All these people investing in gawadar should ask this simple question. Can they live there right now ? or 2 or 3 years from now ?. Remember Gawdar has been under development since Musharaf time. If the answer is no, then why would anyone else shift there ? Secondly ask yourself would you be feel perfectly safe roaming on Gawadar beach with your wife and children at 9PM ? before you compare it to Dubai

DHA Multan

Guys please read carefully .My analysis on property in 2019
1.DHA Rahbar is a very good short term investment but for next week only .
2.DHA Multan is bound to rise till 19th July last day for transfers .It is highly highly likely it will cross 63 even because today when I was in Karachi and taking flight to Lahore about 70 files I knew a dealer locked.Property hike or Satta is carried out Karachites not Lahore or Islamabad.These people create hike and hype in Gwadar, Bahria Karachi and even DHA Peshawar has a large clientele from Karachi .
3.Thirdly guys who love to play files will not have much options now ,so DHA Gujranwala will also reach 55 by year end Secondly abrupt inflation will ensure people cover their losses from property.
4.Now on or say after DHA Multan ballot Prism will rise as it has been stagnant .Best deals are 5 marla plots good locations in K and R Blocks , also Kansl plots good locations in A Block.Prism overall will gain 15 %
5.Lastly the project I love is DHA Peshawar ,it will rise above 175 for good location plots till Jan or Feb 2020
6.Also keep an eye on DHA Quetta it is a very very good investment but from 2020 June onwards
Avoid Gwadar and private societies. About me I am an Engineer , Australian national and settled in Middle East

DHA Peshawar, I remember it has been hoovering around 50, Someone wrote here yesterday that it had tripled but now when I Checked Price it is 62 Only, If you take into account 45% rupee devaluation, still it is not at par.
As a matter of Fact all my investment in last one year are in negative, 45% currency devaluation have neutralized even 3,4 years old investment's gains, This was a Massive devaluation in Pakistan History and have not been seen ever since creation of Pakistan, 1971 Dhakka Fall is Only exception.
Still I am Not Confident that Current Govt/Army will be able to stabilize Rupee, More likely is the Possibility that another price hike will ensue to Consolidate the gains.

Dollar raised to 3 rs but i know khan and its army will bring dollar to 100 in next six month from 170 even.
Second people are taking a less but interest in amnesty scheme and money will come in property beside stock

dha rahber ballot is just 2 x weeks away. at one time CMY / LREwas a great supporter of the same in good old days. i honestly feel for people of lahore any investment outside lahore like multan or bahawalpur is no match to lahore. see rupee devaluation multan file on 45, 3 years back even if sold at 60 is at loss unless it matures and possession after 4 - 5 years..it may be 100 plus due to over supply as plots are in 1000s. in dha Peshawar plots are less and all kpk is a genuine buyer so prices have tripled in 1 year. dont expect same in others. if dha rahber commercial comes on defence road which is likely it will be best ever gain. has potential of doubling from present rates in less than 6 months. experts can comment

DHA Rahbar is a hot investment now a days as balloting is very near in this month , commercial
files are touching 185 lacs and residential files also gaining price..let team and other dealers are praising DHA Multan only and trying to convince people that there is no other investment in Pakistan now... Even then DHA Rahber is gaining at a good pace and being located in Lahore will always be a way ahead..It is worth buying now a days..

I have visit other phases of rahbar and some many beautiful home build there.

I am not very much convinced with idea of division based on "administration and Distance", In the Time where you can pay and get Pizza Delivered to your home in Multan staying in US, This all Logic of Slow administration because of Size or distance looks falsified exaggeration, This is only Political stunt, divide and rule, People are more receptive when you divide them.
Coming Back to DHA Multan, I Think it is Best Investment for Local People, People staying in Lahore or Karachi have other better Options, To me DHA Gujranwala have better Prospects than Multan if you talk of in long run.

Multan is different, it is on Bosan Road and South Punjab Secretariat Office is being build in Multan DHA .I went to Karachi before Eid and
files were being bought extensively by Karachi dealers and investors .Satta will increase DHA Multan to 63 minimum. DHA Bahawalpur was a failure from Day 1. See the massive success of DHA Peshawar .

I lived for five years in multan i know dynamics , inface i have enjoyed kinnow trees fruit where now
dha multan is becoming reality , i visited Bhawalpur too and i know the surroundings of southern punjab,i also lived in dha islamabad and bhawalpur is exactly developing like that but with better facilites even thn capital.... My home town is lahore and i am living in dha phase 3.... I can tell you Multan and bhawalpur has there plus even Gujranwala has its own and these three will rock like dha peshawar and also Quetta is worth as so lack of better societies these all dha gonna rock.

What is forecasted about DHA Multan 1 kanal prices on 24th July (1 week before ballot) and average location plot price after ballot. Is it better to sale before ballot or after ballot or after 1-2 years. If selling then where to shift. Aim is to gain maximum monetary value.

if you have bought around 44/45 lac than can sell after ballot immediately , Price would be around 60 to 70 & few gurus are saying it can cross 60 pre balloting.

However if you want to hold than it can give 200% by 2021 (2 year time). This is my humble analysis it cant be perfect .

DHA Multsn average plot will be 85 and excellent plots at 100 .Reason Wapda Town = 200 to 250, Model Town = 150 to 175 , Gulgasht = 250 to 350 , Buch Villas = 125 to 150 .Dealers will misguide you, it is a very good investment

Well I think in next week starting Monday either of two things can happen. Either there is going to be a market correction, based on panic buying before Eid. Secondly, the trend may continue because of Karachi dealers Satta buying. In that case
prices will drop whenever these dealers will pullout. In both the cases, prices shall come to the realistic value of 75 for good location and 65 for average location plot post ballot sooner or later.

prices 25 million. Being good location and in Lahore, still you can see the prices. Multan will definitely take a price correction.

Multan did not have good socities back in early 2k.... But multani abd surrounding have great amount of money like bhawalpur and surrounding plus both cities has cantonments with askaris building inside in dha..... I have seen developement of wapda town multan which is no close to even wapda town lahore but in
prices cost more thn lahore.....so u can estimate with dha and its facilities it will beat wapda town multan so kanal will be 3 crore plus i have seen wapda town go congested in 3 years , dha multan is very close to. Development phase wise and bhawalpur even started ..... I tell you if you have files there bought in 3,4,6 million you dont know right now how lucky you would be in long term and even in short term..... Even southern punjab does jot become new province at least 20 to 50k families both in multan and bhawalpur and its surrounding looking to shift to better place with shaukt khanum sand salamt school and universities its good ppl wont come in lahore just of hospital and univ reasons without any roots of lahore....

I appreciate you insight on both Multan and Bwp. Thank you! You look very sanguine on both and clearly you are basing your analysis on relative valuation. So far so good. But please reflect on the following 2 factors:

1. With DHAs coming on line, the supply will increase. This increase in supply will affect relative valuations i.e. the
prices of Wapda or Buch in Multan or Hashmi Gardens and Model Towns in Bwp will tumble. So expecting simply a rise in DHA prices towards those society prices may not be the only possible price development and market may adjust more dynamically. Will appreciate your views on this
2. What's your view on the size of the supply coming from DHAs. Do you think these cities have that much appetite. You see, if the supply is too much, then the price effect of No.1 could be even more drastic without much DHA price appreciation

files in Dha bhawalpur or 2,3 files in Dha Multan .max phase 9 in three years will be 30 million while each plot in Multan bhawalpur can be 15 to 25 million and even in long run those cities plot will be higher in price thn lahore
