AOA,

I just read the comments of CHACHA. It appeared to me the story of many people including my self. I was also impressed by the TV Ads and Commercial by Hazrat Riyaz Malik Sahib of Bahria Town. So first of all invested in:
1-BT Sect-C; LHR. And was so lucky that got plot in Amber Block..till last year, I called BT many towns and they just answered you will get posession very soon. When I visited BT, there are even no signs of AMBER BLOCK. So..After that never checked its status again.

2-Another Investment PH-8 was in BT Rawalpindi. Once again was so lucky to get plot in P-Block. Before 2 Yrs, only a very thick grass was there without any development in P Block......The statement of BT is same that posession will be very soon. So I never contacted again.

3-The third Investment was in BT Overseas Cat -C. Once again there is no news even about three years have already passed. So, once again, just got disappointed and decided to never invest in BT again.

I really surprise a lot when I read the colums of Mr. Malik Riyaz in his newspaper DAILY JINNAH. He is such a Shameless fellow that still talking about common man and poor people. Another interesting aspect is that Khushnood Ali Khan who is working in Malik's newspaper and who claims to be RIGHT HAND of Mr. Zardi and other Leaders of Pakistan is also always praising Malik Riyaz and calling him a person having ALLAH's fear and doing a lot for NEEDY PEOPLE.

I just can believe only that it can happen only in our country that such CULPRITS can get closer and closer to the RULERS and RULERS too are proud of having such fellows in their friends list. In developed countries, no leader even would like to talk to them .....

So...We can just pray that may be there is a good time in our beloved country that the ppl like me can make a HOME FOR their kids who are just living in other countries and hoping that their next generation has not to go out of their country and will be having a respectful life in their own country.

I just got an email from Bahria office that my Gulmahar 746 which i paid extra to get park front has been relocated to 760 in Bahria Orchards.I like to know the advice or opinion from every viewer:

1-How can we fight with Bahria against it...law suit(option)
2-What's advantage or disadvantage of getting plot in Orchard.
3-If you haven't paid developement charges in sector C then what will be charges in Bahria Orchard.

At some stage this year Bahria will hand over possession of a few sectors in Phase 8. But Phase 8 is such a huge area, it will take them a few years to complete the handover of all sectors.

All developers in Pakistan should state exactly when the plots would be deliver and if they fail to deliver on time then they should have to pay a penalty to the plot owners. Therefore we need proper laws and an independent judiciary in pakistan, where people can seek redress from powerful developers. But to single out Bahria I think is wrong, in many ways Bahria is better than a lot of other developers in Pakistan however there is still a lot of need for improvement.

I think I was also once affectees of Bahria town.Like our overseas friends.I booked a 10 M plot in overseas cat D of BT Lahore.At that time £ was 100 Rs.Paid 4 installments in £ ,then went to Lahore,there was no sign of anything,Went to BT office,guy called Maj Nouman from Artillery Regiment(Gods Knows since when they train Property Dealers in PMA Kakul)told me that u will get the plot soon and u should clear all the installments in one go.Thanks to CMY and other friens I did nt pay anything and filed for a refund.They retured my money in Pak Rs I sustained a loss at that time since they refused to payback in £s and deducted Rs80,000 assome special deduction.
This guy Malik Riaz is a shameless fruad,but no doubt represents a typical character of our society who have become rich illegeally by fruad,cheating and deception.Mushraf was in his pocket as one of his family members was employed by BT as a design specialist on a pay of 4 lakhs.I dont know his links with current Ali Baba and 40 chors.
But In my opinion this overall trend of greed,theft and fraud culture in Pakistani society should change.Overseas Pakistanis are an asset who are send $4-5 billion to pakistan each year out of love to their miserable country who has been devastated and plundered many times.This Guy Malik Riaz should be brought to justice and should be tried for his crimes for looting millionfrom pakistanis.
He is worst than Isaralis and Indians.

I say they are all like that, DHA, BT, Many of the Canal road societies. Many societies on canal road don't relocate your plot but they do have plots having 5-6 marlas missing and they dont even compensate you for that, DHA dosent have fuul land for Phase 7 and are not doing bal;lot for the most smallest project like phase 5 ext. They are all like that.

Please people think about what I am saying

Brothers we deserve what ever is happening to us right now, all this lost money in property people, disheartened. We for the past 60 years have been frauding each other weather its the Government or us regular people, from the simple grocery seller to a defense property dealer, so how can we complain now, I think we have lost the right to complain. I am 19 years old and I am utterly heart broken as to what kind of a country my elders have left for me to carry on with. We only go for the small fixes which give us a little money and in trun creates huge problems weather they be social or economic problems.

You have achieved wisdom at a very early age. I always believed that the fist step to recovery is the self admittance of all faults. You have rightfully said that we have lost the right to complain. Just don't loose hope - it is kufar. Do the best you can, and leave the rest to Allah. We Pakistanis will come out of this slump once a majority of us will admit that we collectively (majority of us) are corrupt. Fahad & Khayam - very thought provoking. I firmly believe that our main problem is not economic, its social as we have become a nation of munafakeen. All that matters is who knows who and how much money one has. If it continues like this, it is not very difficult to draw the logical conclusions.
Accepting the reality is indeed the first step and we are not even prepared to accept it. Majority %age of our poluation still believes that America, Israel and India are our enemies. Infact we are our worst enemies and nobody else has to do anything to harm us.

Pakistani nation is a brilliant and genius nation on the earth. Nobody denies that reality. For example, in Norwegian and Canadian Govts called us “the most productive people on the earth”. The question is that why we cannot shine as a Pakistani nation. In my opinion, the mother of all crimes is POVERTY. Poor person does not have any religion or moral values. Besides the poverty there are quite few other things we need to work on them.

Please see the list below in priority order:

1) Poverty
2) Education
3) Lack of religion knowledge
4) Democracy

The questions are:
Who will be responsible to fix these issues?
Govt or common Pakistani Citizens?

On poverty and education side, you cannot say that GOVT is responsible to fix these issues. We all have to work together to accomplish these goals. How ?
I believe overseas Pakistani can play a significant role to work with GOVT or non GOVT organization to reduce the poverty and to increase the national literacy rate. I will discuss above mentioned four point one by one:

For Education:
Overseas Pakistani can work with following personality or organizations:

i) Shezad Roy ( Singer)
ii) Imran Khan
iii) Jawaad Ahmed ( Singer)
iv) Agaa Khan Foundation
I can dig some more organization.

For Poverty:
Overseas Pakistan can work with following organizations:
i) KhushKhali Bank ( Micro Bank)
ii) Agaa Khan Foundation
iii) Abdul Sattar Edhi
iv) Imran Khan ( 2 Rs Rooti Campaign )

In my opinion, Imran Khan will be more successful in social sector than Politics.

We can make a partnership with KhushKhali Bank. If Bangladesh Garmin Bank can win a noble prize then what is wrong with us. By the way Garmin Bank Chairman was trained and taught in Pakistan.

Note: Please please do not involve religion here.

Lack of religion Knowledge:
As parents it is our moral duty to watch our children to make sure they are not involved in any fanatic things ( Taliban) on the name of religion. GOVT CANNOT do anything on this issue. We have to defeat these corrupt and non-sense Mullahs.
Please make sure as a responsible citizen you are NOT feeding poison in your kids innocent minds.

I would like to mention one example here. After the Wah Factory suicide blast, police arrested one potential suicide bomber who changed his mind at the last moment. During the interrogation he said,
“ Baith-ul-Mehsood told them that after the blast a dozen Hoors will come down from sky to pick up your head in Heaven” ( Nozbella ).

Your kids are your responsibility and to make them good human being, good Muslims and useful citizens are our moral duty. Nothing to do with GOVT / GOVT policies.

Democracy:
As a nation you cannot progress without democracy. One man rule is not good for any country. There is no doubt that General Ayoub Khan and General Musharif did very well on economic side but to be honest we don’t need this progress.
For example, some Musharif ‘s mistakes are not justifiable or irreversible like
i) Lal Masjid
ii) Nov 3 Judges issue
iii) Restriction on Media

In democracy, no one can take these bad decisions. ONLY dictator can make these mistakes.

Now the question is who is responsible to protect the democracy in the country. There are ONLY three parties:
i) Army
ii) Politician
iii) Public ( Awaam ) .

Why Public?
Do not re-elect bad politician. We have to build the institutions not personalities. Musharif, Bhutto, Nawaz and etc will come and go but institutions or country will stay forever. We have to avoid Personality worship. It should be ONLY and ONLY ONE Slogan: Jeeaa Pakistan.

You don’t need to mention these figures. I can provide you some more statistics if you want. My point is that One-man rule is not good for country. Imagine all the figures went down like were never exist.

Do you know why, because Mr. Musharif did not build any instituations. I have to say one more time, One-man rule is not good at all for our country. I would like to give Musharif some credit for cracking down our federation by killing Bugti. ( I am not saying that Bugti was a good person). You cannot resolve every single problem with force. In Ayoub regime, Pakistan made a remarkable progress , do you know on what expense? There is no doubt that Ayoub played a big role in Bangladesh formation.

If you want to keep all the minorities (Pathan, Balochi, Sindhi, Saraki )together then Democracy is the only choice. There is no other alternative we have.

I would like to mention just one more example about federation. Kaalabagh Dam is/was a good project for the country but we cannot build it by cracking down our federation or upset the minorities.

Just to add on what Hamid mentioned in his post, if one man or dictatorship was of any good, the rest of the world must have adopted that. Second, if those economic indicators were real, based on solid grounds, then no government can pull this down in such a short period. Although Zardari govt. is also following Musharaf's way (unfortunately) but still we can see some differences (e.g. release of arrested judges, AQ Khan and other matters)...the worst democracy is better than best dictatorship and it is now proven. I m not at all a supporter of Zardari but if option is given to choose between a democratically elected person vs. any dictator, my vote will always be with the democratic process.

Insha-ALLAH our nation will soon find its way to the real democracy and it is only possible when we keep filtering all the politicians through regular elections...there is no reason why we cant progress....just a bit more commitment for the democracy and there we are.

1) Presume you are an engineer very well employed living comfortably in a wealthy society with a secure luxurious future ahead of yourself and your family. When he came Pakistan he was promoted as a hero all though there were equal contributions from other scientists. He had a better life in Pakistan.
All what he did was He did what he could but when the govt. control weakened during political regimes he was freely cashing himself.
He was not accused by any institution of Pakistan instead it was IAEA from UN.
All the blue prints of Pakistani centrifuges were shown to the diplomats of whole world in Washington DC. It was only him to blame for the leak as he was chief of independent institution.
1- He was being followed from long time by foreign agencies in Dubai.
His suppliers were two Swiss father / son who them self acknowledged the crime and went to jail. His undercover shipment to Libya was intercepted and identified from his personal belongings.
Mr. Qadaffi acknowledged that he was dealing with him. North Korea admitted of dealing with him.
In all above where do u see Pakistan.
The life quality gap between west Pakistan in late 70’s was 80’s was far lesser than as of today. I’m also an Engineer and hardly can save any money and live in a 3.5 room flat.
2- I fully agree to this. Imagine whole Pakistan was made to believe that they don’t have freedom of speech and their human rights are being violated.
I live abroad and here no one’s life is personal. (how? it is a long debate!)
Very true but we have to take the blame of our image. I remember western European channels use to show how Pakistani protest. Somebody tell me burning Alfalah square and shooting in Karachi, what was that?

Izrael did not use brain-power to acquire nuclear technology and nuclear warheads. These were given to Izrael as a gift. The deadly phosphorous powder (chemical warfare) that Izrael sprayed over Gaza last month was a gift from the same country. Whwn Izrael decides to use them, America remains silent. After the Izraeli assault on Lebanon 2 years ago, America re-stocked Izrael's arsenal.

I believe as a nation we owe him something. He did not deserve what he got it from Musharif’s regime. At one point, he lost the temper but after all he is a human being. Mr. Musharif used him as a scapegoat. It is written on the wall that Pak GOVT made a deal with N. Korea and sold the N. technology. As a reward we took their Rocket and Ghouri /Babar Missiles technology. By the way the deal was initiated during Bibi’s regime and Mr. Musharif continued this deal or co-operation with N. Chacha Ji, I would recommend that you take Chacheeee with you and go on vacation for few days and NOT think about you investment for few days.
I am sure this change will give fresh start and you will fell more energatic.

My advice is sell everything and buy a house in phase five (5 marla to 2 kanal) and buy a small commercial plot. Build a plaza and get a franchise from McDonalds or H. Karim Baksh or Subway (they had their ad recently in newspapers for the same). There is a lot of opportunity in phase 5 with lots of houses and no shops yet.
Chuchchi jaan can cook fresh roties and send you on the shop with mukhkhan and everything.

Friends I am very confused right now as to why even after the settlement of many obstacles which were facing Pakistan a couple of months ago have settled down, the property market is not picking up. The stock market has started to rise so why not this market. There are positive steps being taken by the Prime Minister which are being welcomed by many, the Bharati threat is now long gone so why aren't people investing right now. prices have fallen all over the world. Many countries have laws that if the allotee does not build within two years, the allotment will be canceled without notice. In Denmark (or Norway?) there's a law that if a property is vacant for a year then anybody can move in for free. I saw that on "The Travel Channel". In Russia the government gives free land to any citizen if someone wants to build a house. Same in many other countries. Only in Pakistan such system exists that first the government and the bureaucrats create an artificial shortage, then blackmail the people who genuinely need a home or place for work such as shop or industry. This is because in Pakistan, every politician and government is a businessman too, and they want to become rich overnight without having to do nay work.

The world is in a recession therefore it would be unrealistic to expect Pakistan real estate to pick up anytime soon.

Besides this I think there is a lot of supply of plots coming into the market over the next few years and
prices will remain depressed for a few years even in the absence of a global recession and a credit crunch.

Prices in a country like Pakistan actually shouldn't be as high as it is, but it is the lack of alternative investments in the country and the artically engineered housing shortage that is created the rapid price increases in the past.

We should be creating a few new cities to keep pace with the growing future population and their need for decent and affordable accomodation.

I think it would be useful for people to give facts and support their opinions with facts or logic rather than to give silly opinions. This is not directly at anyone particular but I am getting fed up with people on this forums trying to portray opinions as facts, which leaves the reader none the wiser and even more confused than before. One makes investment based on facts and logic rather than instinct and even that of someone else.

AOA to all,
Nakheel has already gone on hold for the water front projects costing around $75billions.
Rufi and others from Pakistan has yet done nothing there but has grabed money as they did in Pakistan.
Abu dhabi also started feeling heat.
But hopefully there would,nt be such thing like "Fraud" as some mentioned here.

I have taken the problem to read your link. I however form a different opinion. The demand would diminsh because of the world financial difficulties, therefore they have decided to delay $582bn, of construction activity. The affected projects would most likely be the ones that have not got off the ground yet, and are still at the drawing stage. This seems a prudent approach as if all these projects came online in the existing environment then it would lead to a glut in the market. However $500bn of construction activity is still taking place. Now how many countries are seeing that level of activity in the current environment?

I doubt that people would have paid anything or are certainly not the 50% of the costs the projects that are delayed. But if you use that yardstick then all the projects in Pakistan are a fraud as they are always delayed and never delivered on the sceduled time.

Dear brother M. Akhtar EME A 108 is worth 68 to 70 lacs due to the boundary factor.

JJ 688 is worth 9 lacs if open file. If its a transfered file than its worth 8.65 lacs.

IMF loan is no solution !

By October 2007, at the end of Prime Minister Shaukat Aziz’s tenure, Pakistan raised back its Foreign Reserves to a handsome $16.4 billion. His exceptional policies kept our trade deficit controlled at $13 billion, exports boomed to $18 billion, revenue generation increased to become $13 billion and attracted foreign investment of $8.4 billion. Illustrating in mathematics for easy understanding, on October 2007, when PM Shaukat Aziz left us:
Exports - $18 billion
Imports - $30.53 billion
Trade deficit - $12.53 billion
Foreign Reserves - $16.4 billion
What is to be seen above is that, Pakistan’s Foreign Reserves $16.4 bn exceeded the trade deficit $12.53 bn by a comfortable $3.87 billion and with an additional foreign investment of $8.4 billion – Pakistan’s currency stayed stable at Rs.61 per dollar. Currency starts to devalue ONLY when the Trade deficit surpasses the Foreign Reserves. This rare phenomenon occurred in present government, which has led to devaluation of the currency by 40%. During 8 months of present government,
Trade deficit - $20.74 billion
Foreign reserves - $8 billion
Meaning reserves fell from $14 billion to $8 billion and the trade deficit increased from $12.53 billion to $20.74 billion. The moment the foreign reserves ($8 bn) fell below the trade deficit ($20.74 bn), the currency starts to devalue. Under Mr. Shaukat Aziz, rupee stayed stable as shown below, till October 2007, because our reserves $16.4 billion EXCEEDED our trade deficit of $12.53 billion.

To cope up with the economic destability,the easier course adopted again, to beg around the world barefaced or go back to IMF. This latest IMF loan of $7.6 billion, pre-arranged for a period of two years, is merely an economic deception and yet another soothing drug given to us by our government. It will not help boost an economy whose foreign investment is declining, and where the trade deficit exceeds the total foreign reserves.
If Pakistan wishes to remain free from influence of IMF, there is no better option than to assert our economic sovereignty and accumulate Foreign Reserves, from help of over-seas Pakistanis, attract foreign, public & private investment.

Shaukat Aziz was a member of an elite cabinet which performed very well in all spheres not only in finance. e.g.
Internet facility was extended from 40 to 1000 towns over fiber optic.
Media flourished.
Higher and basic education made giant leaps forward.
We steped into space sciences with PakSat. and second sattelite launch was planned in 2009.
Gawadar port and airport developed. Islamabad airport was suppose to complete in 2009.
Ground breaking of many mega buildings was performed i.e.
World trade center Islamabad
Centaurus Islamabad
Grand Hayyat Islamabad
Mubarak center Lahore
Karachi Financial center
IT tower Karachi
Crescent bay Karachi
Karachi port tower
Island project
Pakistan's defence was made strong JF-17, Al-Khalid tank
Pakistan's defence export reached record level of $500 million plus.
private industry and bussiness flourished
Foreign investors flocked to Pakistan.
There was a target to make Pakistan a developed country and we felt it reachable.

AOA to all,
Ayoub khan established the first infrastructure in Pakistan that we still enjoying but he was misadvised by the "darbaries".

Bhutoo brought total change and try to establish again new foundation of infrastructure but he was also traped by his "darbaries".
Zia -ul- Haque was able to secure western borders but knock down by his own "darbaries".
Nawaz & Mohtarma tries to do well but again darbaries!
Musharraf and his
team also tried hard to bring Pakistan back to track, but after all again old darbaries played their role.
And now again the same game is on the way.

Solution:
1- Pakistan is a agriculture based land and for some time should not waste energies to travel over the technology based route.
2- Justice syetem must be established/enforced at its best based on pure islamic appications.
3- Government should apply tax on agriculture, derived from islamic conditions.
4- Interst(sood) must be stopped immediately(Allah(SWT) gives assurance in Koran for the betterment)
5- The overseas Pakistanis must be given their rights and should be treated in a very effective manner, waste of their energies is no more affordable for Pakistan.
6- We must establish good relations with our neighbours and must know how to deal with "HIKMA".
7- The reputed assemblies should pass the laws for all the parties in Pakistan to establish a system of "Internal Election".
