I have a DHA Town file 5 marla purchased 2 years ago. Is it a good time to sell the file and buy a DHA Rahbar Phase 2 file of 5 marla. Can anyone please guide me which investment option is best in the short run?

I recommend you sale now as you have made a good profit and invest Dha phase 7 or Prism. I do not understand why people say prism will go down, why ? It is very underpriced, and you all will see by this coming Eid. This is best time to buy for those who are looking for good plot at reasonabke price, you will see at next few months at least 2 million jump.

@Khalid. My friend get a bigger map of Lahore and compare the location your self. You will get the answer. Secondly Dha town is better for many reasons, you can compare its price other nearby phases of Dha. And also it will populated within 2-3 years whereas Dha Rahber needs long long time.

Got one Kanal in phase 4 AA facing park. Alhamdu li Allah :)

The price difference between market price and DHA price is approx 50-55 lac and that too on instalments. SO thinking about putting it on sale at market price plus a premium of 10 lac (for instalments benefit to buyer OR buyer can encase that benefit by paying lump sum to DHA and get a 5% rebate on price which will be approx 8-9 lac)

Think about this Mian Sahab. Who is the end user of these plots that will be developed in Prism after a considerable period of time? Can anyone construct a home there in the next 6 year ? Even 10 is unlikely.

I dont understand people are not thinking this phenomenon that prism is still far away to be liveable.. They increase the prices artificially nothing else. There will be 2-3 cycles of prism prices in next 4-5 years. For now prices will stay as it is or minor growth if pace of development is good.

As soon as construction will start prices will grow gradually. More wait more profit.

- center of attraction of all investors for next few years or till no new mega project launched by DHA

The prices in prism are now being capped by phase 7 prices...
I would say it in another way....i.e. The greater the prices of phase 7 NOW, better impact it will produce in the rolling year on prism prices....

DHA 9 Town still has leverage of increase in prices(5-10 lac)-- Increase in prices of DHA 9 Town and better access to this will have a good impact on upper blocks especially prism sector A (being neighbour to 9-Town apart from other properties of location and early development there!). So Sector A,D,C will keep on increasing smoothly from now onwards, even inspite of being overpriced!...

Dear Jaffer plot value near plot No. 344-N is round about 41 to 42 Lacs. Prices in DHA Rahbar is going down little bit. It is due to market correction of the prices. Because the prices were going upward artificially. But InshahAllah market will not be down to much. Do not worry , future of DHA Rahbar is very prosperous.

Prices increased from average 27 lacs to more then 45 lacs for average plots in 6 months. So now will settle for few weeks and again by December when ring road will be standing up prices will take another jump so that will be to watch for. Dear HC. Always seen you as a strong supporter of Near Raiwand societies. Specially DHA Rahbar. As per your last input on the investment in Rahbar, your suggestiin was to retain it till December this year and avg plot like mine will be about 55avg (ofcourse possession will be handed over by that time).

Is there any revision to your estimates after recent downfall?

Moreover i agree with Others as well that this was artificially created boom by investors. But touching to the base level once again seems out of questiin my friend. Yeah being stangnant for a while might be a possibility.
Main question is how long will it take to reach the mark of 65 lakh? (Like Valentia and wapda town rates for 5 marla)

Jaffar 344 N DHA RAHBAR is a good average plot in middle cutting and around 42-45 lacs. If you have immediate need then sell and cash out on profits.

But in Lahore nearly all projects have gotten push so in very short term situation is same if you sell here you will go to prism it also is slow then you go to Town or Lake or Bahria all have received good push.

Since last 6 months have seen a major boom so prices will settle now and 2-4 lacs plus minus is ok. When ring road machinery on ground and with actual making of road, Investors will flock back and will give it another push.

In the long run next 12-18 months let infrastructure projects complete and you will see lots of genuine buyers for home making will also come that will sustain the rally. Remember property is not buying stocks so have to give it due time and just find good deals and hold on to them till you find a better investment or other use.

Previous post I think struck. Your plot worth 42-44 lacs decent plot in middle cutting.

Long term very good prospects and when in 6 months you gain 15 lacs on 30 lacs investments too fast then little adjustment is natural. If immediately need money sell but otherwise in Lahore all good investments have shown good lift and now are slow till end of year as lots of infrastructure roads will be started this year.

I heard that notices have been issued to some shopkeepers for acquisition on college road for its widening. There are quite a few roads in this area that LDA has marked for completion or widening but I think it will take time, maybe 2 years. I expect some quick work near the next elections.

We have seen raiwind road, deffence road and alternate raiwind road effect on all societies of defence road, raiwind road and even on Jati Umrah road. Why Khyabaan e Amin is still under priced. I bought a 10-marla plot in NFC-2 in K-Block in 2014 @Rs.1.7 million. My dealer is advising me to immediately dispose it off in view of the ongoing ‘hype’ created by ‘dealers’ on the back of society elections slated for 24th April.
I had no plan of disposing it off at least until early 2017. However, my dealer is insisting that I take action at the existing rate of around Rs.2.6 million as ‘balloon’ may burst soon again since there is no substantial development work going on.
Dear friends are requested to kindly guide me if the ongoing rise in NFC-2 is artificial or expected to hold its ground in the times to come.
