Procedure for obtaining a flat or a house in newly under construction Project in Pakistan is still same like before i.e to pay money at frequent intervals based on certain completion benchmarks.
Are there any Projects in which 10 to 20 % is given as an advance for booking & then Contractor/Developer completes the Project. Remaining is paid by the OPwner at possession.

Usmani sb, central park/bahria orchid these projects are only for long term planning at least 10-15 years then you'll be able to build home or get profit. If anybody is saying central park developed society because gate is ready then listen there is no population in central park and near this park just go on lahore housing schemes map.

I went to Central park couple of days ago and saw a house for sale one of the 3 houses there so far. I am planing to buy a plot there looks nice but yes might take some time to get populated.

Any one like to share latest position of LDA Avenue-1. When it is going to be handed over to allotties? Why people are being punished for investing in LDA Avenue. Nobody is there to question the lords sitting in LDA offices about the progress of development of the scheme after almost 9 years. Who has paid LDA to slow the process till the completion of sale of all the private schemes located in the vicinity rather located far away from it. Is not it an intentional delay as Railway Authorities change the times of trains in favour of road transporters after taking bribe from them

Looking at satellite images it looks like LDA Avenue is largely completed so if they haven't delivered possession then it cannot take too long, so you may not need to wait for too long.

I have been hearing about balloting taking place after every few months, for the last couple of years now. Until there in a formal announcement I would not believe it now. I don't think anyone should rush out to buy just because of balloting like these rumour spreaders would like us to do so.

My father is an advocate in Lahore high court, I am thinking to file a petition in the court against DHA Lahore since thousands of pakistnai have invested billions of rupees in these schemes, especially in DHA-Phase8, PV etc. however, there is no plan of development and balloting is available from DHA Lahore.

Just wants to seek your thoughts about it?

you should go a head. billions of billions invested there, but in near future there is not any kind of clue of balloting even by the dha. they dont even want to tell the expected date even. it means they are playing with people money ?

One of my concerns is that if we delay payment of development charges, DHA is quick to levy penalty on late payments. But, if DHA delays development of certain phase nothing happens. Example phase 7 development charges (last installment) have been paid in June 2009, DHA is still behind of developing certain areas in phase 7. Please share your concerns here. Thanks

Although I am here in England,I have checked it with CDA,they have symbolically allocated a few plots during the Prime Minster ceremony(less than ten) .They are currently working on sending the appropriate letters to the allotties,also Gas/water needed to be sorted out.In my opinion it might take 2-3 months when you will start to notice proper construction activity.During my last visit to Pakistan,I visited the said sector and was impressed with the location ,but there was problem with the entrance road into D12.

I agree with Shahid sahibis assessment. Please wait 2 to 3 months and you will see a lot of construction activity including mine Insha-Allah. It is only been 2 weeks ...

Entrance to D-12 has been fixed as well from sector E-11. More access roads will be constructed soon I believe from other directions.

Looking at the current rates of D-12, I am surprised they have not changed much despite the possession. I was expecting a 10 to 20 percent jump, but don't appear to have happened yet. If true, I think it is still good time to buy. Depreciation to Ruppee is still a problem for overseas investors though ...

Thankyou Khayyam,I beleive there was a notice from CDA in "Naway-waqtt" as the procedure re getting posession, only yesterday (news from Pakistan).It was a long wait but hopefully worth it,the next stage is probably getting a blue print/map from the arcitecht and then to start the project.Are there any reliable arcitecht/contractors in Pindi/Islamabad?What is the estimate of a 7-8 beded nice house?Can someone please mention in terms of actual price but not in terms of per square feet?I know the per square feet is approx.Rs 15-1600.Is there any web site?

I don't think that work has even started on Phase 9 yet, and I don't it will start either until Phase 8 has been completed. Even if it was completed who would want to live that far out when Phase 8 is still unoccupied, and only a few blocks have been completed and no construction activity has been allowed yet.

The first question has been answered many times already just do a search. I Don't know the upto date prices of 1 kanal.

A few blocks of Phase are developed and ready for construction but no construction is taking place because perhaps Bahria is waiting for a few more blocks to be developed of the safari valley blocks to be largely occupied before it focuses on housebuilding in Phase 8 blocks.

Plots are in depression area and land is also filled. Area is near river bank and 20 to 30 feet lower than Phase-5.
Phase 9 no scope or construction chance in near future.

In phase the chepaest you will find for 10 marla is 25 lakh and that because of depression or khada plot. otherwise it is almost same price as the phase 4 etc.. good plot is not less then 30 lakh for 10 marla
