Improve Pakistan's socio/economic conditions!

There should be a section on the very top of discussion board with suggestions of how to help our beloved country.

If I open a discussion today it goes in the back burner within 24 hours due to many new topics added. This section should stay on the top and shoule be categorized.

There are a lot of smart brothers and sisters with great ideas on this site. It would be a worth while effort to discuss the suggestions ideas to improve. I believe Pakistan expats along with Pakistan residents who care for our collective future can make a difference.

Once some idea materializes we can create a committee of volunteers to engage governments and apply some pressure and provide suggestions. There is got to be a way to help Pakistan.

People are guessing A B C D will be in start and will have good
location but what if map is drawn like DHA 6 Lahore where A B H J are prime blocks. Look at DHA phase 5 Lahore F is most expensive here. So in my opinion a smart investor should buy lowest possible price block file and forget about this investment for a while.

location is very good though area is very congested these days but if your job and Children educational institutes are near and You want to start living right now then good to buy, But if it is for your future needs then see some other area. As once area gets populated the second generation and third genration problems start, and area becomes Gawalmandi Like todays Samanabad or Model town.
For investment purpose there will not be much gain and it will hardly grow at pace of inflation.

location is good and relatively safe since it is a boundary wall enclosed / gated community. In the evenings one can see residents enjoying a walk in the community - a rare thing these days - which gives a sense of safety. I visited it last year so my views are bit dated. regards

if you look at the previous post, you will know the difference. The price is increased because, I have paid the next installment of 3.8 lacs.
Nasir,
you can go to eden and just check for the new 7 marla home booking ( then you can plus the price for a corner house). Then please post here, if I am making any sort of profit. You will know that buyer of this home will be at advantage, as i have paid all the dues in time, so buyer will get the house, in about 14/15 months rather than booking a new home at higher price which will be delivered in 2.5 to 3 years.
Yes, there may be less number of buyers, however if you wait till other start buying, price will not be the same :)

a humble suggestion, WAIT as suggested by Asim also ... this market is infront of you... let the sellers wait as buyers are not in a hurry either... global economies are in recession, which will most probably finish in 1-2 years... so waiting is the best solution... let invest somewhere might be dollar/euro or gold ... leave realestate to the sellers who want to earn quick profit, those kinda sellers will bust and then market will be normal...
I am sure if this plot will be selling at the same price next year and add the inflation/rupee devaluation and the owner of this plot will lose 20% for just holding it ...

Hi Just for the info of all concerned,

According to my information Anchorage has been named as DHAI Anchorage and formalities for handing over will complete with in month or so. It means the scheme will be looked after and managed by DHA in future or atleast governed by the same rules as of DHAI.

This reaon I am asking you this is because people spread wrong rumers about a specific society fot their own vested interest. Unless DHAI or Anchorage management has confirmend this news, I would never believe.

Mr AZ is right and i would like to confirm the news with slight correction. It has been decided at highest level of the defence forces that all Airforce and Navy schemes, like Fizaiya, Tarnol, Anchorage would merge with DHAs. Details as to how it would be done would be sorted out and that may take more than a month. Its not a rumour and am sorry not to give my name here due certain reasons but i am a regular visitor on this site so thought to confirm the news as it may benifit someone

Have also heard that Bahria Phase 8 partly would become DHAI as well. How that would happen, unsure yet. I thought phase 9 Bahria would have had made more sense. I heard it from someone that heard it from someone else. How authentic it is, am unsure yet.

Mr. Pakistani is right that all the housing schemes run by the insitutions of Armed Forces would be renamed and managed by DHA. The decision has been taken to benefit all the personnel of three forces. However, the modalities of such a merger are yet to be sorted out. Most probabaly, from 1 Jan,2009 all such housing scheme would be under the management of DHA.

Deposit Insurance In Pakistan

Are deposits in Pak bank insured? In USA, bank deposits are insured up to $100K now up to $250K. Are there similar insurance provided by the government for deposits in government and private banks in Pakistan?

In BCCI Flop [it was international Bank] in Mid 80s Pakistani investors who had invested in Pak based deposits [not off shore] got full money Back 100%, But 2nd home for this Bank was UAE but you may be surprised in UAE many people were not paid. Or paid very small amount after 15 to 20 ys. Although Bank's name was changed to Union national bank which is still working.

Adding to Mr. Habib's comment. in case of failure of Mehran Bank, no depositor lost anything. National Bank took it over after its failure.

Problem happened in case of Co-operative scandal of early 90s but they were unregulated and not under State Bank regulatory control. Even though it was a unregulated show, Government of Pakistan still paid up the small account holders in full...

Just to clarify the record, when BCCI collapsed, people in Pakistna got thier money after 2- 3years. Both in Paistan nad UAE, bank assets were sold. In UAE, it became Union National Bank and in Pakistan, sold to Habib Bank, It got some other name. Therefore, it was wrong to assume that only bank's name was changed.
However, in all the cases, the deposits are not insured. The Govt. of Pakistan discretion is there whether in case of collapse, they Guarantee the deposits or not. In recent failure of Crescent Investment Bank, Depsoits were not guaranteed and people were not able to withdraw any amount till the bnak was sold to SAMBA, KSA

Rupee seems to have gained some value on Monday.Its being quoted at 82.50 in the open market and the pound has also come down to rs. 141 from rs.148 .

p.s.Its a slap on the face of all those who thought it was going to go to rs.100 to a dollar!

The reason it gained is because central bank has injected $200 Million dollrs TODAY in the market to stablize pak rupee. This stablizations is temporary.
2-3 weeks ago central bank had injucted $100 Million and rupee gained but only to keep on droping again in next few days.

Fall in rupee won't stop until fundamental problem is address and that is to stop capital fleeing from country. But it is very hard to stop capital fleeing from country given the problems that government is facing from so many fronts.

Since the rupee has devalued more 30 % so its means that property
prices have already decreased by 30 %. I have been telling this forum for last two year that keeping in view the current prices level property is bad investment for short medium as well as for long term. The truth is there has been no change in prices since March 2005 when the property prices crashed in Pakistan. Last time when I came to Pakistan a good 10 Marla house in wade town was being sold for 60-70 laces and in dha also you could buy one kanal brand new house for 150-to 200 lacs . After one year although there is inflation rate of 18 %. Still you could buy the house in last year price. It's simply means there is no future of real estate in Pakistan. I have seen the real estate boom in USA after 911. Property dealer used to say ohhhhhhhh nothing will happen to property in USA and now everybody knows about USA real estate. Same is the case for UK. All of my friends who have invested in dxb real estate they are crying and bleeding. If I invest 70 lacs in buying a house in wapda town Lahore I can only rented it for Rs 25,000 . and after five years my house will be garbage I will have to pay property tax as well as income tax on the rental income I have to call my tenant every month to collect my rent . and if I get any bad tenant then rest of my life will be spent in court for vacating the house. but when u invest the same money in any Islamic bank then you could earn at least Rs 70, 000 after 10 % withholding tax without any headache being faced in rental business. So if u want to live in your house by yourself then you must invest in it otherwise do not invest in it for investment purpose. The real estate drama is over in usa and soon in Pakistan real estate will face the same situation what we have seen in usa . There is no future of real estate in Pakistan until and unless this drama is fully played. These are fake artificial prices. Pakistan's ground realities do not support the current real estate prices in Pakistan. Everyday is bomb blasts in Pakistan. Rupee has already been depreciated by 31 %. The inflation is so high more then 20 %. For last 9 months there is flight of capital from Pakistan to dxb. The KSE is totally dead. There is a strong rumor the Banks in Pakistan will freeze the lockers as well foreign currency Accounts. In Lahore alone 6000 mobiles were snatched on the eve of Eid...... And still if any body thinks property prices will increase then he is living in ...... These are my opinions and you have the right to disagree with me.

There is nothing positive in the entire world as my friend 'Ahmad" quoted. that includes USA, UK and every country in the world especially when it comes to real estate. Thankyou for lifting everyones spirits, and being a --"positive influence"-- to the forum.

Since you could predict the future 2 years ago, where did you end up investing, as it seems you are currently cashing in on your dividents. Probably in an Islamic bank. Are you suggesting that the currency used in the Islamic banking is inflation free? Are they still handing out 'ASHRAFIAN".

By the way, a lot of people will agree that if
prices remain steady for two years, that means the market has bottomed out for the most part. And there is a famous saying that, "When you hit rock bottom, the only option remaining is to go up". So that in itself is a good reason to buy, as it can only go up.

Newton said a long time ago, that things going up must come down. Let me add, that when they come down, they will bounce back up at some point. Simply, the 'Supply,Demand" has a whole lot to do with these fluctuations, and less with any conspiracies. People will always need land and a place to live, population is increasing, and land cannot be manufactured artificially. So, ultimately, it has to bounce back up. I think we are just working ourselves overtime over this. And Inflation is the talk of the day all over the world, not just Pakistan. We will all be fine, and live thru it. The finance gurus say to invest certain amount in real eatate, some in stocks, bonds, mutual funds, liquid cash etc. etc. So diversification is the key. Even if some banks in the camel land hands out :Asrafian" in this day and age, diversification is still important, as those "Asrafian" are not "insured" and not guaranteed they will keep coming. The only deposits insured are in US banks that insure deposits upto 100K, but pay you a lowsy interest rate, which cant keep up with inflation either. Almost same as keeping the money in your pillow cover. You loose some and gain some, and ultimately come out ahead, with a diversified potfolio.

Now you gave a count of mobile phones snatched on eid day in lahore. How about the proud Muslim Pakistanis that gave Zakat on eid day for a worthy cause. Anybody keeps count of that? I guess our minds need re-programming.

All the above discussion is true or false in terms of Long-term or short-tem investments. The current situation of pakistan and world-over dictates that if you want to invest for short-term here in Pakistan i.e approx one year then banking system is the best option, while if your investment is for long term i.e three to four years at least then real-estate is comparativley better option.

I have predicted previously on this forum that similar real estate boom shall not emerge in Pakistan in near term. However, in three to four years time, country econmic situation will improve which shall increase the liquidity within the country. Regular demand due to population requirements is always there, Govt investement is regular process now, hence such factors shall add up to bring back the 'Mini Boom' back in the country in next threee to four years. However, investers and genuie buyers shall be cautious next time, and emerging scenerio may not be taken as 'Boom'.

This is true that real estate
prices have decreased in last on years when compared to Rupee strength i.e inflation. However, real estate prices tend to increase then they normally recover their value quickly compared to other investement opportunities.

I am sorry but I cant agree with Ahmad sahib's views..Not only are they overly pessimistic they are full of negativity and defeatism!

I feel Pakistan will recover to a large extent from its economic difficulties and much sooner than most people think.Our currency is also due for a sharp appreciation which should be evident in the next few weeks.

Lets be realistic and yet positive and constructive and lets not spread our paranoid fears through this very useful and constructive forum!

I think this all is a very deep planning and joke with the country just to remove Musharraf and to bring Zardari. Mr. Aitzaz played a dirtiest role in whole of this movement and prooved that he is a very big munaffiq. He leads this movement and speaks like lion and sit infrom of Zardar keeping his mouth shut. He also playing a very dirty role and whenever this movement is becomming stronger he is advising to take U-turn. I am sure that this movement cannot be successful in his presence because of his two faces. Gulf Compensation Trends 2008 - A Research conducted by Gulftalent

Executive Summary

As the US and European countries plunge into recession and governments around the
world scramble to avert a global financial meltdown, the Middle East remains among
the few bright spots in the world economy. The region continues to enjoy a robust
pace of growth, thanks to the high price of oil. This has resulted in talent shortages
across all sectors and yet another year of record salary increases.
Based on GulfTalent.com’s survey of
29,000 professionals, private sector
salaries across the Gulf rose by an
average of 11.4% over the 12-month
period to August 2008, sharply higher
than in previous years.
The UAE registered the region’s
biggest average pay rise at 13.6%, while
Saudi Arabia saw the lowest increase at
9.8%, though still high by historical
standards.
All six markets saw pay increases accelerate relative to last year. The majority of
these, however, are below the forecast rates of inflation for 2008, suggesting
diminishing net disposable incomes. A notable exception is Bahrain, where the
average salary increase of 10.5% is marginally higher than the 9.0% inflation rate
forecast for the country this year.
