LDA announced two new schemes????

Hi!

I heard through websites, LDA has announced Two New Schemes (2,10,000 plots in total). 1st near Raiwind Road Lahore and 2nd on Main Ferozpur Road Lahore.

Suhaib, even if Allama Iqbal was against MEDIA... You dont need a brainer to recognize the difference between the media of 1920's and 2009. There was no TV, only one or two Radio stations which were also under the influence of the Govt of that time and few newspapers. How can you possibly compare the two.

Iqbal's thought were probably right for his age but now we are living in an age of Information technology...we have mobile phones (sms media), internet, 100+ TV channels both international and local, numerous radio channels so on and so forth.

Your comment reminds me of a advertising campaign run a few years ago on National Savings certificates...the ad slogan was "Quaid e Azam advised people to invest in National Savings, therefore every Pakistani should invest in them" but what everyone forgets is that we live in an age of phone banking, internet banking and ppl have so many investment choices from local bourses to international, from manufacturing to trading...therefore you cant compare the two... I hope you understand

yes! there are some certain concerns about Pakistani media,freedom is not bad it must be given and should prevail for every body, whereas media concern there should be some border line between freedom and blackmailing.
Media job is to give you news not comments and verdicts. Unfortunately Pakistani media some times seems out of control and propogating against Pakistan interests (my feeling.

Previously, Geo was promoting Indian Movies, while still they are speaking after India, & there politicians, geo said (some time back in 2007) they have proofs about the corruption of Zardari, but when he came into power, they start saying, it isn't proven so he is not a corrupt.. Sometimes they seems like they are hypocrite, & sometimes it seems like they are trying to find the truth.. & sometimes it seems like they only want the fame.. Yesterday, Kamran khan was taking interview of Salman Taseer, & he said something i forgot, and very next headline on geo was, PPP wants.... I have pointed this number of times..

When i look at the religion wise, then of course they are on the wrong side.. Most of the times i call Geo as Jew.. Khair those who thinks, this is Information technology age, and nothing can remain hidden... no one can change people mind then think again.. Media never hide something, but can create a huge issue out of nothing, or can low down a issue which really need to be listen. Just for example, 9/11 is a proven fact that, US government was involved in it, while the taliban had nothing to do with this.. still US managed to put in 90% of the people minds that those terrorist who are in Afghanistan can do anything in America.. Just because of BBC, CNN, & the Fox.

Dear Friends
Leaving aside criticizing /praising personalities lets confine our discussions on politico-socio-economic factors affecting property & investment, it should be broad-based, avoid confrontation, do have constructive criticism on the system/ government policies in order to find out solutions/suggestions. Believe me criticizing/ praising the se personalities will only benefit those who want us to confront & weaken our unity.

Yes overnight changes do not happen as Allah has set the genesis of transformation a gradual process. This is one of the foremost greatest news amongst few in the history of Pakistan that we have taken a brilliant step in the right direction. It does not require a human being to have a Ph.D what is truth, it touches your heart & soul, who are the culprits, we can judge them by their deeds. Hypocrites are around us & will remain there. (Haan Haan wohee wohee jo aap samajh rahe hain naa agar main naam loon tou un k chamche naraz ho jate hain our discussion ko de-rail kar date hain) For God’s sake do not waste your time in negative discussions. Musharaf, Zardari, Shareefs…..etc., etc. (including mullahs) all will face nights in their own graves & will be questioned in the Hereafter, if escaped here.

Count your strengths: Judiciary on the right path, media opened up, the government now understands its limitations if it will act against people, the military can perform much better if it wins the aspiration of the people. Adventurist Generals are hesitant (Kiani emerged as more prudent uptil now). We should force the governments to make long-term policies, exploit resources, natural & human. I wish to open this thread to count brilliant ideas from all of the visitors for the following questions:

What areas we need to focus on?
What policies require re-examine?
What steps are necessary to consolidate our economy?

Yes, Judiciary, Media, and Military are on right track.

Politics --, we need to build political institutions, people come and go but institution will stay. Let’s stay on democracy path and our politician will learn from history if not then strong Media and Judiciary will encounter them.

Extremist elements – Lack of religion knowledge, education and poverty create extremism. We need a long term planning to overcome this cancer and need participation from common people and govt as well. Govt needs to win local tribal people heart and soul to reduce violence in FATA region.

Privatization--- we have to be very very careful about privatization of strategic assets. We should put strict terms and conditions during privatization process and must include local people employment quota and local development in the agreement.
For Example Thur coal reserves.

Agriculture – There are a lot of opportunities in agriculture field. We can rise our per hector output by using modernize techniques and equipments.

Inflation – Poverty can be reduced by controlling the inflation. For food inflation, honesty is a key here plus strict Govt rules can reduce the inflation to single digit.

These jobs will create jobs for the poor, BUT these jobs will NEVER elevate them out of relative poverty. It will never provide the poor with enough money to send their children to decent schools. By saying “keep religion out of common living matters” you are not only bluntly denouncing the ideology of Islam but also negating the thought that led to the creation of this homeland. Buying is highly recommended in safe scheme like DHA Lahore Bahria Town Lahore NFC Lahore Central Park Lahore DHA Islamabad phase 2 ext. Bahria Town phase 8 Pindi. Please don't fall for new investments based on infomercial's that are offered on installments . Say no to new bookings that are priced too higher than going market rates. They too much over supply in market for old inventory from SAME builders at much lower market prices than their current new booking on installments.

Don't keep waiting for more lower prices because we see a lot of buyer looking for these low prices to complete purchases. Sellers are keep taking of their properties from market or increasing the prices due to better market situation. You should buy now and think latter. If you wait more you will pay more than you will blame dealers for increasing the price artificially. Truth is we only buy and sell on rates based on supply and demand.

Like most other countries in the world, Pakistan is currently going through a property and real estate boom. The
prices are sky high and are going even higher. Prime locations in chief cities like Lahore, Karachi and Islamabad are being chased by property hunters and the prices are already touching millions of US dollars. A one kanal house in areas like Gulberg, Model Town, and Defense are being sold for $200,000, $300000 to $500000 for two kanals and so on and so forth. The prices have risen almost five times of what they were a couple of years back. People have stopped selling in this market and hence it has become a sellers market. The wait for further increase in the price is holding buyers at bay and sellers in the wait. But is it worth it? Are property prices all set to rise further or is the bubble burst just around the corner?

The Buying spree

A lot of people are looking at this as the right time to invest into the market. They are investing and buying housing projects that will still take years to develop. Take the example of the various housing societies that are coming up a few kilometers from the outskirts of these major cities. Most of these societies have homes that are priced in lakhs. But people are not looking to sell at all. When they start selling, the prices will go down and it will instantly bring about a market correction that should change the current scenario. In addition to this a lot of people are taking home loans to buy homes and looking to tap into the lucrative market. But as a result of the steady rise in the interest rates, a lot of people have been defaulting on these loans. This is not helping the market one bit. Is it?

The downturn point

Buyers need to be aware of the downturn point or the ceiling of the current rise. There are very little original buyers who are looking to invest in property with a long term goal in mind. The rest are small term investors who are simply looking to buy small pieces of land and later sell it off for higher rates. Society owners are also buying files in bulk so that later on they can create an artificial deficit for files and sell these files for exorbitant prices. Most experts will suggest to you that the bubble will burst very soon. A lot of people are now getting to dealers so that they can sell off their plots. Hello.
I bought a plot in DHA 6- B-BLOCK in 2006 for 57 lacs. I paid around USD$ 94,000. I know I have incurred a loss on it because of the fall in the value of the pakistani rupee (60 at the time, around 80 now). Would have been better for me not to get involved in pakistani real-estate but now I am stuck there.

Can people please provide their opinion as to when this plot may be worth USD$94000 again? if ever!

simplest thing is don't invest in DHA, it is no more profitable. Go for a society on Canal road. That's where every one is making money now-a days. I dont know why these dealers are still pushing for the DHA property because for the past 3 years it has done nothing but destroy peoples confidence. Even if the rates rise due to the CJ restoration, in DHA only your transfer=commission expences and a few las profit will be covered but on Canal road people have nearly doubled there investments.

to be honest i dont understand why overseas pakistanis do investment in pakistani property. Historically rupees is always on the down-side. therefore, best investment for overseas pakistanis is to keep the savings with them in foreign currency until they plan to come back; or unless they invest only in developed societies where they do the construction right away and put it on rent.

if you want to purchase land only then u will LOSE in the long run no matter if the society is developed or not.

Suliman sahib If you had invested $94000 in USA real estate you would be sitting at 35% to 40% loss today. You would only have $56400 to $61100 left in your hands today due to heavy losses in past 2 years in USA real estate investments. You will today have only Rs 45 lacs to 49 lacs in Pak currency.

But keep in mind today lowest priced DHA 6 "B" block plot is worth about Rs 57 lacs. I don't know the
location you have with you but I dont think you are sitting at any losses.

If you kept money in $ in your US bank than you must have more money than you have today. But If we all knew clearly future gains we all will be billionaire's. We take some chances some times we are right some times we are wrong. Don't kill yourself THAT I did investment here in past I would have/had more returns/gains. Forget about past think about future now.

everything is fine, but why exactly we like to give away the war which actually we won to Indian Credit? We didn't lose Kargil war, but main problem was that "Pakistan never declared any war". If they would then they could use airforce.. Also, Army failed since they were instructed to come back, and those who were defending india on front line, got killed because of supply cut off.. other then that, Pakistan put India on the toes, and the supply line of the india to Sia chin got cut.. & 1000s of indian army men died because of that. 1. HEC development, 100s of people got scholarship, and due to this we have many PHDs, and M-Phils
2. During his time cement secter & Textile grown like big giants, and compited other giants like china, who were selling pretty cheap textiles & Cement..
3. 10000s of people earning growth to 4 times, and many of them who are still earning more then 1 lac think it is less.. since they are comparing it with Musharaf's era
4. No Tax growth throughout his whole tenor, while on the other hand, Mr. Zaradari put so many taxes, that it is not possible for middle class person to buy a car.
5. Dollar steady position on 60 for 7 long year, and on the other hand if we compare his era with previous or this democratic era, then we can easily find.. dollar went up for more then 17 rupees in this era, and 32 rupees in post-zia regime i.e. 11 years of democracy
6. quick run away from IMF, and Pakistan was out of this, but now thanks to this new democratic government we are again trapped in IMF. btw previously as well, Ms. BB gets all credit of trapping pakistan before to IMF


Apart from the bad things like,

1. Lal Masjid,
2. CJ,
3. Becoming American Alley in "War in terror"
4. giving licenses to many NGOs (without going into details in which many of them used to sell women (8 Oct earthquake is one example)

1st of all, there was two groups, 1 was looking for negociation, & other was looking for army force.. but after operations he start criticize from both two groups.. 1st one who was looking for negotiation was criticizing Musharaf for this operation, and other was because this operation toke 6 months to happen, and only in that time when some other scenes were also going in the country, which means it made appears as operation to be a hiding ground for other issues. But both equally criticized for these things,

1. Negotiation was done between the army & that Mollah a night before, but what happen v next night (which no one able to explain), but most of heard some calls from US, which made army to step on this step?
2. There was around 5000 students + Administration, while only 1500 Students came out, what happen to other 3500 students & administration, since the casualties shown for only 134 persons.. which means army actually killed all others and also there was many news about sulpher thrown on the bodies.. and many bodies found in the sewerage system on Islamabad and surrounding areas..
3. What about 1000s of missing person? where are they, what happens to them..
4. Media were let in after a week into lal masjid & also The bunkers & armor shown in the media, where pointing about suspicion that the bunkers can't be create without the cement & other stuff required, how those people managed to made that in the heart of Islamabad, and also how those armor managed to read lal masjid, not only that, why those armors were just like new, like no one even touched it. & if they had that much armors, why they haven't made use of it.

& many more.. So what ever u think, that Lal masjid operation was a mistake, this is been saying from both parties.
