Any one can share the Expected date for CDA I-16 Balloting ?
More then one and half month pass but CDA not announced the Balloting date of I-16 plots. Even CDA already get 25% of plot price as advance and 5000 for applicable fee :(

Salam All,
I came across a gentleman that informed me that their is soon going to be an increase in the property registration duty, I wanted to ask the members if it is true or just rumors since I am currently in a ongoing land deal and an increase in the registration price would be really bad for me.

previously there is no land transfer fee on 1 kanal or less size plots/house. Now you need to pay 4% of total transactional price.

How to evict tenants in Pakistan
Dear Readers and fellow decent pakistanis,

Can you please tell me how to evict my tenants who refuse to leave. I have given them 2 years notice, written, I also have an agreement that they will leave and if they dont they will pay me a set amount which they are refusing. I am not a gunda, I am a decent law abiding overseas Pakistani.

2 years notice??? Since your tenant is crook, he will never leave your premises until you negotiate some bargain by involving some elites of your area. To my understanding, as you are away from Pakistan, he is taking undue advantage of you being away. In Pakistan law never helps owners of property and lawyers as well. I have come across the same situation 3/4 years ago at DHA Lahore. I suffered a lot financially and emotionally. I was able to evict him by paying him some money through 3rd party. For crooks agreements have no value other than a piece of paper. Is he paying the rent on time? This is most important. My advice is do not seek courts recourse or help of gundas. Looks like you have exhausted all efforts to evict your tenant, but please be patient and try to involve some influential people of your area and try to get some written understanding from your tenant. Good luck!

Hi, I have tried to involve influential people they agree to leave by a certain date and then dont, these tenants have no shame. They want to pay rent which is well below market and they wont leave. I am so fed up of Pakistan and the pakistani way of cheating, lying and backstabbing. Is it worth applying to the courts for a eviction notice? and how do u enforce it?

If your property is in DHA, Cantt or Bahria Town I think society might be able to help.

Don't involve Police/Courts/gundas(same thing in Pakistan) because you will end up loosing more money.

You are left with two options pay your tenants off and/or involve so called influential people.

Don't give these people incentive to leave as that is rewarding bad behaviour and only encourages them to do the same elsewhere. It will encourage this practice further. I would suggest that you speak to a lawyer or a property agent who should be able to advice you as to the right course of action. Many people rent out property in Pakistan and there must be a mechanism to evict tenants. I agree with someone else that crooks are not bound by agreements.

you are citizen of pakistan than why worry about it ?I have a plot in Karachi and one resource full person of Pakistan Ranger live there and he takes stay-order from court 10 years before because he don’t like neighbors around his house so we 20 poor person can not make home our own plot You can imagine what a corrupted mind of this officer and as well as judge.give a stay order on empty plot .

Learn a lesson, never give house on rent lesser than market, And always keep on asking for hike at the pace of Market. When tenants are living at far below rent than market, they get shock when you ask them to find house.

If you have documentation to prove that this is yours property and you have rented it out, go to a reasonable lawyer. The Law course will take 2 to 2-1/2 years and yours house will be vacated through court. In the meanwhile your tenant will deposit all the rent in court for this period.

you may give notice of eviction to that family under subsection 2 of section 13 of Punjab rented premises act 2009 and after serving the notice you can file an application to Rent controller under sub section 3 of section 13 of the same act

Today I recall a very old mail from brother CMY. The title was Lahore is changing by posting under-construction plaza and malls in Lahore. Now a days I'm reading lots of news about demolishing that beauty of Lahore due to some irregularities. People named this a Grave Yard for Life.

I don't want to discuss on politics issues or irregularities but request if someone can post the latest pictures. So, that we overseas can see that Lahore is changing again. As more overseas invested their life time saving in those commercial properties.

Demolishing plaza is for the safety of people. Some buildings/plaza that are not constructed according to the required safety rules must be demolished so as to save people's life and property lateron. See what happed to Margala Tower which was initially designed for some stories but lateron they buildt some extra stories that caused a big loss during earthquake. Big story buildings must be built according to the safety rules strictly; otherwise, they must be demolished from the beginning to save future lost.

Moreover, illegal constructions done by scums must be demolished to kill their monoply who deprive others from their rights.

Dear Friends

Few days back I read in daily Jang Islamabad news that CDA is going to launch 3 more sectors D-13, E-13 and F-13 all these sector will have 50x 90 1K plots only.

How true this news is ? and is it possible for CDA to launch any sector before settling the issue of sector E-12 which not touched for developed yet.

Is it not the fact that the said sector of E series is much more difficult then E-12. Don’t you think it is just day time dream of CDA that they can launch these new sectors? Islamabad experts are requested to write their comments.

Yeah thats very truly that such news are nothing but statements appearing periodically in the news papers on behalf of CDA just to give the impression is CDA is afterall doing some thing. I have personal land in sector E-13 and for the past 07 years or more, on and off, after every couple of months, I have been reading the news that CDA is going to launch the new sectors but practically the progress is nil. The construction of illegal structures in the sectors actively underway, however, like in each of its department the CDA has turned a blind eye on it, soon like the sector G-12 CDA will never be able to acquire the land of these sectors, but who cares, the officials in CDA are just interested in their salaries and the bribe they take, as as long as they will keep on getting it who needs to work their ass of. So don't worry CDA is not going to launch anything new, they are not even able to end what they started decades ago.

Another option is Divine Gardens apartment. Air Avenue apartments are too expensive.

I know some reader will say to buy a house but think I managing an apartment might be easier.

Bahria Orchard, at this stage, is NOT a good option. There is no population yet. Location is not good either though it is a relative issue and varies from person to person.
I would suggest you to go for Divine Gardens which is far better than Air Avenue and Bahria Orchards.
