I have been told yesterday by a gentleman who works in DHA that phase 9 one kanal ballot is expected to be held in two months. Can anyone tell me if this is just speculation or is there something expected to happen.

DHA-9 is much better located phase then DHA-7 and in presence of DHA-6&7 DHA managment announced DHA-8 @ 45+10=55 lacs/k plot.
I believe the price of DHA-9 will no way be less if not higher then DHA-8

it is all matter of time ! and no one is sure of balloting date

But for sure every one like to make money so will DHA and chances are very high that as soon DHA-8 development will start DHA-9 will be announced and will become sourse of income.

well, DHA-9 is better located? It can be true for the plots near to Ring Road or DHA-5 but not far away. 2ndly Ring Road Project to Ferozpur road is not clear how many years it can take to develop.

When u add the plots of a b c d blocks no. is 3000 kindly see the map on dha site.and just imagine when there will be e f g h i j k l m n o p q rs t u v w x y z see all these blocks are present in phase 8 7 except in phase 8 where block z is not present which will be adjacent to the exiting j block by applying common sense and u know common sense is a rare sense cmy sb many times gives u hints in parkview
files that the z block is missing

if we are considering all the alphabets then there are 26 alphabets and if for upto d it is 3000 then upto z it should be around 6 times i.e. 18000 plots instead of 9000. See common sense again

Can anyone please help me out?

How much budget should I keep to buy a 5 Marla Plot in Bahria Sector C and later construct a double story house?

Since I have managed to save around 30 Lakh as of now. If I buy a land in next month between 13 to 14 lakh, 16 will be enough to construct a double portion house? If not how much should I add more? Also How many month it requires to build a 5 Marla double portion? Since I have to plan my vacations.

Looking for the experts suggestion>

As per Bahria construction bylaws for 5 marla plots

FAR (Floor Area Ratio = Total Covered Area/Plot Area) = 1.6
So Max. Permissable Covered Area = 5x225x1.6 = 1800 Sq. ft

Total Cost @1600/- Per Sq. ft = 1800x1600 = PRs. 2,880,000/-

1. So the money you have is just sufficient to build your house.
2. It will take almost one year to build your house.

16 Lacs is not enough to construct a good 5 marla dream house. With the recent increase in cost of construction material, even 20 Lac is not enough. The rates given above by brother AG are very reasonable for A+ Grade construction. If you go for grade A then you need approx 26 lacs. So your total minimum budget should be:

For 5 Marla plot at good
location including all charges (Transfer+Stamp duty+commission) 15 Lac
Construction cost 26 Lac(Including the cost of map approval & utility charges)
Total : 15+26=41 Lacs MINIMUM

I would suggest you to buy the plot as soon as possible. The rates of 5 Marla plots are increasing in Bahria town

Sound Proof Window

Do we have a Sound proof windows available in Pakistan. The purpose is to block a window from the traffic sounds of adjacent road. If available, what would be the cost.

AOA, It does not make any sense that, why people are interested to buy houses/plots on wider roads. Whereas, if you want to sleep well your house must be quite away from wider roads. Anyhow, it is a lesson for me for my future home. Thanx for sending such a message.

Faisal sahib, Double glazed windows are easily available now in Pakistan. In Europe and America double and triple glazing windows are in use in each and every home inspite of their
location. Double Glazing means there are two glass with a small space which blocks all the sound and make it sound proof, Very effective.
Secondly, where there are bad points living at main roads, there also positive points. The most important point in my view and personal experience is that it is less attractive for thieves and docaits to target a house which is on main. They always find one at peaceful and quite place.

Just check with any window maker who works in aluminum windows. They can make it for you according to your measurement. I am not sure if any imported double glazing windows are also available in the market or not.

I have not used any of the above products so far but I am thinking of having my house windows replaced by UPVC triple glazed basically for heat insulation. Recently, I had to write the following information on request for a friend. Now, it is being shared at this page for the larger audience. I hope, this would be helpful for some of my friends.

RIGHT BUILDER:

Well well it is difficult to say who is the right builder? You can hire me ... just kidding. To this end, I would say turn key solutions are good but the most expensive. Contract on the basis of construction with material would be the second cheapest solution, or the cheapest would be to give labor on contract and provide material and do the supervision yourself, the following costing is done on the this basis.

COSTING:

Best wishes for your upcoming project of dream house. In the context of dream house, I would say dream house is your home where dream comes true with reference to your family. One can spend as much as possible for the construction of a house may be 20 million or more can easily be spent for this purpose.

My point of view is NOT to invest heavily in your house, meaning build a modern but modest house equipped with all the required stuff but selection of material and fixtures should NOT be too lavish. The primary argument is the depreciation factor (@ 10% annually), typically in Pakistan, people are not willing to pay good amount if the house is sold after 10 years of construction. The seller would merely be able to get the current worth (after year 10) of plot price and may be 1 - 2 million for the construction, not more than that.

Then, the question arises how much should be spent to a house, in my opinion, it should be close to the total amount of rent of 10 years. That means, presently 1 kanal double story house can be rented at Rs. 50,000/ per month and for 10 years the total rent would be 50,000 * 12 * 10 = 6,000,000 (6 million) and you can add 10% increment (0.6 million) of rent in 10 years times. The total construction cost should not be more than 6+0.6 = 6.6 million.

For grey structure, the cost would be Rs. per square foot of covered area. This variation is due to fluctuating prices of material and selection of material.

You have to choose between the following

1) Bricks: Awaal (Rs 8000 per thousand) ... Special (Rs. 9500 per thousand)

2) Sand: River Ravi (Rs. 15 per cubic foot) ... River Chenab (Rs. 25 per cubic foot)

3) Aggregate (Crush): Rohi (Rs. 40 per cubic foot) ... Sargodha (Rs. 42 per cubic foot) ... Margalla (Rs. 50 per cubic foot)

4) Steel: A, B, or C brand Rs. 60,000 per ton ... Saeed, Model, or Nazir brand Rs. 73,000 per ton.

5) Slabs: Reinforced brick concrete (RBC) is nearly cheaper Rs. 30 per square foot than Reinforced cement concrete (RCC).


For a finished house, the cost would be Rs. per square foot of covered area. This variation is due to fluctuating prices of material and selection of material and fixtures

I would suggest to decide once what sort of different material and fixtures you would like to use. I would request to use similar quality things in one house for example with a flooring of Granite (the most expensive) using a hollow plain ply doors (the cheapest option) does not justify the purpose of either item.

Assalam o alykum all,,

I purchased plot in Umer block, Sector B. Size of plot in Map and demarcation plan/Site plan is 30 x 60. I designed a map and went for demarcation to start construction. But on ground Length of plot was 45 from one side and 60 from other side. Neither BT map was updated nor Bahria town management knows about it. How I can resolve this issue or any other way to come out of this.
