Cabinet Division Housing Society_information needed

Asalam o alaikum,

Information needed about non availability of required land to develop some of the streets in E-16 for 30x60 sized plots. Officials of Cabinet division housing society claim that soon they will shift such few streets in some other place. They inform that they are trying for change of map to shift these streets for 30x60 plots in new location. What is status and what can be possible outcomes and expectations.

Yes there is land acquisition problem. They have made new layout plan but not yet released for general public.On 15 April they were saying we will provide new lay out plan copy in 15 days. Location of some plots might change but allottees having paid all dues will surely get plots.

dear sir this is impossible that you can get a one kanal house in model town for 10 million, you can't even get one kanal plot in 10 million in proper model town (except some G/H block plots facing Q/R block), may be you could find any 1 kanal plot in ext model town in this range.

What's the price of one kanal in Iqbal town. I was searching for 5 , 10 and 1 kanal house in lahore and i analyzed that 5 marla house is selling for average 60 lakh and 10 marla for 85 lakh and one kanal for one crore 10 lakh so i was wondering why one kanal house is cheaper as compare to 5 and 10 marla.I need opinion from experts, is 5 marla house prices are going to go up from here or not and same situation with 10 marla.

Paki your analysis of the prices of the houses is correct. 1 kanal houses have less buyers which reduces the demand and hence are comparatively cheaper than small sizes houses.
The prices of established properties will stay as it is for at least in the regime of this govt.

paki bro, in which block of allama iqbal town 5 marla house is asking for 60? i am selling my house of 5 marla near to wahdat road(5 mins walk from raza block stop) and i demands 42 lacs, and here the avrg rates r max 48 to 50 of very outstanding house.secondly 5 marla houses in good blocks of A.I.T r very less in quantity thts y here prices r lil more then normal. secondly here just 2 to 4% houses r new almost all houses r old, so i dnt think in tht someone is asking 60 maybe some MISUNDERSTANDING. other prices of this area r ok with u. but prices varies with blocks

Hi Shahzad,

I have visited many schools in riyadh for admission of my daughter. Manarat is best for expats. Otherthan you go for learning caravan, American School near exit 13 or british school.

Another new school is open. Its name is british islamic school.

These are all expensive schools. So do your workout first. Dont even think of any pakistani school. Extremly bad environment.

Dear Shahzad,
There is a Pakistani School in Sulaimania, Riyadh.
The reputation of this Pakistani school is much better all the other schools in Riyadh. 80% students of this school get all A's in O level and A level.
Please visit the school and ask all the questions yourself.
Monthly fee of this school is also very resonalble, I think it is around 700 riyals monthly per student.

PISR (Pakistan International School Riyadh). Classrooms are small and they enrolled more students than required. Without approach (wasta) you cannot get admission. If you know someone in pakistan embassy then you can get admission. This school is near Panda supermarktet on arooba street. All the nearby roads are jammed due to locality. If you opt for school bus then your kid should leave around 5:30 in the morning and he will be back around 2:30 to 3:00 depending on your location.

One of my relative has worked in that school in admin section. But still i agree it is better than any other pakistani school. Now you can think level of study in pakistani schools.

Accomodation depends on your income & budget. Best is villa in a compound. It is expensive but you'll find quality of life and social activities as well. I think KSA is the best for family safety. Riyadh has life if you know how to socialize. Im here for last 10 years and i enjoy living in Riyadh.

My 4 kids are studying in PISES(Pakistan International School Eng. Section) and i am so happy about it that i would recommend it as the best school for our community. The school is very economical i.e. fee ranges between SR for regular KG to A-level classes. Rearding residence can be found around at between 24-nolimit depends on your choice. I agree with your point that it is not easy to get admission in this school due to its limitation but result wise it has very good.

Dear muntazir,

You need School leaving certificate,Iqama & passport copy of your child, Vaccination card (if child 3 or 4 yrs.), Birth Certificate. Some schools might ask you letter from employer (pathetic). 2 snanps of child. this is like common for almost every school.
They might ask for test if they think you child school and education is not of their level.
Indian schools are also good, even sri lankan schools are also good. They prefer their nationalities and then if seats available any other nationality. A year back they were allowing any student but now there are some new directives from ministry of education.
Why i know all this because I hunted a lot a best school for my daughter quiet recently.

I think the jwahir is good option for us. If the parents want child study with different nationalities than British section of jwahir is good. Other wise studying with Pakistani students only should admit in Pakistani section.

Parkview file holders should take legal action against the society it is now years if I remember that time dollar was under 50 rupees, now dollar is around 85.

Is there is any reason the certain increase in prices of phase 7 according to this WEB site?
Also, it means that the average prices of good plots in DHA phase 7 bock Y should be around 39 to 40 Lac? Please make comments if this makes sense?

The Price depends upon supply and demand, absorption of 100 Plots can make price high upto many Lacs, As Both Phase 6 and 7 are connected so if there is price hike in 6 it will affect the Phase 7 Price. Recently their gap widened, I think Both will move a bit to narrow the Gap, ie 6 down and 7 up.

I read sometime ago that there will be underpass between dha phase 5 and phase 6 crossing bedian road but in the new DHA-6 map there is no sign of an underpass .

Never heard of it, could be some agents' hoax. Phase-5 is clearly blocked by Askari to access Ring Road & other side by state life. So to go to the other side of the ring road, Ring Road service lane will be used to approach interchange at Bedian or at Sui Gas. Probably same scenario as DHA 8/Parkview.

ali11..if you haven't heard of something, doesn't mean it aint there...There is an underpass being constructed under the ring road which will connect phase 6 and 5 and these days you can even drive on it while its under development. And askari is not between phase 5 and ring road; it's on the other side of ring road.

I will try to rephrase. The underpass below ring road is a separate thing. But if a person wants to go from phase 5 to phase 6 and vice versa then he always has to cross bedian road which is not very pleasant. Does DHA have a plan to make an underpass below Bedian road?

75% work for digging of underpass was done at start of project than all of sudden plan was changed to go for round about instead of underpass. Underpass was much better option sooner or later they have to make an underpass here.

Thanks CMY for reply. the main reason why many people including me were reluctant to buy plot in phase 6 was that it always requires crossing bedian or bhatta chowk to reach phase 5 or other phases and if DHA would build a underpass under bedian road then it would really increase the value of phase 6.
Is there anyway to inform DHA authorities about this?

Also i can see in the map proposed mahmood ghaznavi road whic would link phase 8/7/6 to RA bazar and cantt. when will this be completed?

A few family members of mine also have plots in phase 6 but they are worried about phase 6 access problems
