I am thinking of buying a plot in Architect Society near Shaukat Khanum Hospital. I would like to seek some sincere advise through this forum as to what are the things i need to check critically before buying a plot there.Is the society clear from disputes and the transfer of plots are neet and clean? Thank you.

i m not a dealer, but i myself own a corner plot in architect's society. i plot the plot back in the days when development was going on from the town developers, so there was no dispute back then. i dont know of any recent disputes. u can check with the property dealers who sit in fron of shaukat khanam hospital, they might b able to give u updates on this issue...hope this helps InshaAllaah

Phase 1 Extension
After incorporating Askari XIV and additional land relinquished by foreign construction company, contract for re-design and development has been signed. Phase 1 Extension is spread over an area of 16750 kanals, which is distributed as under:


Area allocated for Housing Directorate 1607 Kanals
Area allocated for Part1 Ph-I Extn 5143 Kanals
Area allocated for Part2 Ph-I Extn under development 8832 Kanals

Location

The project is being developed along meandering spinal road that connects the area to both DHA Phase-I housing towards north and Rawalpindi M2 Motorway link towards the south. The natural topography has been respected to the greatest possible extent while trying to achieve a viable number of plots and an economical and well engineered infrastructure of civic and municipal services.

I hope their problems with Askari Bank and Chaurdy Nisar Ali Khan would get resolved?

With Askari Bank, small issues but with Chaudry Nisar, it could get bad.

Having said above, still DHA is best in the twin cities.

It seems the prices of plots in D 12 have substantially increased compared to a month ago.
Even E12 prices have improved somewhat.What is the reason ?

Thanks Arif bhai. I also checked online for 14 marla and 1 kanal plots (new adds posted within the last 7 days) and the asking price had jumped 40-50% for all of them. It's good for the owners, but bad for the buyers. The
prices in CDA sector is ridiculous in my opinion. I don't know how anyone can afford this anymore.

Respectfully, I disagree. If there is any price hick you see in D-12, its only artificially created by agents and those whose investment is stuck in this sector. Many invested in peak times of real estate and its very hard for investors to come out without any monetary gain even after waiting for so long.
Prices are static.

In current economic and political uncertain situation, things are even hard to predict positive.

I think rather than demanding just change of government, Pakistani's should demand change of this system. Like at least the following points...


• Each citizen should have right to directly vote in all state matters (like legislative and executive), or vote through any eligible representative of her choice

• Each citizen should have right to change her vote at any time, with representatives loosing or gaining their political weight according to their current votes

• Governance powers should be brought closest possible to citizens, bulk of it at least down to District level

• Each citizen should have easy access (say online access) to all useful information of all activities funded by public taxes, except information which may affect national security or other citizens' privacy

• Wherever possible, government processes should be updated to use latest technologies


These things are possible with today's technologies, similar to e-commerce, online banking, mobile banking, ATMs, online accounting systems, portable camera's, online surveillance, video-conferencing, GPS-GSM trackers, GSM enabled utility meters etc

Whole of the middle east is almost shaken up with the people's uprising and resistence against the monarchies.But one must not ignore the fact that all of these monarchies have strong amercican backing since long, so in my opinion its mainly the anti american sentiments in these regions that has kind of boosted and intensified the momentum much needed for a successful revolution. Y block of
DHA Lahore phase 8 is 40 to 50 feet deep from ring road road level and Y has villages on three side and 40 to 50 feet high ring road on fourth side. Area is very suitable for a motorcycle race track and not good for making a house there.
