Hi folks,

Hope everyone is doing well.
I want to buy a comercial plot either in dha phase 8 facing main road or BT. I need expert opionion regarding which option is better and why? Intention is to start my own retail business in future. I already own one 8M com plot in phase 8.

Dear all,
I booked a 10 Marla plot in bahria enclave PHASE 2, now i visited site and hopefully i will get possession in January.

I intend to start construction immediately as i have around 60 LAK cash, but i have some reservations. Lets suppose i construct my house in one year and start living in it. There would be a lot of construction activity going around as a result there would be many trucks, noise and dust etc which may continue for five years untill the enclave is fully habitated.

I need some expert advise should i start construction in bahria enclave? will i be able to live in BE after one year keeping in view above mentioned factors????

Expert advise will be highly appreciated as i m v confused.

Please provide more information from your site visit since I also have 10 marla and plan to construct. it will take at least 7-10 yrs before enclave is populated (look at ph 1-6 of Bahria) so I won't wait for 7-10 yrs as the cost of construction is already going up every day.

I agree with ZNS, I constructed two houses in 2 years difference, one for me and another for my brother. within 2 years the cost of construction is more than double. specially the price of material. mazdoori rates are increased almost 70 - 80 % in two years.

so if you have plans to construct your house then don't delay even a single day!

@ZNA following is latest update

1)construction of zoo, mosque and children park is underway.
2)One model villa is ready.
3)i saw construction of 5 to 6 houses in a row behind sales and marketing office close to bahria apartments, but i m not sure who is constructing it.
4)BE staff was 100% confident that possession for phase 2 will be given in January.
5)New road connecting kuri road directly to BE is complete now, now we dont have to go through that old road between villages (the road with different curves). The road is in excellent condition.
5) About construction in PHASE 1 BE staff said that approval of design etc for houses was underway.

your point 1-3 are applicable to ph-1 i think? Did you see phase-2 work? They told us same thing, Jan 2013 but I would like to see/know the development pace in phase-2. Ph-2 appears to be too big and completion in next 2 months will be very challenging unless they have finished significant amount of ground work..

Livable- sure why not, we did that once. Challenges:
1. Schools.
2. Grocery.
3. Everyday cleaning because of dust, even if there is no activity you will that problem because you are by yourself with out any house next to you, back or infront of you.

I have been working in Middle East since 2003 & don't have any income from Pakistan. Currently, I am planning to buy a plot through an Auction. I have been told that 5% Advance Income Tax need to be paid by me before transfer of plot.

Being an overseas Pakistani, we are exempted from Income Tax. How can I claim it? If I am forced to pay it, can I claim it later?

I paid income tax for my car registration. In fact it is fixed tax not income tax just named like this only people who pay Regular income tax can adjust it back. But actually it is never done.

Hi,
i want to know some information about property papers.
I have searched through over internet but couldn't find any satisfactory answer.
I am in deal with a property dealer.I want to know that Q1:what is the value of allotment letter after selling the plot to 2nd person (1st trans-free).Does the value of allotment letter ended after 1st transfer and there is value of only transfer letter?
Q2:-If some person have only transfer letter of a plot.Will this be enough for the proof of owner for that plot in case of lda society ?

u need to write the question, it is not clear. in normal dealing if u buy a plot from me then i have to present the original letter to office at time of transfer and officer have cross this letter many times to cancel it and keep in file. before u will get new allotment letter. it is not possible that i have a valid allotment letter anf new letter is issued in ur name.
in case due to some reason i keep original letter. and prpert is transferred to you by some fake documents mediated by xyz then i will have to prove in court and allotment letter issued at later stage will be cancelled by court order.

The photo Copy of 1st allotment letter should be part of file. But is is not mandatory, you can tell the seller to request LDA to give Copies from LDA office file, Also tell seller that I need NOC from LDA before transfer and get LDA NOC Clause fitted in the Biana stamp Document.
To get Full information full story is required for privacy purpose U might have mentioned different nick name like info seeker of LDA buyer etc.

If You are working outside country then better buy somewhere else. When I Bought One 10 merla plot LDA avenue 1 in 2008 in 13 Lac, I Promised myself it will be my last purchase in LDA, They Let You make "Nak Ke Lakirain" To get a simple Voucher for Payment I had to Come to office 3,4 Times and each time they were telling Computer is down. Finally after 30 days effort I Got plot transferred to my name. Later on same plot was found to be occupied by Qabza Group near a village, Fortunately the seller was my friend and through Gental Man and we revered the deal and I had to lose transfer Charges only. Now same plot is still in 11 Lac after 4 years.
However LDA avenue 1 is Good society well Located and Price is low. it best Suits a person who is living in Lahore and Have time and experience to deal with and later can look after his property. LDA plots is nothing but hypertension.
Similarly to Buy a house in LDA i had to travel 3 times from UAE to Lahore and was very stressful deal. But Finally i feel satisfied living in this house.

Yes, Mr.Zakir is right. There is no harm in consulting a psychiatrist. Unfortunately, in our society it has remained a taboo to consult a psychiatrist. Depression is a very common medical problem which affects the social life of patient as well as that of family. Depression is caused by an imbalance of brain chemicals (neurotransmitters). Most of the time there is no obvious cause for depression. Timely treatment of depression results in full recovery but treatment should NEVER be stopped without the advice of doctor, otherwise chances of relapse will be high.

brother she is depressed,she need to eat good food daily and improve her health.you cannot do anything until you satisfied her mind that dont worry.best way is keep trust on Allah and remmber him as much as possible.

spend time and talk good in front of her that inshallah future is goood.

brother balance diet is necessary,may be she is not getting sufficent amount of diet.

there are lots of good doctors, but she need following.

1 Allah ko yaad karo zayda say zayda
2 achi diet like fruties,egg ,fish aur salad
3 exercise especially in morning
4 doctor(in case of emergency) uper waley 3 points karo inshallah un ke sahe achi ho jaey gaye. you can give her piles, jins say taqet ati hai ,multi viamins

Dear sir, the treatment for such a patient is very simple, but it needs "STRONG DETERMINATION".(Try for 45 Days & see the difference, Insha Allah)
* 20 - 40 minutes walk in a lush green park preferably after Fajar Prayer.
* Simple diet & preferably vegetables and that's too when your stomach actually demands for food. Meat should be minimized.
* If at all feeling weakness during initial days, take some light diet or just a little fruit.

While you consider other advices, there is another very important aspect that you must not ignore.

Please do not take my advice in a wrong way. You both must have some very fulfilling time together at least twice a week (more or less depending on your and her age). You know what that means. It will refresh her physically as well as emotionally. That aspect when ignored usually causes the kind of symptoms that you have mentioned. BTW, men can also develope similar symptoms in similar conditions. IF it does not work after trying for a couple of months, then see some psychiatrist for thorough counseling to find out the cause of depression. Please avoid the medicines for depression as much as possible as most have very serious side effects. It may however be simple and prove to be very useful (usually without harmless side effects) to use daily vitamins as supplement just in case she is not on a balanced diet, although any major deficiency should have appeared in medical reports.

P.S. Those WORLD CLASS hospitals cannot do much if her tests are OK. Do you expect them to give her unnecessary treatment or medicines?

you can try to send her pakistan,her mother or family person where she feel free for two three months,than you will find some change better inshalah,my cousin was also facing this problem after three month when she came back there was good change,actully in in foreign we have every facility but conditions are very tough and tense,so if no problem arrange a visit to get sattisfaction.

If she is a household woman then it is a common problem in Saudi Arabia.Husband is always busy and woman is alone at home.If she is educated better for her to start any job or tuition at home .She also can join some yoga or baking classes.The main purpose is to make her busy.If she is already a working lady then try to evaluate the cause of depression and by checking her to any Psychiatrist easily u can find the solution of this problem.

Dear Rizvi, this is a mental problem. My wife has also faced such problem. Now Allhamdulillah she is ok but still taking medicines from about one year. Every test, report etc was ok. I will advise you to visit any Psycatrist ( a physacalogist who use medicines, a doctor ).

Don’t you think you have precribed over dose. One Capsule a day is more then sufficient. Your suggestion you shold to be taken seriously since this can damage someone health. Excess Omega 3 can damange your liver badly.

sometimes when the cause is not clear usually it is the deficiency of Vitamin D especially in Riyadh where houses are enclosed and women do not get enough sun. Have her Vit.D tested. One of my friend spend an year getting treatments for aches with no recovery ; finally the Vit.D deficiency was diagnosed . Once treated he recovered fully.
