Infrastructure in G-13 was OK when built but now looks bad. Road due to heavy trucks moving frequently are damaged and no one is repairing. Severage system in some areas is not good, causing overflow. No arrangement to collect waste. The bins earlier put by CDA have been taken away last week. It seema that nither CDA nor Foundation owns this sector.

No. You are also taking currency risk. Rupee devaluing is also going to hurt you big time. What you are speculating is that the DHA property that you invest in is going to increase by more than 6.5% in AED. i.e. its rate will double in AED in next 10 years. PKR will depreciate and will be half of its current value against AED by then if current trend continues so you are speculating that in PKR, property value will increase 4 times in next 10 years. If that happens, you will break even with your investment. If it increases more than 4 times, only then you will start to earn profit. If it was with your own ready money instead of a loan, it might have been a different thing but while it is possible that it may prove to be a good investment but keep in mind that you will be taking too big a risk.

Please dont take loan and invest, very risky. Currency deval is going to haunt you, interest will haunt you. If you want to invest use your own money.

Apart from the reasons above. suppose, u take a loan today, and after 6 months or i year, your job is gone, then u r in big trouble, as it would be difficult for you to rapy, and the bnak may impse a ban on you to leave UAE.

ufff man i think every one above has already given you good advise! but didn't u look at the dhiram trend for the last five years??? due too the rupee devaluation dhiram has done better than property investment in pakistan! now this is without considering the 6.5% loan! with this investment this would seem like a crary investment!

It is very good option but invest in Canada buy a property and rent it out no fear for devaluation (if there is any it will be in your favour)250K $ you can get two nice apartment and you can get rent of 2000$ net into your pocket Now you can pay the loan interest and the remaining is your saving(=35000DHS per year)

ksa bhai, in Canada, you can get loan at 3% if you have good credit. Properties there are priced according to that. Buying it with rate of 6.5% does not make for a good investment.

never do this kind of mistake i am also a victim of this blunder i thought the same way but the property price increased very slowly while the rupee got devalued at a greater pace. i lost a big amout due to this. please think thousand time before doing this.

Minimum construction cost for 10 M house is 45 lac add plot cost and set your budget. You may go for single storey in this amount.

I saw an add for a grey structure available in Sukh Chayn Garden @ 42 lac odd. If you spend 10 lac on finishing it will be nice option, check if it works in your case.

I went to NFC society office last week and they told me that work on main roads has started. They also confirmed that contract on smaller roads and other works will be alloted immediately after Eid. Can someone kindly confirm if this is true and some work is actually being done in phase 2. Thanks

Depends on the location. It is somewhere from 55 to 75 lac. Some plots are on installments but are expensive then then the other.

Honestly parkview is gonna be the most prestigious place in Lahore, it's a matter of time, and if all understand it then all would make money. Mark my words, parkview will outshine all DHA phases. Why are Pahse 8, non possession plots with hardly any development work started selling for the price of parkview possession plots. Why in phase 5 plots selling more than parkview price, phase 6 good plots are not less than one crore, it would take 5 years before phase 6 is 60% pouplated. Consider B and C blocks in Parkview, save some more to increase your budget, avoid G, as there is a drain nala on the way to G block.

Not anymore. They r on the ceiling already.
These periodic updates have been coming for a while. Thats y the price difference in G14/4 n undeveloped sectors is nearly 30% only.

And the development will not be completed before 5 yrs anyway, let alone living which is not started even in the prime sector of D-12 yet

Dear CMY

I have a budget of PKR 14 million right now and want to invest in an appropriate place in Pakistan. I am thinking about the following options:

1)buy DHA Lahore Phase 7 1 kanal plot in 5-6 million, buy DHA Lahore Phase 8 1 kanal plot 8 million

2)buy DHA Islamabad 1 kanal plot 6-7 million, buy DHA Lahore Phase 8 1 kanal plot 7-8 million

3) Invest in good commercial properties to get rental returns

What would you suggest? Any other advize will be welcome. I am not in Pakistan, so not clear what is exactly going on the market.

It is very hard to earn money but even harder to spend it wisely!!!

Option one is best.

Buy DHA 7 P block or DHA 8 S block plot. They are still under valued and will gain a lot in long run BECAUSE they are closer to highly respected Lahore School Of Economics ( LSE )
