Can anybody update me what is the current status of CDA Sector I-16. Someone inform me that construction work is started now. I have a plot size 30x60 double road I-16/1. What is the approximately value if anyone have some information please write to me. Thanks

Sajid Shah Sahib(and other)can you please comment on I-15 also? Especially the flats for government employees which were offered for just 14 lakhs a few years ago but never constructed. Suppose they are constructed in five years, would they then not be worth a lot more than the price of 14 lakhs? Is it a good idea for the allotees to hang on to it or should they sell it off?

prices is lowest in I-16 so its really good for long term investment for (5~8) years when new airport fully functional and all facilities available in this area

I think I 16 has great potential for investment in future due to it's
location. As it is only 2~3 km from G>T Road/ IJI road/Choar choke in the map acomplete master plan keeping reserved area for every thing as per standard of CDA.construction of dedicated grid station and water supply is in progess. Basic road infrastructure is already completed .every alloted plot has present on site owmprocession physciallyAs already discussed near to new airport and motorway link road . Offered price in recent balloting for 8 marla 14 laks in instalment is quite reasonable

BT has changed my plot
location. Also after depositing development charges they are asking more money for possession, utility connections and map approval. While map of house has to be approved by town committee also. I also heard from one property agent that if you purchase plot in BT sector C and pay even all dues and get transferred on your name, BT can change your plot no and
location at any stage. It is totally unfair and badmashi. It means if I select facing park plot and want to construct house after 1 or 2 years, then the locatioon might be changed near to grave yard, which means they want all the people to invest in BT and then go to the grave soon. BT has good development but very bad reputation and imposing many hidden charges again and again till cloths are on the body of a man.

I am affectee too. I had a plot in Ph 8 BT RWP. It was a nice
location plot according to MAPs available on the net including LRE. But in RWP a property dealer showed me a new MAP and my plot location was totally different, I was really heart broken.
What right they have and they never even bothered to send any letter that there is a new MAP, and their website is most pathetic and static. With an organization like that, the website is no better than a anybody's personal website. LRE is way way better.

Pakistan Property Capital Value Tax (CVT)

ISLAMABAD: The federal government has abolished the four per cent Capital Value Tax (CVT) on transaction of immoveable property up to one kanal from July 1, 2010 in the aftermath of the 18th Amendment under which the CVT imposition now falls in the provincial domain.
The Federal Board of Revenue (FBR) is no more empowered to collect four per cent CVT on transaction of immoveable property. It is the right of the provinces to decide the ultimate fate of this tax.

“Now the CVT on property is a provincial subject in the aftermath of the 18th Amendment. Therefore, the CVT has been transferred to the provinces and the FBR does not have the authority to collect this tax,” FBR Member Direct Taxes Asrar Rauf confirmed on Sunday, when our sources contacted him. The official sources said that the FBR had considered at one stage to reduce the rate of CVT from four per cent to two per cent and exemption of tax on land transaction below one kanal. “But after the 18th Amendment, the right of imposing the CVT on land transaction is a provincial subject,” the sources added.

To another query, Asrar Rauf said the registrar of the Revenue Department, and vehicle registration authorities of provincial governments were bound under the law to furnish details of land transactions as well as total registered vehicles before the FBR authorities on quarterly basis that would enable the tax authorities to undertake action against tax evaders.

He said the FBR had collected Rs 2.5 billion from 4 per cent CVT on land transaction during the first 10-month (July-April) period of the outgoing fiscal year, so the cost of abolishing this tax would be hovering around the same level.

However, Chairman FBR Sohail Ahmed told this reporter that the provinces were raising objection to the CVT imposition on land transaction, so it had been shifted to them. Separately, the official sources confirmed that tax authorities had also found that the revenue collection declined after doubling the rate of taxation on land transaction in the shape of the CVT up to four per cent from the earlier two per cent during the outgoing fiscal year.The FBR had envisaged tax collection of Rs 15 billion with the imposition of four per cent CVT on land transaction in 2009-10 compared to collection of around Rs 3.5 billion in the last financial year 2008-09 with two per cent CVT.

But it ended up with tax collection of Rs 2.5 billion in the outgoing fiscal year, indicating that massive under declaration was the order of the day ast the provinces were collecting more taxes on property transaction but the federal government was unable to get the desired results. Finally, it was decided that the CVT would be shifted to provinces.

ISLAMABAD: The federal government has decided to transfer the collection of Capital Value Tax (CVT) on immoveable property to the provinces from July 1, Israr Rauf, member (Direct Taxes) of the Federal Board of Revenue (FBR), said on Sunday.

Talking to journalists here, he said that the CVT rate on immoveable property has been reduced from four percent to two percent with effect from July 1. At the same time, the CVT exemption on transfer of immoveable property measuring below 10 marlas have also been withdrawn, he added.

Under the constitutional reforms package approved by the parliament, the taxes on transfers of immoveable property have been assigned to the provinces, Rauf said. Now, the Federal Board of Revenue would have nothing to do with the Capital Value Tax on immoveable property, as it has no more mandates to collect this CVT.

I have a plot in Wapda Town Phase-2, I bought it almost 2 years ago and since then I can notice a lot of construction activity going on.
1) I wanted to ask if anybody has information regarding it Main ACCESS Road issue?
2) Is it wise to keep the plot for another fews years or sell is now, as I am getting a reasonable profit on my investment?

There is no use of keeping the plot to gain un-natural profit, if you can wait for at least 3 more years then there will be some activity... you can say 20 25% more than now... if you compare the money value today as at the time you have purchased its almost same... in terms of purchasing power....
prices may be raised but value of money is same if not decreased (for local market)

Tax department has some criteria through which it decides monthly rent of some property. The notices are sent on the address along with Chalan form payable to National Bank Ltd. In Lahore these notices are being received nowadays.
I understand that property tax is not paid with income tax. You will be paying income tax on the income of rent but property tax is a different matter and it is paid through prescribed form.

I want to pay income tax on my rental property as I have rent out one portion 12000/ per month. Shall I will approach to Islmabad income tax office? As per my understanding my yearly income is not increasing 150000 which is exampted and in current budget I heard increase the 300000. In this case I am not applicable for income tax. Please give me adivse. Sorry I have very bad english but I hope u understand my problem

Your English is much better than mine. Language is for communication and it this purpose it being fulfilled then nothing to worry about.
You have not mentioned the size of plot on which your home is constructed.
You are not supposed to
contact income tax office for paying property tax. For this purpose you need to contact Excise and Taxation Department Rawalpindi/Islamabad. Its contact number is 9271926.
If your plot size is about 5 Marla then forget every thing as it is exempted from property tax.

Thanks again about your prompt reply. My plot size is 20x40 and I am enquiring about the rental income tax property as I rented out my lower portion. Last year rs 150000/- was exampted to tax. I heard that in current budget government increase the limit from 150000/- to 300000/- as my rental income is 960000 per year. could you please advise me about it.

Always welcome.
Your home is exempted from property tax. This is the reason you had not received a notice in this regard.
Now the matter under discussion is income tax from rent as well as from other sources. You will need to deposit tax (if any) with your annual return.
Whether your income is exempted from tax or not, I could not say any thing about it as my knowledge and information is very limited in this regard. May be some other friend on this page will guide us.

Dear Pardesee, You are right. In the recent budget announcement, incom ceiling upto 3 lacs is exempted from income tax. Previously it was 150000/-. If your total income including rent of the said house does not exceeds Rs. 300000/-, then there is no income tax to be paid by you. Regards
