Dear All AoA and a very good day,

I need experts and seniors advice regarding boundary wall expenses and best cost effective solution for it:

I have approx. 2 Acer's of Land on main Riwind Road Lhr. I need to cover it with the boundary wall, therefore I will highly appreciate if you can advise and share your experience and thoughts.

Also, I've heard about the Izhar's per-cast concrete walls and columns. However, never had an experience neither have any clue about the costing and durability.

Prices all over have gone up by 40% in last one year less state life phase1.It used to be at par with DHA ph 7 but now lags behind by 15-20 lacs.There are news though unconfirmed it may be merged into DHA ,My suggestion would be go for it.But get other experts view as well.

Go For DHA Phase 7 R Block, It is fully developed and DHA can announce Possession any day.It is surrounded by M, L, N Block (has possession and construction activity as well), ideal for house construction and Investment purpose.

The info i have is that fresh tenders have been offered and development work is expected to start in full swing in July/August. BTW, i have invested in NFC 2 for this reason and others.

In my opinion, prospects are very good and society's office can answer the penalty question. i think very few ppl have paid full development charges and for transfer also only 4 installments have to be paid out of 12.

Hi Arshad LRE staff never give opinion about any property they cant help you to know rates and and share facts, reason is as professional they cant take responsibility of, if your investment does not grow as per your wishes and you may blame them in open form.

However as one of member of forum I can tell you this area of DHA 8 and Z2 of DHA7 have cut off from the main DHA, Now you may get these plots bit cheaper , But track record shows that such cutting could not attract many buyers in future, neither holders found interested enough to start construction as fast pace. L-ater such plot under perporm as compared to main straem plots, one year Back you could find such a plot 5 lac chaeaper than other main blocks now difference is 10 Lac in if delivered then these plots may be 20 to 30 lac cheaper than other DHA 8,

Be careful, G-16 has big problem of land acquisition. Only one sub-sector G-16/4 is partially devoloped. They have sold more plots than the land areathey own. it will be a big issue in near future if they could not acquire more land which is getting impossible.

What MAK is saying is correct. In G-16/4 if you buy in the developed area it is good and 500 sq yards will cost you from 38 to 55 lacs.

G-17 is in the air and transfer is not open, cost of a 500 sq yd file is from 6 to 9 lacs. it is not a good option.

F-15 is good and cost of 500 sq yd will cost 25 to 50 lacs depending on the state of development.

B-17 is very good. 500 sq yd in sector A, B and C will cost you 30-35, 35-42 and 21-30. Sector D and E will take time.

Ty for your previous comments. In my openion AWT should be best, it's an army project with all necessities of life required. And the price is much low as compared to others and developed .. So please give Your opinion about AWT .. 9 - 12 lack price for. 1 kanal is not bad I guess .. Compare AWT with others ..

G 17 is bad as per my research
F 15 is fine but expensive as compared
E 16 plots are no less then 20 lack

D-16 is very good loacation and Plan. But it is a private society and its development is a far fetched dream. One day if it ever developed it shall be good.

D-16 is in zone 1 which is to be developed by CDA. D-17 Margalla view
society is in zone 2 and is already developed. It is getting populated and could be a good option too.

Dear All,

I-14 n I-16 are good. I-15 is not yet developed. In I-14 some plots were given to Mutasreen (original land owners) and they sell one file to more than one person to increase the number of Mutasreen in real terms. So be careful about it. Otherwise I-14 & I-16 are good.

The schemes having a good number of plots, with all the land under possession, good town planing, with wide roads n streets, quality of development, good natural condition of land with no filling, location of scheme and connectivity n access through wide n fast roads are good. This is a general rule that you can apply.

CDA, LDA, KDA and DHAs are the best. Cooperative societies come at No II and private schemes at No III. Exceptions like Bahria towns are always there.

There is no 1-kanal plot in I-16, either 10-marla or 8-marla. My uncle had issues with his plot in I-14 becasue of multiple owners for 1 plot, not sure how safe that will be if someone buys.
