tea etc meaning thereby that these are relatively inelastic. Exports have never kept pace because of various inefficiencies and now major component, cotton based products'
prices are down globally. Remittances are a silver lining though crossing 1 billion $ per month.

IMF payments start in Feb 2012 with 1.2 billion $ tranche that we may be able to pay from our reverses, though beyond June 2012, we don't have forex to pay for 3 billion $s to be payed in FY 2012. All that we can hope is to get more loan to payback IMF and markets are starting to sense that right now, which is the reason that $ is appreciating. India is also facing a similar kind of problem though India is in a much better position because of its export mix, reserve composition, quality etc.

Moving to Pakistan

Need some sincere advice.
I am 40 yrs old, have real estate worth 2.5 crores plus a house in Pakistan. No rental income from real estate as these are all plots. I will mange to save another $100,000 by Q1 2013 inshallah if all goes well :)
I have three kids (small) and planning to move back to Pakistan.
1. Should I start business? If yes, what? Min investment and roi?
2. I plan to find job also.
3. how much money I need to live a decent comfortable life? I am not fan of either big house or a car :)

Any other thoughts/advice from you all is welcome.

Do what you are doing overseas and making money. Bring your experience and cash in Pakistan and generate income for yourself as well as it will give work to more people.

If you and your family dont have the desire of living a life style they cant afford than your life will be good no matter where you live. A 3 brdroom house and a Suzuki car will do the job.

You are making a right decision! I am in process of doing the same. I don't think that people living in the country understand our frustration being oversees. I don't think brothers living in the country can appreciate love of their homeland unless they move out.

I would first you should concentrate of your children. Where they can live easy to settle and have good schooling.

Second business is tough here so try to find a job for a while before start anything your own.

I don't know how old your kids are so I would say monthly expeses are usually depend on children education. As you know school fees are quite high. My best guess is that you need maintain your family life style. You may going to need to need around one to one and half lakh rupee at least.

one shop good
location and area at least 20by24 feet i think between 50 to 60 lacs u can get, and take any big bakers franchise like Doce, kitchen cousine, cakes & Bakes etc and start business, i think u can earn easily 2 to 3 lacs monthly by paying all charges.

Yes thats right the value of homeland known by pakistani expats and non others. Some of my colleagues are from phalestine and i know they dont have passport and they cant be able to travel anywhere. if we are abroad then because of our homeland and our passport. People who get other countries nationalities thats also because of Pakistan and Pakistani Passport without it they will never get other countries nationalities.

For business i think you can buy some shops and start retail business, its really good business or Bakery business.

My sincere advice to you,
Please never start a business in which you do not have previous experience, never trust the words of people who say that you can start a business with them by putting your money and their expertise. They are expert only in depriving you of your last penny. best option for you is to buy 2 or 3 houses in bahria town or some other good locality and give these on rent. Plus get a job (whatever you are doing abroad). This will definitely make-up for all your expenses and you shall have a peaceful life. Also never ever invest in stock market.

I have done exactly what brother Naseem-Lahore has proposed. The only remaining thing to do is to construct the commercial plaza on my 5 marla commercial plot in Block B of Sector C. I am a retired person & intend to use a shop on the ground floor of my plaza for a small services based business of my own.
If you are a technical person then "A Polytechnic Institute" will also be good for you. Punjab Board of Technical Education Allows opening of a Polytechnic Institute on 1 Kanal Plot. To begin with you hire a premises & start the Institute with Minimum Financial Layout. Once it is a success go for your own building.
Buying small plots (5, 7, 8 or 10 marla), constructing houses on them & selling the same is also a good business in Lahore. The money you have will be enough for this business & you can make 2 to 3 million Rs. per year. You need not to hire your own labour. There are groups who take subcontract for different type of works e.g Plumbing, Electrical, Masonary Works. You need only to manage but, yes, the task needs a lot of effort.

Build houses on the plots you have.. and put them on rent. You can earn handsome amount of money every month without getting into business or job. Also, with every day the worth of those houses will increase.

Zainn Bhai whatever you have pointed out is correct but it is not foolish to invest in Pakistan or Plan to shift to Pakistan for the following reasons.

1. I bought, about a year ago, a 5 marla commercial plot in block B of Sector C of BT Lahore for PRs. 3.3 million sitting here in UAE just by sending an email to BT Lahore. Now this plot is worth PRs. 7.5 million. So the return on investment is not bad.

2. For other things Pak. expatriates have to chose between two of the evils. First evil is the things you have mentioned. The second evil is the fear of loosing our children to the values of the societies we are living in & the possible arise of situations like 9/11, Iran Iraq war, Invasion of Kuwait by Iraq, Unrest in Libya & elsewhere in the middle east.

3. There is a serious threat of worldwide recession in general & US and Europe in particular. The very first victims of the recession will be expatriates & discrimination against them will rise further.

4. This is not true that Degrees issued by Right Pakistani Institutions are not Acceptabl in the West or elsewhere.
We should be Thankfull to Pakistan because, if you are capable, Pakistan makes you Doctor, Engineer, Economist, Scientist, IT professional etc for Almost Free. In UK it takes at least 10 years for the Fresh Graduates to pay back the loans they take for their education & they even cannot afford to get married & start their families.

Hatred to Pakistan is not the solution of the problem. The solution lies in "We being honest to ourself".

@ MR Zainn, please don't portray bad picture of Pakistan. I don't know where you live, but you need to understand the situation of people living abrad - their love of country, even broken roads look nicer. Yes, if you are living in a below average area then you can talk about the problems you mentioned (I hope you are not in those areas). Based on money what Mr. ZNS has, he can live a very good life in Pakistan with some good investments and without the majority of problems you mentioned. Bahria town, DHA, Askari SD-houes are the options and more places of course.

Warm Welcome to you. I am sure you will never regret to your decision of returning back. This country is full of opportunities and on top of everything it gives you honor, sence of ownership, grace that you miss abroad as an expatriate.
I returned back recently after living abroad for 11 years. I am living much much better life than I used to live abroad, although I used to earn there was 10 times higher than what I earning today.
About business, my advise is to stay in 'observer' mode for first 6 months or so before you make decision of which way to go. Then you'll have enough data to make a decsion.

I need a bit of help and advice from you. I am living in UK and planning to move back to Pakistan. I am planning to build a 10 marla house. I have some money now. What would you advise shall I buy 2 x 10 marla plots one for construction and one for investment or shall I buy a 5 marla commercial. I plan to buy both in next few months but at present I would have money for either one of those, either one commercial or 2 residential.
Secondly I want to buy the plot without visiting Pakistan, can you tell me which documents would be needed.
If you have any plots kindly let me know, but for me your advice is prime, as I have been a follower of your website for past year.

I bought a shop in basment of Raja Centre Kasur a log time ago. The management issued me receipts but did not registered the shop in my name. Possession was given to me.

Can anybody tell me the actual status of Boulevard Heights and Jeff Heights in Gulberg, Lahore. I have purchased one shop in BH on LG,size 80 SFT and one shop size 90 SFT in Jeff H. since long time but do not know the status. Is Jeff H. LG opening shops or not and what is the rent there or sale price presently. What about the B.heights did they have finished LG shops or still in process.

The data you are seeking will add nothing to your knowledge and will only lead you to miscalculation .
Because, in an artificial hype most of the traded
files remain as open files and do not get transferred in DHA office, as such. These files are traded on stamp paper for over a short period of time (appox one Week) sometimes only on biana but mostly on full payment.

Balloting requires town planning.

Town planning requires acquisition and consolidation of as much land as the number of sizes of plots mentioned on
files and some additional land for commercials/schools/parks etc.

As of now, DHA is in process of consolidating land across the road for Park View files and 80% job is done.
