NFC 2 Development news

Good news for NFC 2 plot owners. I visited NFC 2 site in Eid days and was surprised to see the speed and extent of development work going on there. I had visited the same place about 2 months back as well but then there was no development at all. This time i was surprised to see that all the 100 feet and 80 feet kacha roads (complete base) were laid down. Heavy machinery was deployed and working there at a considerable fast pace. The canal bridge was also complete and now we can drive our cars easily into the colony. The speed with which development is going on it seems that within a year all metalled roads will be completed. Workers at site told me that after Eid work will also start on small roads.

moreover, i also saw the new map of Bahria town sector E. The 150 feet road of Bahria Sector E is combined with NFC 2 main 150 feet road in the map and is proving the way to Multan road to Bahria town. The distance between Bahria Sector E and NFC 2 is only half a km in the map.

Dear NFC2, i posted a few pictures a few days ago on this site. I also visited the society office and had a meeting with the secretary. Contracts have been awarded for smaller roads and other development works including severage and power cabling which is all underground. Also, Bahrain Town management has confirmed that they are also going to start the access road to NFC 2 along the canal as this will be the nearest and best access of Bahria Town residents to the Multan road. NFC management has confirmed that their target is to finish all development works within the next 15 months. I can safely predict that NFC 2 has now become the best buy for short to medium term investment in Lahore.

It is safe to predict that the
prices of plots will double by the end of next year as 1 kanal plot in Bahria is averaging 40 lacs, and NFC being only 0.5 km from Bahria with direct access from canal and Multan road, will have at least the same price of plots as in Bahria, once the development work in complete.

Pros
1. Location better than Naval Anchorage and Jinnah Gardens.

2. Installment plan up to 31 December, 2015. Rs. 37500/- and 20,000/- per month for one kanal and 10 marla, respectively.

3. Highway crossing right in front of main Gate, from where you don’t have to make a U turn of 2 Kms for Zero Point, Like Naval Anchorage.

Cons

1. Price is high. IB sells one kanal for 35 Lacs, where ready to construct one kanal plot with all the facilities are available for same amount in Naval Anchorage at good locations.

2. On ground, the scheme is situated some 6-7 Kms off the Highway towards Kahuta side.

3. Traffic on Islamabad Highway often gets blocked due to VIP Movements on Airport.

4. No physical development as yet, except one land excavator runs up and down visible from highway. So the standard of development can not be ascertained.

5. Impulsive buying/booking in the wake of aggressive mass marketing campaign may not prove a sound decision.

I am not sure... but we need to confirm from Mufti that buying a land/plot for investment purpose (in a sense that after few years price of the land/plot will be doubled and then sell), is it halal (or haram)?? Because from my point of view, it is zakhira-andozi. But buying land/plot with a intention that I will build home for my own living or doing business (such as build home and give on rent) etc are not zakhira-andozi. Every body knows that when prople do zakhira-andosi of rice, wheat, sugar etc. the prices in the market go up. Same case with plots, when many people buy plots in a scheme for investment purpose, the availability of the plots reduces and prices go up (due to zakhira-andozi by the people). I am not sure it is a valid assessment... we need to confirm from Mufti.

Don't be ridiculous. Buying a few plots is never zakhira andozi. Now if some one bought several dozens of plots and refuse to sell even then it cannot be compared to rice or wheat because these things are essential needs and people must have them on a constant basis. Plots are not like that.

prices in canada went 2.5 times and in pakistan they went almost 5 times but if you notice our rupee is almost half value so its really 2.5 times gain in Pakistan too. Two different countries yet almost similar price impact tells us that our price growth is not out of norm and this means unusual hoarding is not taking place.

allotment letter and transfer letter

My question is "if 1st owner (allotee) sells its plot to other person (2nd owner-transferee) after selling plot to 2nd owner will there be any importance of allotment letter or not?

Some people say it have importance but mostly say there is no importance of allotment letter after it is transfer to 2nd person and they say that after selling there is imp of transfer letter not allotment letter.

hi friends,
my questions is regarding a Map of phase 6. Many of you might have noticed a separate map section having opening from main bedian road in the center of Rakh Dera Chal. its is an isolated area from the rest of the DHA phase 6 sectors and i am told by a property dealer that this is not a part of phase 6 infect the plots shall be allotted to some government employees in lieu of land purchased by the DHA.
my question is if DHA has anything to do with this or not?

Can someone quote the Price of Old Puchases of Houses, personal experience or reliable family memeber's experience will be appreciated a lot.
How was price of 5 Merla ,10 Merla Kanal 2 Kanal Built Houses in Gulberg in 70, 80s and 90s. pls mention new or Old at that time and single or Double with description of Condition if Possible.
Similarly If someone Knows the price of old/New Built Houses in Johar Allam Iqbal town in Mid 80s till 90s 3/5/10 mela and Knanal.
Same experiences in DHA in 80s and 90s will be also appreciated.
I am makig an article regarding property price appreciation in populated and Bulit area, which may be of value for many people.
Plots are intentionally not included as there is quite variability.

Another relative Got one House in Iqbal avenue 1 Kanal Complete beautiful house single Story in 24 Lac, Year 2000.
In year 2002 14 Marla Single Story House was sold in 18 lac in Samanabad 0.5 KM away from Gol Chakker. House was old and needed renewing. It was almost Sold at Land price.
in 2003 a house in Johar Town E Block 12 Marla on Back Of main was sold in in 29 Lac House was only 4 years used and was simply built not much wood work 2 beds ground Floor and 2 1st Floor, This house was for sale in 75Lac in 2010 as I reviewed old Docs so every thing was clear.
My friend Bought Faisal Town D Block 10 Merla Beautifully Built house but by Thekedar in 29 Lac it was in 2000 House was Just 2 ys Old at that time and well built.

In 1986 my friend's brother who returned from Saudia Bought a 10 Merla old House in 10 Lac in Gulberg, I am not very sure of House Condition or weather it was correct price as i was Teenager at that time. I thought my friend was boasting.
In 2000 6 Merla single story house old but good Condition house was for sale in Angoori Scheme 2, I am not sure in how much it was actually sold.

I was born in dubai, But when I visited lahore for the first time in 1997 and I lived there for 4 years while studying, I felt as if I belong to lahore( which is true). I never knew that so many people are sold out to PTI.I only see passion and no objectivity in their approach. Running a business is different than running a country. I do not see any party getting a mandate that is absolute. Thee shall have to be compromises. Imran's approach is purely academic like a class room approach. No touch of ground reality. All I know is that with the present scenario PPP is more likely to come out winner than any other party. This I am saying despite the fact I have never voted for PPP. I am just a student of realities. Day dreaming and real life situations are two different things. Depends where you want to be!

Dear Mr. Khan, when a student comes into professional life, the only thing that he has is passion. I remember my passion 17 years ago which has now turned into experience that top international companies have used for the last 13 years. That same passion is there in PTI. What Pakistan needs is not experience as we know what it is, what it needs is actually passion. Courage and will to do what no one has been able to do. Only passion can give the guts to our rulers. If there is no passion, we will keep drowning deeper into the abyss my friend. You said it right, PTI only has passion, and that is exactly what the doctor has ordered for this sick nation.

10 years ago Pakistan was growing like hell.
We had respect in world over, but we wanted some hypothetical democrazy.
On top of that we destroyed this country in order to restore a judge rusticated on corruption charges.
In end, PTI decided not to contest elections!
We all are equally responsible for selection of Zardari, have we voted him or not!
I also have been working abroad, since last 10 years and worked for many multinational engineering firms.
My analysis is that people in side Pakistan are not capable to understand what is going on with them.
For sure any thing would work better than Zardari and i would even vote a dog instead of PPP or PMLN.
Still not sure if IK have any solution to any issue!
I will call IK successful if he bring dollar back to what it was before Zardari.

True passion is a big motivator in life. Individual motivational sure leads to experience ie you make mistake and learn. But as an individual your mistakes costs none else but you but as a leader it costs the whole nation. When you are leading a country or a nation passion should down below its the pragmatism which leads to success. You have to be realistic and living in vacuum. A man who can not handle his personal life(problems/marriage) successfully involving just two persons, how can he claim that he will be able to resolve a lot lot more complex problems of the country.

Pakistan will not be changed by one man (IK); instead by thousands of skilled managers under the leadership of one honest man, one who can win the hearts and minds of the people. Fortunately that win has already HAS happened. Thousands of some very fine individuals (some evident just from this discussion chain) are ready to come back, evident of posting of assets by top PTI leadership, evident by the results of all "reputable" polls. IK 's marriage is his personal case, good is IK never left pakistan for living in England, rather he accepted to sacrifice his family for the sake of his poor country, hoemany of us will run away from pakistan if just given a chance to live in UK, But IK has always tried to build his beloved country's Intra structure, by completing various projects. where as people of pakistan can benefit from his wealth and expertise, lots of engineers and doctors (like me)are service UK and other foriegn countries but not their beloved country Pakistan, for the sake of their individual future and some extra dollors or Ponds or etc.and leaving behind their poor country in bad situation,
Poeple like imran khan not only accept the lose of his own family for the sake of his country but has his big stakes in pakistan.
Problem for our beloved pakistani's is that they dont value the efforts and sacrifices made by great leader during thier life but after they are gone.
a man who is improving or even trying to improve your beloved pakistan encourage them dont discourage anybody who is hopeful and in struggle of improving your beloved country.this way at least some things will change to good and finally inshALLAH your beloved country will be better

until we leave this attitude of favouritism, we favour bad guy but from our own family, and donot vote for a good or Deserveing or Compitent or Qualified guy because he is not from our family.So comes a Bad guy your favourite one and ruins, destroys your homeland and your are stunned and surprised to see yourself getting destroyed by your own bad guy.
