Rental Question

I have a kanal plot in E-11. I am thinking of building a plot and renting the house. The house will be built with western standards (Two units with 3 bed/3 bath unit each). I need answers to the following questions especially from brothers who have gone through similar experience:

1. How much can rent can I expect from each unit?
2. No offense to locals, but can I rent the units to foreign staff/NGO's etc? I have heard horror stories about evicting locals :-(
3. How hard it is to maintain a house while living overseas?
4. What are loop holes and things to avoid etc while going through rental process.
5. What are the top three advices you can give to someone who is thinking about what I am thinking?

All suggestions are welcome; though advice/experiences from brothers who have done something similar would be greatly appreciated!

you can build a house in separate potions mean ground and first floor.

1, 60 thousand for ground portion,45 thousand for first floor.
2, no problems.
3, very difficult or even impossible.

contact some good property dealer but there is no guarantee to get

As for getting good tenant, I am hoping that by renting to some non-Pakistani I will have an upper hand. The assumption I am making is that a non-Pakistani is only there for work, a limited time frame and therefore do not intend to 'occupy' the house for longer than the lease. Again my apologies if I am being offensive to anyone. I just don't want to get in a predicament where the home gets occupied by some jerk. I am CERTAIN that most locals are nice people; it's a few that makes this world polluted and unbearable at times :-(

In F-7 we have had great experience with foreigners as our tenants and have never tried Pakistanis out of similar fears as expressed by KS.

Our house will be vacated this year after a long time. Can Atiq bhai and others in touch with the market please comment on current conditions. Let us say a single unit house in F-7 could be rented at 2.5 laks per month three years ago. What rent level can the owner expect in 2010, from a new tenant (higher than before or lower). Is the availability of foreigners in the market same as before despite security issues.

KS you are thinking on correct lines but you have to have some close family member in Islamabad to take care of the house. I know someone who moved to USA 15 years ago and has three Kanal house in F-8 which is now laying waste due to lack of care.

At present Living and investing in Pakistan is like playing lottery. There are so many good and bad people. Poor and rich have problems of their own. No one can predict, you can win, loose & /or get killed it is all matter of luck. You should just pray Almighty Allah SWT protect you from bad incidence and protect the motherland.

Don't runaway as your presence is must to protect this great piece of land Pakistan.

Loan on property

Recently there had been some Frauds about Houses Sold on which Seller had already taken heavy Bank loan. I am not sure what is mechanism and how to avoid this Fraud. As most of societies/Patwar Khans easily issue Duplicate Papers. So even if seller have deposited original papers in Bank still he can apply for duplicate. Can any Banker explain how one can check this issue. When a property is Pledged by Bank then what happens. Doe Bank take possession of Property if not then how to make sure that loan has been not taken on Property. Does most of Banks have same procedure or there is some difference in that.

Best way is to give an advertisement in newspapers that u r buying House#x, street#y, z-housing society.....and write that if any one has claim or objection, then he suld
contact you at you via phone#abc within 15 or 20 or 30 days.

Then save those newspapers for any future problems to show in court. It might help but i dont know exactly how much help these ads can give in court especially if you have not bouht from original owner. You must contact some lawyer for detailed info.

It might look repetitive but I think it is the most important question concerning investors in property today.

Why Parkview DHA 8 file prices are almost a million Rupee lower than DHA 8 proper?

What are the risks involved if one buys Park view files versus DHA 8 proper files? Is the risk only confined to having a plot across barki road or is it more significant (ie not having a plot altogether)

Is this price difference due to Land Mafia or is it REAL?

Please comment, and if you have any credible source to back up your argument it will be of great contribution to people who have either invested or are ready to invest their hard earned money. Thank you

Possibility of across barki road is the only is the only factor.

DHA has never defaulted on any project, so not having a plot altogether is out of equation.

Also note that when you buy a parkview file. The allotment letter states DHA phase-8. It does not say DHA-8 proper or Parkview Phase-8 etc.

Dear Sir,

A lot can be and have been said on this topic but i believe the truth is that the real estate buisness in pakistan has huge potential for future.

Various sources have revealed (mostly media and housing ministry) that there there is a shortage of 6-7 Million house at the moment and the demand and supply gap is increasing everyday. The two main hindrances at this time are (i) law and order situation of the country and (ii)economic crisis .i.e. inflation or reduced buying power of our countrymen.

Keeping all this in view, i believe that once the economy+law and order situation improves we will again see a lot of progress/activity. It does not mean that the
prices will be skyrocketing like before but an overall reasonable gain will be visible. Its gonna take some time before the investors gain some confidence and come back to invest in real estate sector.

Future of real estate in Pakistan? Depends on how far into the future you want to look. Over the longer-term the outlook is good and the fundamentals are good for the sector. Population is rising, there is a growing middle class, Pakistan has immense potential so the housing sector should do well. In short-term I don't think it will do as well. The economy has not grown so strongly in the last few years. The population is struggling with the increase in
prices of many items which means they have less disposable income available. Then many new housing schemes have been launched and most of them are still unoccupied to a great extent. Every middle class family has more than one plot already to build a home. Speculators have largely disappeared from the market. There is excess of supply over demand and I cannot see the picture changing in the next few years. Prices generally are going down towards their correct level rather than the inflated bubble prices of a few years ago. Only about 25% of the Pakistani population can actually even afford to buy a plot. So my view of the market is not positive for the next few years. After a few years the market should start to recover again.

I read about 25% from some research paper by some scholar on the internet. Don't have the details from the top of mu head. Say it costs 1 million to buy a 10 marla plot in an average modern housing scheme, 75% of the general public will not be able to buy that I guess. This is not surprising when you consider that 30-40% of the population are living below the poverty line or around 60 million people.

I agree and donot agree with your comments at the same time.

I agree that light, water and natural gas are problems alongwith devaluation of rupee but we are not the only ones in this world therefor i believe it is unfair to compare our country with somalia and Nigeria. The basic difference between them and us is the industrial infrasturcture. We just need an average(not even a genius) leader to move a long way ahead. Yes there are problems, but who doesnnot have problems???

Look how much and how fast we developed in early days of Musharraf and Shaukat Aziz. They only lost the game when politicians around them treated them like gods and they actually started thinking the same way. We, as a nation, have proved in last 10 years that if provided the right conditions(not ideal) we can develop very quickly. This PPP is killing us at the moment.

Talking of problems, just for information to all, power crisis is not going to be gone in next 1 to 2 years minimum, after which situation will start improving. Wapda can do better than this but they dont have money to pay for oil to PSO and independent power plants (IPPs). I am saying all this with authority bcoz i belong to power sector. Next government can improve the situation very fast if they are able to stablise the economy of the country.

I am not very hopeful about gas too (no new gas fields being discovered in pak and iranian gas not likely due to political and security problems with US and in Balochistan)but there are many countries who dont have natural gas and use LPG which should be ok.

I think this is enough for now...this is turning into a lecture but i must say....."Mayoosi Gunah Hai".

Sorry to hear that you lost your aunty. I guess it depends on the type of person that you are, some of us worry and some of try to use logic as much as we can and to leave the emotions to side.

Personally I look at things differently. I try to look at the probability of being killed in a country of 180 million due to a bomb blast and I think that the chances are pretty slim. I think you have more chance of dying from a heart attack than from a bomb blast. But as the word terrorism suggests the aim of the bomb blast is to kill some people but a wider aim to terrorise the people.

Every country has moments when it goes through a civil war like situation and even terrorism. It happened in the U.S and U.K and they lost more people than we did, but they did not lose their resolve or wanted to live in some a different country that was an easy way out. I have confidence that the situation will improve within the next few years. Not everyone has imagination some need to see things to believe and some believe in things and thereafter create them.

one of the things to note is that for the last few years short term interest rate was at 16% or so which crippled the purchasing power of flipping investors along with tighter credit.

with inflation getting under control and interest rates dropping...I forsee better situation on this front. this should help realestate
prices in the near-term.

i personally visited I-14 sector in 2006, 2008 and finally in Feb.2009. CDA has given possession of I-14/1 and I-14/4. Development work in I-14/2,3 was in progress. Most of Roads were complete. CDA has constructed a School/College building alongside main road entering the sector. entire area was free from any other illegal possession/construction of any village.

I have visited I-14 sector. It is a good
location. access to islamabad and rawalpindi is easy. local transport is easily available in the area.

two things which bother me are
1. it is located at the back side of kohinoor mill. The mill waste materials are pounded at the back adjacent of I-14/3 side.

2 there is a very huge dump of garbage at the end of I-14/3. There is smell in the nereby area and flys are in abundence.

due to these reasons there is the possibility the the under ground water quality can be contaminated. Also there is a stinky smeel most of the time specially near to I-14/3 and begineng of I-14/4.

Other then these two observations it is good location for investment and residence.

If any one has some views / clarification regarding these health issues in this sector. It may be communicated to me at . thanks

Dear Friend

Dont trust your friend. I purchased a plot in I-14 from my friend (he is a property dealer too) in 2006 for Rs. 1.3M. In 2006 US$ exchange rate was Rs. 60. He told me that in 2 years plot price will become Rs. 2M and it is the best investment. Till now nothing happen in I-14. Still same condition. I can not even found a buyer at Rs. 1.2M (today US$ exchange rate is Rs. 86)

But still I-14 is cheapest sector of CDA. Who knows in next 10 years it gives you some return? but i would suggest better to invest in G-14/1, 2 & 3.

Malik you are absolutely right same is the case with me. I had purchased 30*60 size plot 2 years ago on cost of 16 lac. Currently same price is going there is nothing increase a single rupee in price. I think i have read from some where that it has decreased the price.

I think now everyone should understand why I-14, is purposely kept behind inspite of its great

as u mentioned it is village, and very old village big enough that cda cannot remodel it as model village. apparently it will stay as a village............it is not clean, mostly broken/kachi roads/streets.
i got no idea about price....

Mr.Raja for ur poor information this area is located in chak shahzad and v near to farm houses where all the elite class of pakistan lives specially its very close to mr.musharafs farm house.
Secondly this project is announced by CDA and its a proper approved housing plan and the lay out plan has been prepared through GPS Tech. and the map is finalised, sector planning is like any other sector of islamabad unlike any other model village.Main sector road has x axis and y axis 150 wide road and streets are 40 ft. wide
much much better planning then any other village, total lush green area and ppl wish to have a peice of land there in this area.
it is located in zone iv and eventually CDA has lifted bann for construction and housing schemes in this area.Its a very plain area no topo graphy and covered mountains same like E7 and D12.

Award against 7200 effectees have been announced and in first phase of project 40% plots shall be alloted and rmaining 60% in second phase.According to an unoffical source board meeting regarding announcement of 4200 plots for cda employees is expected to be in this month.
Mr. Raja kindly dont misslead ppl this is not a private project like police foundation or multi professinals E11 and u always seems to be promoting tht area s to everyone and your old post are availble regarding tht.So kindly comment only where u live and what u know as u said u often come to islamabad and I am living here and know each corner of islamabad.

Dear CMY / Adil Shb / Any Brother who can help my question,

I have two plots in Gulmahar, Bahria Town Sector C, and I am supposed to pay development charges (paid 50000 each for both plots only). I have no plans to build my house there in next - 10 years, and I was thinking of selling these two plots and buy one file of DHA Lahore phase 9/10, and leave remaining money towards DHA Phase 8 devlopment charges ( I have one DHA 8 file too), after balloting,

Can I please request your expert advise about it,

Not sure what advise you are looking for. I think that you should keep the plot in the scheme where you would want to build a house and to live, so if you prefer to live in DHA as opposed to Bahria then it is fine. If you are asking if price of Bahria or DHA will rise more, then the answer is that both will rise or fall generally in line with the rest of the real estate market in the country, with the exception that
prices may rise a little extra when you get possession, or if the area becomes largely occupied. In ten years time I think DHA 9/10 will largely still be unoccupied. Phase 8 might be partly occupied and Bahria Lahore I think will be fairly well occupied as it has a head start. Its difficult to predict the prices in 10 years time as there are many variable factors that could have an impact on these places. I think the best approach is to just to go with the place where you would feel most comfortable building a house.

I think that you if take a long term view then you would find that over say 15 years, a person that owns a single plot and a person that has flipped his one plot several times would still end up with the same overall return. However it is possible to benefit in the short-term at times, but then you have to get your timing right.

My plan is to build my future home in DHA 8, and as BT keep on changing their mind and force extra charges periodicaly, so I was thinking I may end up paying them .. a lot extra than a plot's market value. So far my plots are not moved to Bahria''s new development on Raiwind Road, but who knows, when they make up their mind to relocate more plots to Raiwind road to facilitate some more project .. as they have not moral values ... and are really good on breaking promises and comitting NEW false promises ...shifting plots whenever they feel like ...

I dont know why people on this fourm think they have IQ's above 150 because people are so ignorent and impulsive and quick to act with out finding out the full facts. The people who invested 8-9 lacs in BT 2-3 years ago (even in a 10 marla plot) have made 4-5 lacs profit and people who invest ed 25-30 lacs in the Sector C Comm area have made close to 2 million in profits, Please dont go on the wording of these gready DHA dealers who just want to fill the big stomachs with dishonest money. The poor's who invested in DHA have suffered the same amount in loss that BT has given in Profit. From any part of lahore DHA and espacially the new phases are as far away from Lahore as is BT.

Baigh sahib I would urge you to give BT two more years and then I guarantee you that you will want to make your house over there due to its heavy population content and self sufficient infrastructure and i can say with full confidence that DHA 8 won't even be balloted by then. I know BT has done a lot of immoral thing towards its faithful clients but atleast now we are starting to get some reward, I mean DHA has done all this and there rates have plummeted to boot.

I Think Bahria is Fair but Investors are not, Plan to defer construction for 10 to 20 years in fully developed society is discusting. To Mirza I would advise to quit Bahria otherwise they will charge too much as no construction charges, He can switch to some other society where regulations are not that tight.
Now a days if you are getting a plot in 20 lakh in developed society, You are getting Land free of cost as Govt/LDA dues plus High cost of development and fee of lands Roads parks etc cost about 20 Lakh per Kanal in lahore.

Siyanay Kehtay hain "Dont put all your eggs in one basket". You want to put all your money in DHA, becuase this basket looks better... your call my friend. But rule of thumb is that you minimize your risk by diversifying.

And i think DHA 9 & DHA 8 are inevitably linked because both of these projects are under DHA LHR, failing to deliver on anyone will delay the other one as well. We already keep hearing abt the controversial Park view
files in DHA 8. I could be wrong, because Bahria Town is no good either.
