A Review- Commercial Plots Bahria Town Rawalpindi

The activity in Bahria Town Rawalpindi/Islamabad Commercial Plots and Commercial Plazas has been in full swing for the last 2-3 years. Almost all major dealers have been fully involved/participating in the sale purchase of plots and booking of commercial units getting handsome advantages in return to their marketing tactics. Simultaneously Bahria Town had been regularly introducing new commercial areas to attract potential buyers on progressive rates prevailing in the market. Resultantly a number of various Commercial Areas and Points have been lined up in Bahria Town Rawalpindi, especially in Phase 7, Business Bay and Safri Valley/Homes. Phase 1-6 have very limited Commercial Areas with limited sale purchase activities.
Since sale/purchase in Bahria Commercials had been one of the largest avenue for the investors in Islamabad and Rawalpindi and abroad, which has seen record number of transactions, and also its presence was not visible on this important and well read and beneficial forum, therefore I thought to provide very essential details initially and reply to further questions to make the interested aware of activities taking place in Bahria Rawalpindi/Islamabad with the permission of CMY.
Bahria Town has following Commercial Areas/Avenues/Points which have been sold out by Bahria.

6. Spring North Commercial Area
7. Business Bay Commercial Areas(DHAI)
8. Safari Homes Commercial Areas(LINEAR)
9. Safari Valley Commercial Areas(HUB)
10.Centre Point Commercial Japan Road
10.Rafi Block Commercial
11.Business Ave

The rate and popularity of above commercials differ from each other considering location, approach, current and future utilizations and of course the market trend set by the investors and dealers. Many of the investors including very expert builders and property dealers could not assess the worth of these areas and some of them are in real trouble especially in the HUB Commercials.
Some of these areas have proved to become the most expensive due to ground realities and have gained many folds. Lack of vision and limited information is leading new buyers/investors to select a wrong place mainly due to attractive advertising campaigns by the builders and dealers.
In the above review I have left out Phase 1-6 Commercials. Question can be asked by the interested one. Beside above the Commercials areas to be developed in Phase 8 and some of the Safari Valley are still to be floated by Bahria Town.
I must appreciate that Bahria Town has done excellently well in developing these commercials and few of these are humming with lot of Business activities and world famous Brands are being attracted in a fast speed.

I have seen some plazas coming up near main road but perhaps, no power,water etc as yet?

@Abdul Salam.

In phase 4 of Bahria Town Rawalpindi the main commercial block, other than a few shops at 2 to 3 locations, is beside the Theatre & Petrol Pump on Road A. Given the size of Phase 4 & the number of houses in this phase this commercial area seems to be insufficient.

Pl.advise.

1. Is there a possibility that Bahria will increase this commercial area or introduce a new commercial area in the vicinity of this area.

2. In Lahore LDA has allowed the conversion of residential plots to commercial plots in a number of colonies belonging to LDA & Privete Developers. If we look at the map of Phase 4 we can note that Residential Plots on both sides of road A (dual carrigeway) are best suitable for such a conversion. Such a conversion will neither spoil the beauty of this wonderfull development nor interfere with the peacefull living in residential areas. By doing so Bahria will meet a requirement & earn money as well by charging the difference between commercial & residential rates from the owners of plots allowed to be converted.

I am not aware of such a practice in Bahria Projects. Kindly advise your opinion. I also invite other visitors of this site to comment.

Dear Abdul Salam Sahib. You have very nicely elaborated the Commercial areas of Bahria Town Rwp of Phase 7 & 8. It shows your insight knowledge of the area. Though you have not introduce yourself yet I think you might be one of the leading investor, builder of Bahria Commercial.
I quote an extarct of your narration below:-

Brother Ali Khan! RVC is almost developed..services are also available. About 5 buildings are complete. Sale purchase is on low priority. You can build and wait to sell the shops or flats. Results are not encouraging. Must think twice to invest more in RVC.

@AG.....Converting main Blvd plots into commercial always remain an open choice with the builders as done by PWD Housing Scheme adjascent to Bahria. Till today there is no such news. BT is definitly aware of shortage of commercial plots in Phase 1-6 and thus has certain addition in phase 4..but it is just so so. However Bahria Business Centre will meet all the requirement which is located at the juncture of Phase 1,2, 3, 4 and 5.

Dear AH!....your opinion is valuable. This is the third time commercial plots of GT Road in DHAI 2 has been floated( previously Alghurair and then DHAI themselves had tried without any results). Now Alghurair/DHAI are selling these plots through property dealers offering them a very attractive and huge advantage....They have started promoting and will face no problem to sell to their investors. I will be able to give a complete run down of the Commercial activities on GT road some time later Inshallah.

Specially, people are real concerned about legal transfer of land, or any other legality issue if Malik Riaz has been busted in future for some reason, or society declared as bankrupt or something else.

Actually, I use this opportunity to have your valuable comments, suggestions and ideas to lead my son for his future study plan, which he aimed to be an engineer with civil or mechanical technology in UET Lahore or any other reputed engineering university in Pakistan as well.
He appears in the O-Level (IGCES) exams this year and obtained the following grades.
1- Physics (A*)
2- Mathematics (A*)
3- Chemistry (A)
4- English (A)
5- Urdu (A)
6- IT & Communication (B)
I do not having any idea that how many marks it will be considered in accordance with equivalence system of the matriculation in Pakistan.
However, I need your assistance to analyze methodically by seeing his present performance for his A-level which may leads him to become eligible (After A-Level) to obtain the admission in the eng’g. university desire by him.
Further, I request you if anybody having the knowledge/links about calculating the equivalences pls. share with us.
May Allah the Al-might give you rewards to helping my son to guide for his future study “Ameen”

Here I am going to tell you some facts, for the students who want to study in Pakistan after their A-level and want to get admission at some very competitive colleges and universities, like government medical colleges or engineering universities in Pakistan. I figured it out through the experience of some of my friends and people around, who had suffered with some problems while getting admission after their A-levels in Pakistan.

In Pakistan they do not accept the grades obtained in O and A level, they covert the grades obtained by the students into equivalent of matric or FSc respectively. The conversion of the grades is done in such a manner that it reduces the marks of students very low. This harms students a lot when they come down in the ranking while making merit at college or university. To get As’ in O or A-level is not an easy job. It takes a lot of hard work, time, energy, sacrifices and money. and when all this is resulted into low marks, it is really unfair, but students cannot do or say anything as it’s the rule.

I do not know the exact formula of conversion, but as far as I know I can share here, while converting the grades of o-level, 5 subjects are taken into consideration, if all are As’ means you have 5 As’ then your grades will earn 723 marks for those. and in conversion of A-levels 3 subjects are taken, and they can earn maximum of 935 marks against you 3 As’ and 5 As’ of O-level. See now, competition is getting higher and higher every year, consequently, marks and merit. To compete with these marks becomes very tough.

Above mentioned was one very major problem, there is another one, after A-levels, for the preparation of entry tests of medical colleges or engineering universities they have to study all the FSc syllabus. They have to prepare and learn the books in 2 months. Because entry test are designed out of these books. But now I heard from a friend of mine that there is gonna be a separate test for A-Level students.

These are the problems what O and A-level students have to face. So keeping all the facts in consideration, the students who want to study in Pakistan, they should not at least do A-levels. See, person with A-level and other with FSc, at the end both are at the same level at the same place, when they are at any university or college together. At that point there, it doesn’t matter how much hard work or money have you put in, both are found at the same level and both are equal.

I think you should send your son to Turkish Cyprus for a degree in engineering. A lot of students from Saudi Arabia are studying in the universities over there and their educational standard is excellent. The degrees offered by these universities is accepted in Saudi Arabia as well as world wide. Moreover, considering the present uncertain conditions of Pakistan, I would suggest that you should not consider to send your son to Pakistan when second option is available.

I think, since you are working in KSA, the best place for your son for his undergradute studies in engineering is Dubai/Abu Dhabi in UAE. My eldest son was admitted to a University in Cyprus in Electrical Engineering but came back citing instances like teachers taking sips of Alcohal in the class from bottles kept in hip pockets.
Later on my son studied as Greenwich University in London.

There are not many countries in the world as safe & secure as UAE. Further you can visit your son in UAE as & when you like to.

AoA, Good result, your son can get admitted in any university. You need to get equivalency certificate from Higher Education Commission, i.e. in Karachi Lahore and and Islamabad. According to the results you have shown; he might get 84% equivalent. But to get admission in Pakistan he must have passed 8 subjects not 6.

I did not read the comments of Mr.S Chaudhry earlier. Anyway I am sharing my experience. My 1st son got 4A* and 4 As and got equivalency of 85%. Last year my 2nd son got 1A* and 4As and 3 Bs and he is given 84%. Regarding my first son applied in LUMs Lahore in Electrical engineering (School of Engineering) and was accepted but too late so we declined as he was given around 8000 C$ scholarships by University of Alberta which rank around 57th in the world in Engineering. My 2nd son was accepted by saveral universities in Canada and was offered with some scholarships.

Anyway I asked them to see and evaluate themselves from the sample entry tests being held in Pakistan and both of them were convinced that they can pass it easily as compared to local students as the medium of exams is English and the core of studies in A level are similar to this method.

Very useful discussion. Though I tried to put my children in pakistan University but for equivalenve certificate you must have done O level in Pakistan Studies and Islamiyat. These two subjects normally students do not study in foreign universities. I had to continue my children in foreign university.

It is reall hard job to get O/A level children into university in pakistan.

Yes, Canadian Universities gant some scholarships to international students which do not cover all the expenses these are mere 10-30 % of the university fees also some of these are renewable and some are only one time ranges between plus every university award 1 or 2 full scholarships. Development on State Life Society phase 2

Dear CMY

I have found that 1 kanal in state life phase 2 is much cheaper than phase 1, I need to know why is that and what is the scope of 1 kanal in phase 2 and what are the development prospects there, is it the time to invest?
Secondly what are the development charges for 1 kanal and 10 marla at phase 2 and when the possession is expected?

Please keep away from this society. It is full of frauds and management is corrupt. There is any no chance of development. They have land but almost 40% land is sandy and no housing society can be developed there. Even do not buy a kanal plot with 5 lace only. Please read some facts given by CMY:

Yesterday I had a detailed visit of Ashiana Housing Project Lahore.I saw 100s of houses under construction there by Bahria Town Lahore. Approach road to Ashiana Housing Project Lahore is expanded and carpeted. They are making a new bridge on Nullah. I also saw some work on going to link Ashiana Housing Project Lahore to Lahore ring road interchange near Sui gas & State Life phase 1. A also saw area around 3 sides of Ashiana Housing Project Lahore is very very deep. If I am not wrong this very very deep land belong to State Life phase 2. This area is mostly 40 to 60 feet deep. How any developer can buy any land that is so deep? How will they fill it to make roads? for a while I felt like I was driving in Murree and not in Lahore.
