DHA 7

I want to gain some information on DHA lahore phase 7 prices have depreciated over the past few months. I would like to sell a few plots that I have in phase 7. I want to know whether it is the right time to sell now or hold on till june of next year.

Could you see the prices of phase 7 plots increasing again till june thankyou

No point in selling now. You got to wait for 3 years until you see house construction activity there. Considering the current
prices in various ready for construction areas in Lahore, dha 7 prices in 3 years time should be in the range of 65 lacs to 85 lacs.

I am not sure of price in 3 years, but there in no question of selling rather one should buy if one gets good bargain rates in Good Blocks and
Location, At this time DHA 7 is most sure and undervalued product which can give you someting in near Future.You amy get best rates for these plots in 5 years time

Let us look it at this way: in 3 years time dha 7 will for sure be already developed with dha 6 having many many house constructed and people living there. At that point of time, dha 6
prices should be in the range of 80 lacs to 95 lacs and dha 7 following closely at 65 lacs to 85 lacs.

Dollar at 78 to 79 in Open Market

Dollar is touching 78,79 in open Market on the other hand official rate is 80.5, Few days Back when it was Short, open rate was 84 but People have bought it as high as 88 in Black market, So many speculators have again lost about 12 to 14% in few days. I think at 76 to 78 Dollar will stablize. As Govt is not very much interested in bringing it further down. as it will not be good for Exports and Strong Rupee will cause Trade deficit.

I tend to agree with u. I think , it will stabilize around 80. Though, I still believe that in six months time, it would be around 83-84. As i foresee riasing discount rate, reduced export and low FDI in Paksitan.

Million dollar question is that when the PAKISTAN will realize to cut the expenditure. Cut your coat accortding to cloth is the solution of this problem. If we continue to have a huge cabinet and our rulers , politicians, bureaucrary, judiciary and army keep on living like a king then we, the PEOPLE, will continue to live like slaves.

I think it will go to as low as 70, provided Government is serious and honest. if the action taken against Kalia and other groups playing games with Dollar smuggling etc, is not biased and done honestly to book all culpirts, you will see change. Of course we need to build confidence in Pakistani working abraod and sending money as well Government policies towards our economic development and financial soundness.

Also encourage people to develop and make business in pakistan by returing with wealth back to Pakistan. Not to mention billions taken out by our politicians like Zardari, Sharif, Chaudhrys which if returned back to pakistan, will be biggest services done to their people. Our politician??????

It's absolutely a negative attitude that we have developed.We feel pleasure in making someone look small.Its all about speculations.Nobody for sure can say anything in this game.Even today if people talk about the dollar's stability at around 80, they are just making wild guesses, they don't have a yard stick to measure how freely it will float.Today world faces the worst economic recession about which nobody ever speculated or predicted.Top economists of the world are not in a position to tell its implications and how long will it take to bring the world's economy back to tracks.Today America's trade deficit touches trillions and people keep speculating that dollar will soon be stronger.In the West, discussions are hot about the alternate financial systems with less vulnerability which will not make the world economy fall like card house.

Neither I am an economist nor a soothsayer. However, I do know, that the US will have to print more dollars for all the bail-outs and increased government spending. Which would lead to decrease in dollar value. However, thanks to the trade deficit, surrogate economies to the US will also suffer.

Increase in Taxes of Rs. 115 Billion

I like to share the following quote:

Once Nelson Mandela said that they won the battle because they unveiled their case to the western general community while Muslims failed to expose abuse against them because they continue to put forth their case in front of western governments.

Property is going to be under a heavy taxation with the increase of tax net. Increase in taxation is prescribed the Financial Advisor. This is our tragedy that whenever there develop a positive hope (hopes developed when they curbed the currency flight) a curse follows it. Investors & common businessmen will give up owing to everyday change in fiscal & monetary policies without proper legislation & allowing a time limit to the stakeholders. Our Justice & legal system and the SBP should have disallowed malpractices of banks & money-changers together with the connivance of the governments during the last decades.

Another bad news for the economy is that Qadirpur gas field will going to be privatized without investigating the fact how much further gas reservoir is there in it & beyond that. At the moment, it might sounds having no relation with investment & property business; alas! The consequences of raising Gas prices will be more tragic than the earlier energy crisis in hand. Does that do well to investment property business? No.

Nelson Mandela has won his battle, but if our investor & business community failed to present their case properly, they will be continuously abused & exploited with surprises.

Is there any forum (not politically polluted) which can help us to raise these questions?

Flight of Capital will always be there when there are no checks and Balances, People earn Tons of Black money and when they are afraid of some changes they find safe Heaven,
The past Govt deliberately allowed over speculation and gave protection to Black Money by allowing “Open
Files” etc No taxes No limit that how many Plots one can own etc. At the same time many unrealistic projects were thrown into market, Property is Hell Lot expensive item in Pakistan, You naturally expect Billion of rupees with these so called developers, when they thought the show is over they ran away with money.
I wish Shoukat Aziz be here to answer what good he was doing to allow such a massive speculation.
Coming to the privatization of oil field I don’t know the details, are there exclusive rights or there is some checks and balances?

Bahria Town Lahore population map.

Chamo sahib as i explained earlier a lot of construction is going on in Usman and the new cuttings of 10 marla of Shaheen block also there are a few more Executive lodges under construction as well. Before there were only 3 houses being built in Sector C but now there are many more. I request someone to verify this info who has been to BT recently. I will try to give pics next time I go.

the points I have highlighted are from my own memory and some plots are under construction in the same plot strip but have gaps in between them but to save time I highlight them together, I hope the point will get across :) I do not know about the changes which might occur in the map but I think Sector B will not be changed from this point, BT has plans for Sector C so there might be changes in the blocks which are yet to have possession.

tzk the plots highlighted in Ghori blocks are by the BT office not by me but I can also confirm that there is a lot of construction going on there because I was trying to make a movie of Ghori block and a guard came up to me and asked me to stop. There were a lot of under construction houses. Second Usman block, the strip of kanal plots from 214 to 245 which have both sides open, i was talking to the guy who was building his house there and I distinctly remember going through Usman block and there were at lest 10 houses already constructed and about 15 under construction.

As Arsalan Sahib said, the highlited version is of Bahria Town office. Actually Bahria Town considers it under construction when an owner of the plot pays all related fees for construction of a home. This map should be considered as true as all these plots will be converted into homes within next year.
My statement should be considered as a comparision of Shaheen Block and Gouri (and Usman) Block.
New cuttings of 10 marla of Shaheen block is very much under construction.

I tried to get photos of Sector B but I failed to get true picture as one can not show the construction going on behind the houses.

As it was said before, the question of population in Sector B Bahria Town Lahore is out dated.

I agree with arsalan Sahib that map of Sector B, Bahria Town Lahore will not see much changes in it. Some changes in Executive Lodges and Safari Villas are expected. Sector C Bahria Town existing plots with possession will not be in much problems.

Arsalan, in previous posts you uploaded the maps for B and C sectors which was a great job indeed.B sector map was not fully updated and around 50 houses were yet to be reflected.Could you please update that map and put it here. Also you said that construction in Sector C has started.Is it true as my information is otherwise.In rsponse to your posts Mr.Kaisrani said that the maps uploaded by you should not be taken as final ones as these are sujected to some changes.I just want to know that which area in Sector B is most likely to be effected through these changes.

Possession may turn out to be bad news rather than good news for plot holder, as BT will force this possession onto plot holder and then will start reverse counting toward zero, so they can charge plot holder non-construction charges, which in case of lahore were significant.
This will further depress value of BT-8 plots. In case of Lahore it boosted the construction as all other amenaties that are required for living were avaibale, but in case of BT-8 it is far away from near by populated areas and despite having development completed other amenaties are not available.

Man should not be negative ALWAYS. I have many friends who have possessions in Phase 1 to 6 (Bahria Town), they never did any construction & never asked for any penalty for this. As well my cousin has plot in Phase IV & he never faced any such request for last four years.

One more news, its not so far from GT road as you are mentioning. I hope it would help in clarifying if you never visited this area. many thanks

I never said it is TOO far from GT road. All I said was that there are no other amenities available that are required for living, i.e. operational school, Operational hospital, operational grocery store, Operational Bank, and public transportation for working families etc. as these are the very basic needs if one want to live in a place.
Would you run to GT road for all the amenities mentioned above?

As far as non-construction charges that I mentioned above, it is based on what happened in Lahore. This may or many not happen in Pindi/Islamabad but one should be aware of that as in this slump real estate market BT is very keen to impose additional charges, as it is evident from other BT projects.

The distance from GT Road, refence point Toyota Motors Show Room, ranges between 6 KM to 12 KM. Since there is no public transport available on this road, therefore the travelling is very difficult. I personally visited the area, yet lot is to be done before the possesion is handed over or construction is taken. Offering very few incompleted plots for posseion does not mean that Phase 8 is ready. I feel it may take another 4-5 years to declare this area as worth living even if the possesion of all the plots is offered. Few dealers are misguiding the innocent investors to make investments for quick returns. Yes return may be there but gradual and a long term project. This is a very helpful forum if we all submit the true situation.

the new thig , dha ranches a big project startes at front of pwd and runs parallal to japnees road touches naval,opf ends terli villege and conected park road islamabad,the bt is also inter mixed with dha and express road also started from rawat cross phase111 and bt 9 to motor way and air port, it means the whole area is near to motor way air port and islamabad,terli is 5 minutes drive from club road islamabad,as per map if , total area of dha and bt is much bigger than islamabad,it is very clear that this is the future investment area.

they have not mentioned the area of dhai phase 2 ext area.phase 2 ext was the bigest sector of dhai.now may be dhai valley is biger than that.but in this map they have not shown 2 ext.valley is suppose to be after that.this seems to be an effort to continue riping of innocent people.and it is no where close to islamabad high way as mentioned in the advertisment.they have chosen poor people who can not even take them to court.Islamabad population has needs to grow ten time to fill up this huge area as marked by dha.raja atiq sahib correct me if i am wrong,people who bought

prices are less than f/11 sector,so i am looking to much gap of prices and dha is also liveable place and there is no fraud,due to this i am recmending to inverst in dha,but i realy dont know why prices are not going up,accordind to my observation people are not using there minds and just fallow each other,it is my openion suddenly people run towards dha and prices will go up like e/11,this is my experience.

In my humble opinion, which may not merit much infront your expertise: Property rental market is different from Property ownership market. Property
prices are linked to foriegn remittances by expatriates. Rental prices is linked to our "joe-the-plumber" or "hameed-the-honest-goverment-servant" market. Unfortunately, "hameed-the-honest-government-servant" has not seen any appreciation in his salary for years.

I am not sure if Property values overall in Pakistan are tied up with foreign remittances. I think the "speculative property market" was linked with foreign remittances, that is still in the process of correction, and I think its alomost botttomed out.
Per Capita Income in Pakistan is low for "Hameed the govt. employee", but for "Gulzaar the Dukandaar" is quite significant in comparison. A fraction of a percentage point of "present" 170 million population is who lives in DHA, Bahria, CDA type places. That 170 million is not adding, but multiplying. I guess the point I am trying to make is, population is increasing, and Real Estate for purchase and rent has to go up, not before long.

If I recall 2 ys Back the used to be Khan KSA and others who used to Fight with me, My reservation was same that project will be very slow, but others were guiding that you will be able to make home in 2006,

location is great, developmet is almost stand till, it is V difficult to develop tthis in the budget which was collected 6 ys Back ie 4 lac for 10 merla and 8 lac for kanal, I think it will be slowly be developed by Govt aid to LDA, Prices are still holding like good Blocks 10 Merla in 15 Lac and average Blocks in 13,14.
