Japan’s benchmark interest rate is 0.3 percent and headed to zero in the months ahead. The U.S. federal funds rate is 1 percent and headed lower, too. The U.K.’s rate is 2 percent, Canada’s is 2.25 percent and the euro zone’s is 2.5 percent. As the fallout from the global crisis worsens, these and many other benchmark rates will edge toward zero.

looks that Emmar and Nakheel will be history

rana replied on Monday, December 8, 2008 12:58 AM PST

If Nakheel and Emmar can be history, what about Bahria and
DHA Lahore, could they be next? How worried should we be about this possiblity?

some replied on Monday, December 8, 2008 01:07 AM PST

Nothin would happen to DHA and Bharia, loads of ppl buying and selling. Look at DHA Valley scam :), developed in 15 years and ppl buying infact bidding. Plenty of buyers for both of these unless Pakistan collapses which is not so un-real. Pakistan is already a failed state, ppl who want to build and live its ok but who invested would lose big time.

Jameel replied on Monday, December 8, 2008 01:46 AM PST

Dont worry about Bahria and DHA these are survivors, dont forget the Collapse of realestae hapeened 4 years Back In Pakistan and for last 2 years
prices are on Ground Level, Nothing can fall more than ground level
Coming to Emmar, in September 2008 when Emmar share was 6.5 Emmar issued the warning that its share is undervalued and it will consider buying Back its shares, Then we saw it never happened and Share continued falling down till it reached below 3 level still Emaar is not buying what does it indicate?? It shows it has no money, eaten up all and that warning was fake.
In UAE end user are not too many like Pakistan, the Locals are only 17% which are about 1 Million, they are scattered all over states and Govt has already made for them Big Houses 2,3 Kanal each and given to most of them free of cost. That had been enjoying even free water and electricty,

new observer replied on Monday, December 8, 2008 04:11 AM PST

prices are low now a days but not the accurate prices, keeping in mind the 25% inflation, so if anybody holding one house of 1 crore today will actually worth 75 lac only next year...
so its a gamble to invest in property now a days, only geniune buyers can support the market which they will not as sellers are still in the mindset of looting people so sellers will understand this when they will lose big time (millions) next year ...
if we talk about facts, interest rates are already v.high & due to tight monetary policies growth is not possible, but with high interest rates n tight monitary policies stability can be achieved. so policies of pak is going for stability not growth so dont expect any growth, if we see facts then either property will keep on loosing value or will stay the same , so buyers are in a win-win situation so buyers wait n dont buy ....

yesss replied on Monday, December 8, 2008 11:04 AM PST

The entire world is going thru desperate economic times that are ONLY going to get worst in the next few years. There is no quick fix. The business world in the West is drying up.

Overseas Pakistanis are seeing their wealth vanish and will not have the cash they once had to spend on investment real estate, especially when real estate is now a bit risky. I expect to see real estate
prices continue to drop for the next several years.

alpha replied on Monday, December 8, 2008 12:05 PM PST

New Observer Sahab, AOA, as per my understanding of inflation,
prices rises with inflation, instead of falling. A 1 crore house will be $1.25 crore because of inflation, instead of $0.75 crore.

Guest007 replied on Monday, December 8, 2008 01:28 PM PST

This is all about credit crisis in the West. UAE had heavily invested in US and other parts of the West. Pakistan real-estate business is mostly on cash bases and as we also know that Pakistan always has been haven for foreign investors and still is. Pakistan problem is security, security and security……..

yesss replied on Monday, December 8, 2008 08:00 PM PST

Foreign investors no longer have the cash to invest anywhere, even Pakistan. Yes, added to the world economic collapse, Pakistan is viewed as dangerous.

The world collapsed under 8 years of George Bush.

new observer replied on Wednesday, December 10, 2008 03:47 AM PST

dear Alfa,
in easy terms, inflation is recorded like this by economists, they take some essential items and note the difference of price of those items from previous year, like one basket of items come at Rs100 then next year the same basket is coming at Rs125. so increase is 25%
Property comes under investment not essential items for survival. According to some site the inflation in Pakistan is 25% this year but it doesnt mean that property
prices are going high. This means that its getting difficult for one person to buy the essential items for living. In other words, rupee lost 25% of its value.
Property prices are DECREASING and buying power is getting less. So in otherwords, who ever is holding the property is getting a big time loss. do you own mathematics
hope it is clear !!!

abj replied on Wednesday, December 10, 2008 12:52 PM PST

I have read a little about each country the way they look at inflation and is a little different depending on what country we talk about, but the common definition is what a unit of currency would buy a unit item over a specified time without getting into the nits grits of it.

So new observer, based upon your analysis, the other way to say it is, with 25 percent inflation, if I have 1 crore pakistani rupees, then in four years, it will loose 100% of its value at 25% devaluation or inflation anually, as the economist calls it? So one crore would not buy me anything in 4 years, or did I mis understand it?

also, wouldnt you consider housing or real property a basic necessity of life? Wouldnt the construction materials be affected with inflation or inflation is limmited to basic human needs or essentials or commodities as the economists call it ?

alpha replied on Thursday, December 11, 2008 11:07 PM PST

Dear New Observer Sahab
I fail to understand your logic: that by classifying property as investment, property
prices do not inflate with the rise in demand for land and commodoties that make up the house. Property and property-linked investments (such as REITs) have been a primary hedge against inflation.

T thought this will not happen in Dubai. We should be very care full with our real estate investments in Pakistan, since this has become a world wide crisis.

The Downturn Hits Dubai
By Stanley Reed Stanley Reed Thu Dec 4, 8:08 am ET
For a year or so, the movers and shakers of the small but oil-rich United Arab Emirates have watched the unfolding of the credit crisis in the West with a mixture of dismay and denial. It won't happen here, was their view. And for a long time it didn't. But now it is. The price of oil, the lifeblood of the Persian Gulf economy, has fallen more than 60% since its mid-July peak. Real estate, the other mainstay, especially in oil-poor Dubai, has been quick to follow. An industry source in Dubai estimates that prices, which rose about 14.4% in the first eight months of this year, have suddenly dropped by 20% to 30%, with some developments seeing 50% declines.
With prices for villas and apartments falling and sales grinding to a halt, big developers such as Nakheel, which is building the iconic palm frond-shaped projects on fill dredged from the sea bottom, are halting construction and laying off staff. Jobs, though on a lesser scale, also are being lost at investment banks such as Morgan Stanley (NYSE:MS - News) and Goldman Sachs (NYSE:GS - News), which have seen the Gulf as one place business was not drying up. They are now trimming staff, to the alarm of the local authorities, who have staked their future on the Gulf's becoming a global financial center.
A chill wind is blowing through the Gulf. Credit has dried up; stock exchanges have crashed; and the region's once-vaunted Sovereign Wealth Funds, set up to save for a future when oil reserves are exhausted, have instead sustained huge losses, potentially in the hundreds of billions of dollars.
War Council
The diciest situation is unfolding in the UAE, where the sheikhs of Dubai -- the second-largest of seven emirates -- are at last realizing that they need to call time on a decade-long, debt-fueled building and acquisition spree. That admission came most explicitly in the recent naming by the ruler of Dubai, Mohammed bin Rashid al Maktoum, of what looks like a war council composed of nine of the top executives of what is known as Dubai Inc. That's the network of companies such as Dubai World, Emirates Airline, and Dubai Holding that are controlled by the ruling family and the government. "Yes, we recognize the new reality," said the Council's Chairman Mohamed Alabbar on Nov. 24. "Make no mistake."
It has long been assumed that if Dubai got into trouble, it would be bailed out by its neighbor, Abu Dhabi, one of the great oil powers and the deep pockets behind the UAE. Already there are signs of a rescue process beginning. It's being handled at the UAE federal level, with Abu Dhabi likely providing whatever funding is needed. Trading in the shares of two publicly traded but partly state-owned mortgage finance companies, Tamweel and Amlak Finance (AMLK.), was suspended on Nov. 20. The two companies, which account for about 50% of the mortgage market, with $5.5 billion in assets, are to be merged into a little known federal government entity called the Real Estate Bank of the UAE.
In addition, the UAE has guaranteed all bank deposits for three years and has earmarked about $33 billion for support of the banking system. Nominally, the capital is coming from the central bank and the UAE Ministry of Finance, but, as one analyst put it, "All money in the UAE comes from Abu Dhabi."
Rescue Package
What bankers and other executives are trying to work out is how costly the rescue of Dubai is going to be and how it will be paid for. The Dubai elite are hoping they can restructure their businesses largely on their own without major support from next door. Alabbar said that the big Dubai real estate developers, Emaar Properties (which he chairs), Nakheel, and Dubai Properties, which together command 70% of the market, would now work together to control supply. He also promised that there would be no major defaults. "The government can and will meet its obligations," he said.
For the first time, Alabbar provided some disclosure on Dubai Inc.'s debt. He pegged Dubai's state obligations at $10 billion and said the debt of affiliated companies was $70 billion. That's roughly equal to the emirate's $80 billion GDP. He also said Dubai's assets are about $350 billion. Analysts, though, say that only a fraction of that could be quickly turned into cash.
Analysts have applauded the straight talk, though some grouse that there is still little disclosure on matters such as cash flow. "This is precisely what everyone was looking for," said Mushtaq Khan, regional economist at Citigroup (NYSE:C - News).
Some credit analysts are relatively comfortable that Dubai can manage through the downturn. "Our analysis is that their interest payments are covered approximately 10 times by cash flow today," says Farouk Soussa, an analyst at Standard & Poor's (NYSE:MHP - News). Soussa notes, however, that in the current climate those flows could fall.
Going Sour Fast
But the problems in Dubai may be only just beginning -- and could get very expensive. Real estate industry insiders note that the downturn could be especially messy because the property market in Dubai is relatively new and hasn't yet been tested by a slump. The market is turning sour very fast. Many small developers are likely to get in trouble. Speculators, a big factor in Dubai real estate, are likely to walk away from properties they have bought on small deposits with the intention to resell them quickly. It's also not clear that the banks will be able to enforce foreclosures, particularly against property owned by UAE citizens.
Certainly, stock prices and credit metrics are showing signs of distress. Credit default swaps for Dubai Holding, the umbrella company for the ruler's hotels, real estate, financial firms, and other assets, have soared to a point where it would cost $1 million to guarantee $10 million in debt against default, according to financial researcher Markit. Dubai Holding recently said it had paid off $653 million in loans and bonds.
Emaar Properties shares have fallen by about 85% so far this year. Just about all of the big Dubai companies have real estate at their core, so a crash in real estate prices rather than the "healthy correction" Alabbar spoke of on Nov. 24 could be extremely costly.
Billions Lost
And how much money does Abu Dhabi really have? Analysts are coming around to a more conservative figure in the $450 billion to $500 billion range, rather than the much higher numbers circulating earlier this year. Whatever the big number is, it is likely smaller than it used to be. Brad Setser, Geoeconomics Fellow at the Council on Foreign Relations in New York, estimates that the Abu Dhabi Investment Authority has lost $100 billion or more in recent months as its global holdings of equities, real estate, and alternative assets have taken big hits.
Of course, Abu Dhabi ultimately has the capital to meet the needs of Dubai and other problems in the UAE, but a massive bailout could be uncomfortable even for one of the wealthiest countries in the world. "It's an interesting question whether Abu Dhabi has sufficient liquid assets to cover all of the emirates' needs next year if oil prices remain low," Setser says.
What will be the cost to Dubai? Sources in the emirates say that sales of crown jewels such as Dubai Aluminum and the port at Jebel Ali have been discussed. While Abu Dhabi heavyweights sometimes criticize Dubai for its fast and loose culture and helter-skelter building, they don't seem to want to humiliate their neighbors or see them fail. After all, a meltdown in Dubai would hurt Abu Dhabi as well. "They don't want to embarrass them," says one financier. "Projects will stop, but they may not say so. That's the way things are in this part of the world."

Jameel replied on Sunday, December 7, 2008 02:42 PM PST

this did not happen first time, in 1195 same thing happenedat that time there was no "free Hold"
When they build UAE the Population of UAE doubles and when they they Finish 90% of the workers go Back creating a vacum. So rents drop to 1/2 Level. In Dubai 60,000 Appratments are empty as the increase of population is not exective class but are poor Workers who live in "multi Story beds" instead of affording multi billion towers. An ordinary construction worker gets 1000 Dhs may be he can spare 200 Dhs for rent, on the oher hand a 2 bed house rent demand in about 12,000 per month.

Dear Mr. CMY,

Where is the
Location of Phase 5 Extension. Beside phase -5? Is this a kanal file

"DHA Lahore Phase 5 Extension Allocation File: Buyer(s) at 28.90 Sellers(s) at 29.00 lacs"

How much extra we will have to pay for development and all? What's allocation? Overall location of this phase is good?

One more thing. This Phase 7 Allocation are still files? where is the over all location of it? Same as 7?

Jameel replied on Tuesday, December 9, 2008 12:51 AM PST

DHA 5 ext Exact
location and development Charges are still not Known, That is why price is low best bet can be near Phase 5 and worst Bet is its adjustment with 9,10
Phase 7 have 90% of Plot which you are seeing on Map, but on sides there is some recent areas cleared these are still Files this will show in future as extra Strips or Fill of Gaps in map for ref see Map of DHA 7, I am not sure but there are only few files of Phase 7 available, May be less than 100 most are not hot cakes as their Location of Plots is not Known and there are abundant good location plots for sale at reasonable prices.

If someone wants to sell it plz write me thanks

Not in overseas but in B block.
demand in 28 lacs

Desi replied on Saturday, December 6, 2008 07:16 AM PST

Dear Arshad,

I was in the same boat as you but found overseas enclave to be too pricy. If you buy from Bahria directly I recall it was around $70K. Phase 8 is right next to it and pretty much the same with 1/3rd the price. My brotherly advice is to buy in phase 8 but it is your call of course

Regards

Hamid Toronto replied on Saturday, December 6, 2008 11:23 PM PST

Arshad,
you can get a 1k plot in Phase 8 around 18-20K. For overseas block, it cost us 35K. Obviously Phase 8 and overseas block are not same. In Overseas block there are quite few outstanding feature:

- the largest man made lake in Pakistan , the Eden Lake ; spanning the area of 13,000 kanal has also started

Mini Zoo
Playground
Mosques
Restaurants
Market
Soan Square with motif paving pattern, water features, perimeter landscape, gathering areas, landscape furniture & adequate lighting
Gymnasium complex with swimming pools

Development in phase 6,7, and phase 8 Parkview

Dear CMY Thanks a lot for the time and effort uploading pis for the developmental status of DHA new phases, I feel these are best Investment Options at this time I fell DHA 7 is remarkeably cheap like in 30 to 36 Lac you can get DHA plot on ground, Honesly it too costly the type of develoment DHA is doing as a whole in that area, start from front of Air port and reach phase 7, You will see billons of rupees development underway.
The sentiment of market as awhole is low so it is best chance for them who want to divesify their portfolio to reaestate sector.

S. Hussain replied on Sunday, December 7, 2008 05:59 PM PST

Dear Jameel, I totaly agree with you that
prices at present are dirt cheap, with a plot on ground in Lahore foravg. 35 lacs is beyond belief but unfortunately is reality.
Even though there is an immense ammount of work being carried out in Defence phase 7 the economic downturn over powers this bringing the price down.
I would like to get your views on whether prices have a chance to rise in short term or are we still lokking at prices depreciating to further depths. I have a few questions on which i'd like your opinion.

(1) Do you expect the prices of phase 7 plots to rise immensly after pocession?

(2) When do you expect pocession to be given for blocks R,S,P blocks?

(3) Comparing the prices of DHA 6 the prices never increased by much when pocession was given do you expect this to be the same for phase 7 ?

(4) Once complete will phase 6 be a better location to live or will phase 7?

(5) Installments have arrived to be paid for plots but prices are continuing to depreciate your comments?

Thank you Jameel sahib in advance, your the new CMY as he is too busy now days.

S Hussain replied on Tuesday, December 9, 2008 10:56 PM PST

Dear Jameel, Eid Mubarak to you and you family
I am grateful for your quick response and advice.
On this web page information is constantly provided that DHA 7 pocession will be handed over by July 2009, looking at the pictures I would say it is very difficult to meet this date. (not to say i'm an expert on this matter)
Prices are undervalued because of market sentiment which is the same story throughout the world, the dilema I have is whether to sell my plots in DHA and purchase property in UK.
Property prices are depreciating rapidly and I believe it is a chance to purchase property in UK at bargain prices and maximum return in future.
Now that Eid has come hopefully we might see some increase in price I would like for you to value plots that I hold in DHA Q and S blocks.
Q 810
S 780
I am assuming that prices will increase by 25 % in 2 years which is not a very great ammount. Please advice whether I should hold or not considering the sterling and rupee value.
