Dear Shani,

Since I have given separate contracts for structure , electric, sanitary, plaster and tiles fixation therefore expecting my expenses any thing between 1100 to 1200 per sq ft. I am using the best available Hollow Blocks in Islamabad and "A" grade fixtures.If you want to use bricks instead of blocks then you can calculate your expenses using the formula ie 8.75 bricks equal to a block sizing 8x8x16.I require some 14860 blocks against 130000 bricks for 5500 sq ft covered area. Good block would cost around Rs 45 or less.

If Possession is available then it has worth of 57 to 58 Lacs.You do have to contact DHA to get latest status of your plot.

Belive u r talking about phase 9 file. I believe no body can predict.

One way is to look for prices of developed plots (e.g. phase 6). The the price of phase 9 (+ development charges) will be nearly same (in today's currency)after 10-12 years (i.e. inflation adjusted). For me if i can hold the file till final development the current value is lets say 50(65-15). This assumes that the DHA prices (in general) will recover inflation in the long run.

But for that you have to hold it for a very long time which for some of us is not feasible.

This logic is starange but still has some sense

Yes, it is safer investment than DHA Valley. Visit the site and you will find blocks being developed. Possession will be given in 1 year time frame for developed blocks. House construction would begin in 2-3 year time frame as per my observation.

Yp it looks good for long term. Could take 5-6 yrs o develop and u cud then make a house. Naval anchorage is 3 k ahead buta much better place where people are alreaady living. Prices are also reasonable.

35x70 price ranges from 950,000 to 1,500,000 depending upon block and location.

Naval Anchorage is good but has following issues.

Very narrow streets 25 feet.
No leveled plot. Construction cost is very high in Naval Anchorage due to unlevelled plots.
No commercial center in close vicinity.

well it is like this that development work is being done at good pace from the eastern side of project , mean the blocks named as sunflower, magnolia,tulip,bogenvelia, oleander, rose, daffodils are very good as investment pointof view and also these are marked as overseas blk , DHA HOmes, and commercial hub, the answer regarding price is not the under or over estimated , however as if we see there is no major economic activity in the country therefore all the projects are facing this sluggish attitude from market.but keeping in view the project enormity, it will take about 5-10 years w.r.t development , possesion will be offered very soon

Yes, DHA property can be transferred in your name without you traveling to Pakistan. All you need to have is a copy on NICOP or NIC from Pak and copy of your foreign visa or green card plus 2 passport size pictures of you. Any of your relative or friend can transfer this file in your name.

It will take just 1 day to complete the process, provided all the home work is done in advance.
UAE is not far from Lhe. Peace of mind is main issue. If you can afford to buy in DHA then traveling to Lhe is still in your reach. Even they are open on Friday.

Dear i have seen many foriegn clients that he dont come to purchase or sale their properties. They will lose alot. And without being Here while purchase or sale you dont have the idea of the market and while living abroad you cant know the reality or exact value of your property.
