1. Fast deal
2. Neat and Clean procedure least chances of frauds.
3. Quick resell.
4.Quick Construction I am impressed by speed of construction in DHA 5 and DHA 6, i understand it is mostly by Builders and investors but still you feel very comfortable when there are couple of houses in few hundred yards.
5. Maintainace of Roads and Parks etc is good afterwars.
Although approachwise these areas are inferior but still due to Trust of overseas buyers who are 90% Buyers in realesate, The DHA name will prevail even in future.

How we can compaire a society where one kanal house costs upto 30 million while in other societes 1k house costs upto 10 million. You can compaire with same price range. ITs strange to compaire DHA with other socites like statelife sui gas bankers punjab housing etc etc. KEep in mind DHA is backed by core commander. It is authority. In other socites even wasa and environmental department or even LDA can stop what they want. While DHA no one dares to interfere. Give autorites like DHA to any society to do waht they want then you have to right to compaire it.
My dear never compaire authority with society. All are socites only DHA is authority. It is not answerable to any one. Whils LDA is the authority which is being challenged politcally and judicially and BADMASHEcally.

LDA records 371.25 percent increase in revenue collection

LAHORE (October 26, 2010) : Lahore Development Authority (LDA) has recorded an increase of 371.25 percent in revenue collection during the first 20 days of the current month, as a result of corporate style functioning of its One Window Cell at Johar Town.

According to the LDA'S spokesman on Monday, a total of Rs 94.357 million has been collected by LDA during this period under different heads, including fee for transfer of plots, submission of building plan, sub-division of plots, extension in the building period and other miscellaneous heads. This amount is Rs 68,900,000 more than the amount of Rs 25.417 million that had been received by the authority during the corresponding dates of the previous month.

It is to be noted that the amount collected during August 2010, prior to the establishment of One Window Cell on September 7, was only Rs 19.7 million. The current collection is 478.68 percent more than the amount collected in August.

As many as 6097 applications have been filed by the people at the One Window Cell since its inception. So far 5078 applications have been disposed off. Hence disposal rate of applications is 83.3 percent. The remaining applications are under process and will be disposed off within the given date.

Islamabad: China to give loan for Sector I-15 development

The Chinese government has agreed to finance the development of residential Sector I-15 and the Capital Development Authority is yet to decide whether the credit would be cleared in kind or through allotment of commercial plots in the federal capital.
“We are in negotiation with a Chinese state-owned firm for development of Sector I-15. The agreement nears to be signed. We are yet to decide whether the loan would be repaid in kind or by allotment of land,” CDA Chairman Imtiaz Inayat Elahi told this news agency.
Launching the residential sector I-15 in year 2005, the CDA had pledged to develop 5,560 plots and 8,000 flats in the sector and had also earned Rs 150 million from the sale of more or less 300,000 broachers.
He said after being exhausted from disputes over land acquisition, the CDA has now decided to acquire sectors through land-sharing formula engaging the private partners and various national and international firms are keen to execute such projects.
He said the Chinese government would provide loan to the government of Pakistan on CDA’s guarantee. However, the modus operandi of repayment is likely to be decided in the upcoming board meeting.
The chairman said as the project is loan-based, so its execution is not affordable for every firm. The matter would be finalized between the two respective governments.
Imtiaz Inayat Elahi said the technical bid offered by the Chinese firm has been examined while the financial bid is yet to be discussed in the board meeting. However; the difference in cost of the project is almost over.
“Earlier, they had come up with the project estimates based on foreign and hi-tech construction technology but we had asked them to revise it according to the indigenous material making it affordable for low-income people, the ultimate bearers of the cost,” said the chairman.
He said besides residential flats, the Chinese firm would also be responsible for the development of whole sector and the time period for the whole project is yet to be finalized.
According to a senior CDA official, getting disappointed about fulfilment of their dream to have own shelter in Islamabad, the allottees have got their amounts refunded from the civic agency.
“More than 2,000 allottees have got their amounts refunded.
The Authority has also specified Rs 800 million in its annual budget for fiscal 2010-11 for refund of allottees,” said the official.
The civic agency had offered around 3,388 plots measuring 150 square yards, 2132 plots of 216 square yards and 40 plots of 180 square yards, besides construction of flats on 1,300 square feet covered area.
After launch of residential sector, the authority had hired M/s Al-Khan Construction Company, owned by the brother of the then health minister, but the firm retracted the agreement following a dispute with the Authority over cost escalation of steel and construction material.
The official said four international firms have applied for pre-qualification including China National Machinery and Equipment, Shanghai Construction Group, China State Construction Engineering Corporation and JV Techno Paal Group, a UAE-based joint venture.

1. How much (to what extent) education is critical & indispensable to cater both the material as well as spiritual requirements of humans?
2. Should each individual strive for specialized education upto the university level?
3. How to maintain a balance between getting acquired knowledge & revealed knowledge?
4. Educated expatriates are just the brain drains & adding no value to the country. Please comment.

Your concerns & suggestions are logical. However, I believe that this the time to encourage intelligent & hardworking Pakistanis who are striving hard & on the other hand to motivate a large majority by promoting success stories of those hard workers.

An easy exit is to blame the govt. & some of its prominent personalities (which media is doing these days) but this does add to the frustration..... Govt. ..... v all know everything!!!

My objective to raise certain basic questions is to promote awareness among individuals what is the way out; how to ventilate the rising suffocation. It is non other than education, education & ...... once again education. 1) Right Eye Knowledge:
knowledge of deen, wisdom, insight, knowledge of our creator and creation, knowledge of our begining that is from where we have come, why are we here on this earth, where are going after this life, and what will happen after this life.

2) Left Eye Knowledge:
Secular knowledge of making money to survive on this earth, knowledge of earning a decent life for our parents, family and children. Knowledge of becoming independant from other humans, knowledge of inventions and concuring outer space.

We need to have a balance for above TWO kinds of knowledges to spend a successful life on this earth and be part of success when we will stand in front of our lord Allah(swt).

I agree with Raheel.The big divide on religious perspective that we see in our society today is only because of the imbalance raheel has pointed at.One class goes to the madrasas and ends up in earning a tag of extremist in our society.Whereas the other class (which is dominant) goes for the worldly education and comes out with a high degree of secular mentality that centralizes the world. Skills that we imbibe as a professional merely provide us means to survive, not to live. Our present education system produces mechanistic and materialistic human being without the aspect of humanity, completely lacking strict moral codes and upright ethics which are considered as fundamental components of a Muslim character.
Islam aims at producing a believing generation that works for its religion and this world. But enemies of Islam top their priorities with an education policy that will serve their interests and produce a generation that adopts their concepts and traditions and give them their allegiances. Hence today we need to show our proficiencies in both the fields of knowledge (Islamic education and worldly education) but not at the negligence of one. It is unfortunate that people are not able to balance these two important aspects of life and often end up at the extreme side of either of them which leads to an endless clash in the society.

In order to strike a balance between these two does not necessarily mean that one needs to specialise in "Deen" or end up as a Mufti or Scholar also.Iqra chain of schools is doing a fantastic job in this regards.

Thank you. This was exactly my answer to that person last month.

Now, let me share a real success story to get further into the Q4 & 5. A company started an executive post graduate business management program with a university of international repute at a fairly high cost for its emplyees. Each year a group of selected individuals join the program as per the university abiding rules & regulations as regular students. The company suffered for the days in which they attend the university classes. Afterwards, these individuals completed their studies they were offered better opportunities & some of them started leaving the company. The company could have stopped the program immediately but they decided aginst it; rather they brought improvements to the program. WHY? It boosted an environment of learning & performing throughout the 3000+ employees of that company & improved their productivity drastically - A win win situation for the individuals as well as for the company at the expense of some of the individuals who left the company. Morale of the story - all educated individuals will not leave the country rather a balanced education (with both eyes of knowledge) will boost the overall performance of that country.

At least some education is very important. It makes the thought process more rational, proportional and balanced, thus affects life of oneself and others in many different ways.

No. It is neither possible nor necessary from social perspective. Even economically most successful nations have only a minor fraction of their human resources highly specialized/trained, which is sufficient for society's needs. That is like a cargo train, where only a few engines can and do successfully drag lot more cargo cars.

Get exposed to both, even if there is no apparent need to do so.

One should try to...
- widen up the scope of life beyond just survival and comfort of oneself and one's own family

They would be lot more valuable if in country, but still add some value to the country in different aspects like forex support, new technologies/institutions, better life standards of their direct and indirect dependants and descendants.

I really appreciate and support the petioner. In fact, a poor and under heavy debts country cannot afford such a luxurios and very very expenseive residences to their Governors, and Ministers.

Moreover, I take the opportnity to suggest here that as a matter of fact we do not need the position of Governors in all provinces. They are constitutional positions and their powers be given to the Chief Justices of Pronvinces. In this way, we can save a lot of expenses and in this expense more than five thousands familites can be feeded.

Our next step should be to get rid of President position as well, as being the constitutional position his powers should also be given to the Cheif Justice of Pakistan since Govt is run by PM, President position is no more required. If you compare this position with benefits and expenses, believe me there is no benefit but only huge expenses. Also this position is casuing conflict between PM and also used to break assemblies for bringing another Govt of XYZ's choice.

Thanks for putting light on very important and relevant issue considering the current economic scenario of our Homeland. Moreover I would also like to add to cut the unnecessary expenditure and lavish way of living for the all high ranked armed forces officials where they are enjoying the best possible resources available for the country with tax excepted services including liquors.
Even a common man is dying for his survival, our Army chief is asking for a military aid of over 2 Bio USD.. What a shame!!!! , he should beg for the circular debt of energy sector rather than taking aid for the corrupt army officials.
Even after having a one of the best army with substantial army spending for the budget for the last 60 odd years along with So called Atomic Power, we as Pakistanis being killed on the roads of Pakistan every day either by target killing , suicide bombers , drones, deceases, floods , suicides. According to foreign policy of Pakistan and over- ambitious, a Punjabi saying always clicked in my mind” Saat dee Korh kili aur shateerah nou chabeh” meaning we are lizard but trying to hug a tree….. its totally our situation.

I hope that our coming generation will not suffer the way we have been suffing from this elite of Pakistan.

Thanks for your comments. Yes, I am sure if power of Governors and President are shifted to CJs they can handle it much better than these politicians who are not respecting and following rules and laws. At least CJs would be restricted to certian rules and laws being not a political party. If they become political party they can be challenged to any other court.

Now you can see that the President and Governors positions are non-political positions but now they are purely political and President House and Governor Houses are used as party offices whereas they are bound to remain neutral.

Talking to "ENTITLED PRIVILEGES" of army officers, the prevailed privileges are not entitled at all. How come you buy a house in Askari X in 30 K and sell to civilians in 90 K. The word of "Voluntarily" is not known to us and we wonder if someone can explain its nice meaning, like Hazrat Umar (Razi Allaho Anho) exercised it.

Just think how much expenses we can save by just vacating these unnecessary positions. Thousands of poor families can be feeded with this expense and/or we can move forward to get bail from World Bank/IMF jails.

Divine Gardens is far better than Pace wood lands.

Like others I will say its not fair to compere these two as Divine Gardens one of the most modern best located housing project.

For wood lands on daily bases you will have to go deep towards Hudaira drain on Badian road after crossing Lidar village and dozens of donkey carts and other unpleasant un safe things.

Pace woodlands is surrounded by phase 5 and 9. The only problem is 1.5 kms patch of bazaar and broken road. That part of bedian road would be contrsucted soon and enlarged as per my information.The posession is available, the society is small ,nice, beautiful and especially affordable. Main areas of DHA are minutes away. So ur practically living in DHA. Even in DHA itself some plots are near the villages.
As far as Pace Group is concerned they have an immaculate record all over pakistan even if some people dont like the political affiliations of the governor/owner. And most importantly in Pace woodlands u r buying an actual house which is constructed rather than a plan which can take years as in edens case. BTW i am their customer rather than a sales staff.

What is the total cost of DHA Phase 9 inlcuding CVT, transfer fee.

Are there alternate options on the CVT for example delaying the transfer (if yes, any risks involved).

don't expect you will hit on target while throwing your dart in dark.

DHA-9 was so for safest and low risk investment but it is turning in to the worst investment now. From the last 5 years who ever has invested in DHA-9 is loosing and every time dealer try to paint it rosy.

There is no need to invest in DHA -9 where price and time status is uncertain and not clear

I would definitely invest in DHA 9 for the following reasons
1) DHA Phase 7 is near completion and handover, Phase 8 is a small sector (S-Z Blocks only) and it will not take much time to develop. Main commercial broadway is already built
2) DHA 9 will be the only major project of DHA left in the shape of
files. Rest is already converted to Plots. Therefore, this price level will never come
3) Ring Road stretch which divides phase 5 and phase 9 is 90% finished. You can drive your car on it at a speed of 100 km/h. I did. Only road carpeting at interchanges is left.
4) Askari 11, which falls in the DHA 5 ext or DHA 9 area; Grey structures of houses have been completed. 3 - 6 months, it will be ready for possession
5) As Mr. CMY has repeatedly mentioned that 1 file of One Kanal is issued against 4 kanal of agricultural land in that area. The price of 4 kanal of agri land in that area is definitely 3 times more than the current price of DHA 9 file

Dear mmunir sb I suppose this website is for real estate discussions not for Masons and labors also. My Comments are just lighter part of it. On the other hand rate list of plots is becoming very heavy if you compare it with previous years because dealers have nothing to do much as sale purchase graph is going down like rock. Investors and Clients buy/sell something after making a detailed research.Property is under slum so better burn your energies and invest your money where it is rewarding.

DE MERGER OF AIR AVENUE

Dear CMY
There was rumour about de merger of Air Avenue ( Phase 8) from DHA . That rumour was supported at your LRE estate forum and even you gave your verdict that this de merger has been happened. There were comments that all Air Avnue plot holders have been ruined bla bla ..


My point of view at that time was that firstly it has not happeened because lot of ppl bought plots after merger on the name of DHA . How those ppl would be accomodated and there was point that how DHA would be return back merger fee took by initial plot holders of Air Avenue..

Secondly I would like to enforce here that what positive DHA has done for Air Avenue.How Air Avenue will be ruined du to De Merger , this logic needs clarification. My pint of view is that DHA come on main Air port road due to these societies.


So I expect from this forum free , fair and transparent opinion .

I think merit or demerit is secondary, first thing is that should a rumor be posted as a confirmed news???

The demerger has not been confirmed by either party, so it remains a rumour only. So i guess ethically, morally and legally a rumor should not be spread at all as a confirmed news.

Some how i have always felt that a biased behavior is kept towards this phase of DHA, even in rate list the rates of these blocks are seldom given. I may be wrong but it definitely needs a clarification from our brother CMY.

I hope this mail is not taken as a criticism but as a point of view, which may be different.

Well sir i think its good to share rumours cause if it has not been confirmed by either party has it been denied ????????? if it has been not be denied and all things are going as plan then you have point but there is something going on ..
As far sharing rumours are concerned let me tell you some rumours which became reality

DHA said it will not buy societies like ravian and other in phase it placed banners in dha claiming it but market rumour was dha is going to buy these societies whihc Dha eventually did ..

there was rumor in market that big area in dha phase 8 will be commercial but Dha denounced it later they announced Broadway commercial area ...

So sharing rumour is good so one can get alert while buying something

Bhai, even if we do not like it we need to face the reality. DHA is coveted housing society. Btw, i dont live there neither i've got any investment there. I am just a simple visitor of this website thats it. And if DHA has given nothing to AIR avenue why does the news of de merger bother you so much that you claim clarifications.

Just a clarification that yes, both parties have denied this. I have checked from DHA office and they say it is not correct and this piece of land is also DHA, similarly air avenue management also says that we dont know.

Secondly, my point was rumours should be shared, but categorically mentioning that it is a rumour and not re enforcing it.

DHA- air Avenue phase 8 merger is in danger. DHA is not transfering plots any more.I am personally a victim of this. Recently due to our efforts Corecommander Lahore has been involved to settle this issue. both DHA and Urban developers confirms that plots transfers is on hold.i request all plot holders to put pressure both on DHA and Urban developers to settle this.if this de-merger happens then all plot holders will be issue new letters from urban develpers but lets hope this doesnot happens.

I met nasir many times and always he was confident that de merger is an old story. Mr farhan talked with col adil and he told that demerger is rumour. So de merger is rumour and even officials at both sides are not confrming...

files are complete and submitted to DHA since May 2010 and DHA is not accepting them??????? even till today.plus DHA is not giving permission to start new construction in this area????? please advise .

No transfers are allowed in
DHA Lahore for air avenue and NEW house construction plans / possession are not allowed by DHA Lahore.

De merger is still not announced yet due to some powerful holders of plots in Air avenue but relations of DHA and Air avenue in very bad shape.

At one point recently even DHA sing boards were taken off in air avenue but latter within one hour they were put back on. Please call residents of Air avenue to confirm this info.


Air Avenue management (Urban developers) now wants de merger because what ever benefit they wanted from merger with DHA Lahore is already taken by Urban developers and DHA insiders by off loading most properties at highest prices that were bought at dirt cheap prices before the merger. Now Urban developers want de merger to happen soon to keep collecting air avenue transfer fees revenue in future and want to have power in their hands to convert Urban developers held Air Avenue residential plots into commercial plots and sell those at many times more value as commercial plots of smaller size then their current larger size residential plots worth.

DHA will not change any map of air avenue once again if DHA was in control because any conversion of residential plots to commercial plots in Air Avenue devalue commercial plots on Broadway commercial area and in Parkview.

Urban developers dont see any more benefit to stay with DHA Lahore. Please also note since merger day DHA Lahore always treated Air Avenue plot holders and their management as second citizens so may be Urban developers management is on right to ask for de merger and refuse to pay anything to DHA Lahore for merger or even cancellation of merger. Urban developers management claims not even grass was cut once in Air Avenue parks by DHA Lahore during all this time since merger was announced and not a single brick was laid in Air Avenue by DHA Lahore so Urban developers management dont give a damn if DHA Lahore keep them or leave them.

Update
Due to lot of pressure from current plot holders Air Avenue management have given up on many demands of DHA like land of grid station etc to keep the merger going according to original agreement.

DHA Lahore is now transferring plots if owners have an allotment letter issued from DHA Lahore.
