Dear friends I spent a lot of time to enter this data. So I request all to test their passwords once and start using only passwords. After April 1, 2016 only reserved names will be allowed to post to make this forum a best place to discuss serious stuff among each other. With reserve names your 99% posting errors will be gone. I will know post have words of serious people that hold some property or are interested to educate them self with help of other to buy or sell some property. Hope is to eliminate all pump and dump type or non serious posters that are using many fake IDS to post here.

Guidelines for doing property business on Byana basis

Few times property dealers offer to get attached to them on Bayana basis i.e. by purchasing a plot on Bayana with 1 month time for remaining payment. They offer to sell the plot within due time and share the profit. Sometimes they offer if they are not able to sell it on time, actual investor and dealer can share 50/50 to purchase the plot and sell it on next available opportunity.

I want to know from experienced people who are already doing this kind of tradings that what are the pros and cons of such a business and should one opt for this kind of trading when the market is rising rapidly like we saw on Raiwind Road side recently or only go for long term investment in property.

Prism Prices & Observation

It looks like that there is a boom in Lahore and prices are going up in underprice society. Prism prices are stagnant and now it seems a selling pressure is building in the market. To hold an investment for five more years require strong nerves. The current trend indicates that Prism will gain significantly during next boom now anticipating it after next election. But prices keep clinging up.
Raiwind road societies gained significantly and now the growth rate is slow. In my opinion, it is important for all of us to explore underprice societies where plots are available on grounds because if the slump hits, under price developed societies are safe option. I feel that following are good options:

1) DHA phase 7
2) DHA 6 lower cutting
3) Central Park
4) Bahria Education & Medical
5) Sui Gas 2

Lots of biana holders are now exiting Prism and I request Jameel sahib and CMY to guide what is a scope now?

Lahore Ring Road Route in Bahria Town Lahore - Now its Lahore Ring Road Authority's Turn

Recently Bahria Town Lahore management issued an official announcement in which impression was given that Lahore Ring Road Route is being changed and it may not be disturbing Bahria Town Lahore projects anymore.

Now, Lahore Ring Road Authority has displayed hoardings and banners on Raiwind Road Lahore which state that no change in Lahore Ring Road Route is under consideration by the Government. Further more, it states, there is no possibility of change in the route in future as well.

Lets see how things proceed.
