Dear All,

Could anybody tell me price range of a 5 marla house in Model Town R Block Lahore? Actually i have seen one double story 5 marla house facing park with an average condition. I am willing to buy this house for some rental income but dont know how much i should offer. Owner's demand is 50 Lacs.

I will be highlly grateful for any advice from respected and experienced readers of this very informative portal.

You check some options in Faisal town D Block, as there are plenty of 5 Merla houses, it is almost same location. In this area you may find a good and relatively new house in about 45 easily at least you will have many options

Mein aik plot purchase kerna chahta hon. Jiss bande se mein plot lena chahta hon uss ne mujhemukhtar-e-khas dia hai patware khane se confirmation ke lieye. Uss mukhtar e khas ke mutabik jiss ki taraf se ye mukhtar e khas banaya gaya hai uss ke pass pehley mukhtar e aam hai jo ke uss ke bhai ki taraf se hoa tha jo plot ka asal malik tha.

Ab mujhe ye baat sab deal wagaira final hone ke baad pata chali hai or property dealer ke mutabiq plot mein koi masla nai hai or plot transfer or registery ho sakti hai.

App se mashwara ki darkhwast hai ke bateiyen mujhe kia kerna chahiey.

Kia mukhtar e khas wala plot khareeda ja sakta hai or transfer ho sakta hai.. or iss ka tarkia kiya hai. Ya iss mein koi masla ho sakta hai.

Bohat Meherbani ho gi meri jama poonji ka swala hai.

Plot 4 marla ka hai or Nadar abad lahore cantt mein hai.

Just confirm from local Patwari that this special power of attorney is registered and Patwari can issue a "Fard barae Bae" on this "Mukhtare Khass" then get the registery done according to both documents and then do the "Inteqal" in your name. Thats it job done...

Its normal practice for investors to do " Mukhtare Khass" instead of full registery....for simply one reason its quick and cheap way...Just make sure one thing that orignal registered person is alive...If orignal person is dead then this "MK" will be finished...Hope this help

Such purchases should be better avoided unless the party is well known, LDA, DHA and all reputed societies are not transferring plots on Mukhtar Khas

As per my knowledge...Mukhtaar e Khas is only for some specific purpose like a some legal proceedings in court etc; it is not to be used for sale etc...for that purpose Mukhtaar e Aam is the document to be used...For a good deal preferably use the owner or at best the brother having his Mukhtaar E Aam....

No worries. Sialkot is safe from Dengue. So far no threat in Sialkot. Even in Lahore cases of dengue are reducing. lahore is seeing like 200-300 real patients of dengue daily, out of population of 7-8 million.

You should not worry sending your family to Sialkot.

DHA Phase 9 Investor

Good detailed points & good facts. However, main reason of DHA9/10 at very low price is no one being sure about its development.

In a couple of months, DHA-9 (DHA Town- 5 & 10 marla) development will start, after it DHA will develop phase-8. Then it will be the turn of Parkview & phase-5 extension. After that DHA will develop phase-8. & then one can expect DHA-9/10 development, that easily 6-8 years ( a bitter truth) . Point is who wants to stuck his 2 million for 6-8 years ?? Why not buy something on-ground in southern Lahore, bahria, fazaia, etc etc or even on ferozepur road, prices will surely rise there in 2-3 years time.

All of that may be true. Surely he was against Israel, maybe he did not want to provide direct access to oil for which he was punished.
But the question is did he do his absolute best by his people. Allah had given him resources, wealth, smaller population, 40+ years. He could have catapulted his nation to the top of the first world. PHA Shabbir Town has two types of apartments:
B - Type (6 Marla apartment size approximately)
D - Type (3 Marla apartment size approximately)

Yes! It is a good investment if one has a B-Type apartment. The project is situated on main Raiwind Road Lahore and adjacent to Punjab University Employees Housing Scheme which is now on its final stage of development. Almost all the plots in Punjab University Project are of one kanal and are alloted to Professors. University Of Lahore is also close by to B-Type Apartments. B-Type apartment has two approaches from Raiwind Road. The project is gated walled community, neat, clean and open as every apartment is a corner apartment. Also each plot has car parking facility as well as direct access to a park. This is a family oriented community.
The monthly rent is around Rs.12,000/= per month for a ground floor B - Type apartment.
Rs.25 Lac is an average price of a ground floor B - Type apartment.

D-Type apartment are not attracting investors due to its location and size. Moreover it is not a family oriented community as students are renting out these apartments.

CDW, I was busy in my studies during last year so it was difficult for me to remain updated.
Two apartments will cost you around Rs.54 lac in total after paying commission and transfer fee etc. It will be bit easier to manage a single property of worth Rs.50Lac than two properties on rent. I think that an 8 Marla Safari Villa will be a better option than PHA apartments for rental income.

correct price of plot is about 3.25 lac per Merla, but there are not many buyers for this society though location is great but it is too small and average maintenance, few interested people and delaers usually offer tough bargain prices.
Interesting thing about this is price is gradually coming down for last 5 years from 4 lac per Merla to 3.25 per merla.
Mak is looking for highest ever price.

Thank u all for ur comments and offers. But reality is that no one can find a 18M plot even of worest location in this society less than 55lac. The average location plots are available at 68 to 70lacs and good location are available at 70 to 78lacs. In 35-36 lacs one can purchase a worest location 9Marla plots. If some one want to sell his plot of 18M on the given offers then I am ready to purchase at least ten more plots. I think all my frieds has given offers without studying the market of this area. Wish good luck for all

MAK brother u may be right. I am not here to challeneg anyone but would like to share my personal point of view.

If one can have a 20 marla (1 kanal) plot in DHA Phase 6 at good location then why should this society be preferred?
