Deep Plot filling price?

Slaam to all,

May be i have put my self into trouble as i have recently purchased a 4.25 marla plot which is 6 feet deep then the Gali level. I had no prior experience of construction. I had an idea that deeper plots may ask more construction cost while making the basement. But i was not pretty much sure. But now some people are advising me to make the basement as they think the filling cost this much deep plot and making a basement will not make any difference.

I have very limited budget to start the construction of my house and i could spare only 5-6 lacs to do the single story house with out finishing.

Can anyone suggest me in lahore, how much it can cost

1 - If i go for basement construction 4.25 marla
2 - Single story without basement 4.25 marla

I just want to construct up to a gali muhalla standard not to defense standard.

Any guidance in the form of advice can be really helpful.

Filling this place with Kassu (Ravi) will cost around 1.5 to 2 lakhs. Construction will cost alot more. Filling will not be very stable (side effect). Choice is yours. My advice, construct.

My advise is to contruct, If you can't afford to construct it, then sell it and have a level plot in some other area.

Invest in Phase 8 in
DHA Lahore as Development Work is about to begin there within 2 months or so, and prices will rise 5 lac to 10 lac very soon. In particular, S Block in Phase 8 is a great option as the prices there are less expensive compared to other blocks.

dear brothers

pls need ur openion regarding this issue

i booked a shop in zarina shoping mall liberty lahore in 2005. shop area 90 sqf @ 16666/= monthly instalment 37500/= for 2 years total prs 1500000/= and i was told that plaza will complete in 2007 (after 2 year)

but after 2 years only half of the constructions was completed and i stoped paying remining 3 instalmnet .

recently about 2 months ago i approached the managment ,they told me that that they had change the design of my shop and had incresed the size 122 sq ft without bringing into my knowledge,and asking me to pay the amt with the current rate of prs 31000/= per sqf that total aproxamtly prs 1100000/=

what should i do

pls advise me

We have a plot in DHA-8 # T-1252.

This plot is a corner and one of three in this row, having 2 plots on back which is 2x90=180 feet in width. Now this mean plot # 1252#1251#1250 should be 60 feet wide. Now if it is 60 feet wide what will be depth of this plot?

Will it be 60 x 75 = yards OR
It will be 60 x 90 = yards

Kindly answer what does your experience says or how DHA had dealt with plot of similar locations in the past.

@MAK and @Shahzad, I only highlighted the factual position as I myself almost fell into their trap.

Its a sorry state of affairs when it
comes to the responsibility of the regulator. The park view management has been publishing their advertisement on a daily basis with a discount offer for a limited period yet no action has been taken by LDA so far. The same paper that publishes park view's ads on a daily basis has published LDA's notice to the general public re enforcing my earlier stance.

Yet again this ad does not mention the extension the society has been advertising for a long time(almost an year now)which is completely illegal and a lot of people have already fallen into their trap.

It is very shameful like any other matters in our country that these developers and societies are ripping off people.
On the top of that when a developer or society is done looting people, officials wake up and declare them illegal establishments and leave people with sorrows and no way to retreive their money back.

I think, all these officials and developers are somehow interconnected. First officials let these developers and societies to rip people off. Then officials step in if they start feeling pressure from people, and declare them illegal.

Just declaring illegal is not enough. They should take affirmative actions after declaring these developers and socieities illegal. Officials should cease their assets and take every possible action either to make these developers to fulfill their promises in timely manner or make them return money back to people.

But you know what I have not seen this happening. You know why, I think after all they are all connected and they all share this illegal wealth they created out of ripping off people. Then times come and they feel they cannot deliver what they promised to people, they go ahead with illegality stuff with combined effort of developers, societies and officials.

Note: These are my observations and personal thinking, and I could be wrong.

These developers and establishment ppl are interconnected. It is clearly mentioned in LDA notice that 280 plots are already pledged. Being Government Authority they can cease their plots till ppl get back their money. It is not enough to say on last day that these are ill-legal actions by xyz developers and LDA will not be responsible. If you are not responsible being administrative authority then these types offices should be demolished.

Plz let me know, as I am interested to buy a plot in this scheme.

Hi there,

I've an open question to all reader that DO WE REALLY REALLY NEED A PROPERTY DEALER when we have and can BUY/SELL the property directly from BUYER / SELLER?

I know there would be some advantages or disadvantages in both case but in the hard economic time, you all will agree that dealer atleast charge 1% both from buyer/seller and if there are more than one dealer involved, the actual price of the property will be much higher than market.

What would be your suggestions to avoid from that long chain of dealers' dealer who add more expense on actual value of the property?

For Example if a plot of 1 kanal has value of 40 Lac, dealer will get 1% (Rs.40,000) from buyer & Rs.40,000/- from seller and if there are more than 1 dealer involved, price will be more than 40 Lac + transfer charger, or unlimited commission of dealer.

Your comments will be highly welcomed.

In fact there are good dealers and there are bad dealers. If you are not aware of property procedures than it is good to have a good dealer. As far as price is concern yes some dealers keep their margin and you have to to pay upcharge. But again on the other hand there are some excellent dealers who work honestly but very few.

As long as I am getting right price and reliable fraud free trasfer, I dont care how many dealers are making how much. Recently I bought a plot through my regular dealer. The price was good but the seller's real brother who was not a dealer had cheated him by 2+ lakh by acting on his behalf since the seller was away.

I usually don't care or ask for the other side's price as this only gives bad taste to the otherwise good deal for me. These things are part of the game. Same thing can happen vice versa when selling but as long as my buying or selling price is satisfactory for me, I really dont want to be cheap and unreasonably curious. I know if I deal direct I have less chance of getting good deals and more chances of getting ripped off by some fraudster or con artist pretending to be an honest guy or gal.

I would love to a have a good experienced dealer on my side just like a lawyer to look after my interests for a fee or even more than the fee to make sure I get the right price and reliable fraud free transfer.
