Hi Folks,

I am based out of Dubai and currently looking to invest in Lahore in some good commercial land for development. Already have some property in DHA but looking for better opportunities with goal being of developing a commercial structure.

Not intereted in Broadway etc which is going to take a decade before it buzzes with life, but an area where there is potential growth and population shift in the next couple of years. Only looking for DHA properties please.
If any advise can be provided on where is the next hot spot to invest in for medium/long term then would most apprecaite it.

I think you should investigate Dha phase 5 CCA (central commercial area)4/8 marla plots! The area is almost filled up and lots of new plazas have been/ or are under construction!

DHA PHASE 8 Airavenue commercial area. Best location in DHA present areas. Direct approach from airport/phase 6 via phase 8 main blvd and section from broadway. hopefully will become hub in future ?

You should also consider Main Boulevard Commercial, Phase 6, DHA next to proposed World Trade Centre. It is the main road passing through Phase 6/7 and Phase 8 towards Barki road, having exit to Lahore Airport.

This is a potentially inflaming statement. You may (or may not)be correct. Can you list top seven cities of Punjab and Sind (and other provinces)along with amount of load shedding in each, along with your source of information.

Sometimes our casual observation is very different from reality which can only be found by scientific collection of data.

If you are correct then the next question is why is the Prime Minister and Wapda Minister both from Punjab letting it happen? Why is Punjab government not saying what you are saying.

Dear Disagree I am sorry if you felt that my reply was creating division. That was not my intention.

From what little information I have, only KESC and WAPDA are responsible for power generation (either by themselves or by their sub-contractors such as IPPs) LESCO, IESCO are only responsible for power distribution. They receive power from WAPDA and distribute it in their respective cities. KESC does both (generation and distribution). WAPDA used to do both before LESCO etc were created.

Dear "Need Justice" I totally agree with you. There may be many other arrangements, many other ways WAPDA might be helping KESC. This is too big and complex for me to tackle. I was only trying to explain lahore bhai the reason for difference of load shedding timings in Karachi and rest of Pakistan. Please forgive me for any mistakes. This is really too complex for an average guy like me to comprehensively cover. My information is limited to what I found on the net.

dear, in wapda-kesc agreement there is a clause that in times of shortages wapda can limit supply to kesc. in past before ppp govt the wapda used to limit kesc supply in proportion to shortage in rest of country. why not now?

the argument that absence of 600 megawatt would make "little difference" in rest of country but big difference in karachi is just laughable. first of all no one is asking to curtail all 600 megawatts, but to distribute fairly and evenly. besides that if karachi is 10% of pakistan, does it mean that 90% of pakistan should happily suffer 1 more hour of already severe load-shedding to save the 10% from 9 hours?

if a father takes away some parts of a badly needed resource from 9 brothers already suffering and gives the whole sum of those parts to 1 brother so that he suffers less, is that fair?

now, the electric power supply to kesc is indeed not the major part of trouble. the troublesome and gruesome part is the distribution of natural gas for power generation.

furnace oil is four times more expensive than natural gas. the kesc is being given 130 mmcfd natural gas of its requirment of 270 mmcfd equivalent fuel, but the northern areas genco's are being given absolutely no gas for their requirement of 446 mmcfd equivalent fuel. is that fair?

DHA Phase 6, 7, or aath ki kamar tot gai hai or abhi or totay gi, this is not the time to flood the DHA market with thousands of more plots. before you know it plots in Phase 7 will be selling for 20 lacs and in Phase 8 they will be selling for 30 lacs.

Big problem, your analysis is based on what? Every single plot in phase 6,7 and file in phase 8 is already owned by someone so there is no question of flooding new plots in the market.

To your point, I doubt if you will be able to buy a property in DHA 1-8 in your budget of about 25 lac. My suggestion to you is to buy in Phase 9 or Bahriatown 10 marla plot. Another thing is to increase your budget and buy a boundary plot in Phase 7 for about 30 lac.

According to the DHA 8 map study bad location plots will effect the good location plots not only in phase 8 but in 6 and 7 also as these phases are not establish yet and are still in plots shape.

These are all speculations to paint a very pessimistic view. Look at the location of Phase 8, it is the closest DHA phase to cantonemnet. Even if there are any bad locations, its ludacris to say it will affect phase 6 and 7. If that logic holds, check the rates of the bad location phase 1-4 plots and compare them to the reasonable location plots. Even the worst DHA phase XX and plots close to Charar in Z block, are they at bargain price?

It may be true that it might take 8 years or so for Phase 8 to look like Phase 1-4 but then again based on its general location, in 8 years its price might be well over 150 lac. I think after the ballot, phase 8 prices will be 48-60 lac depending on location. Its just wishful thinking that you will be able to buy a phase 8 property at 35 lac and its going to drop the price in phase 6 and 7.

p.s. I dont own any file in phase 8, just trying to analyze the situation.

Another perspective:
In a country where you have to spend 14 million to buy a Prado, I think 5.5 million for 1 kanal plot (that too in installments) is peanuts.

If you look internationally, people spend a lifetime paying for mortgages whereas for an SUV type vehicle lease they can easily pay off within 5 years.
