Balloting for DHA 9 has not been done and is not seen in the near future. After balloting DHA will announce development charges and its schedule. To my guess development charges for 1 kanal plot will not be less than Rs. 12 lac in any case.

DHA-8 development was 10 lacs and due to inflation not only development charges of DHA-9 will be higher but over all price of DHA-9 will also be more then 55 lacs.Therefore the DHA-9 allocation file rate at 23.5 lac is still very low and will rise to 30 lacs plus soon.

Brother CMY has repeatedly advised buyer to act promptly before it rise to its real worth value.

Market Direction Guess for Lahore Property Market?

DHA Lahore phase 9
DHA Lahore phase 9 5 marla and 10 marla plots have become a huge hit. There is still lot of demand of 5 marla plots on installments. The 5 marla plots that were booked on 10 lacs on installments are now sold at 16.5o to 17 lacs. 10 marla plots that were booked installments on 25 lacs are now bought sold at 33 to 34 lacs. There are hardly any sellers as all seller know amount on installment is too small and they may not get a fully paid and developed 5 marla plot in DHA 9 in three years when they finish these installments. Due to good price of 5 marla plot at 17 lacs and 34 lacs for 10 marla not many sellers are not willing to sell their one kanal files at 18.85 to 19 lacs. Hardly any new files are made as all needed land in DHA 9 is now in possession of DHA Lahore. So day by day supply is getting tight and more buyers are coming to market because price is slowly rising every day. We at Lahore real estate think DHA Lahore phase 9 files should be priced today at 22 to 25 lacs when we compere prices in DHA5 ext DHA 6 DHA 7 or Eden lands etc. It is still a great opportunity to buy DHA 9 under 20 lacs. If you can buy DHA 9 asap before major file price rise. Since development is now starting in A B C D block price of one kanal may jump in coming days and weeks to 22 to 25 lacs price range. At current price DHA9 is still very cheep. People that argue it was low for long time should now get them self updated with current reality. In past there were 100s new files every week so there were more sellers. In past there was no development around DHA9 but now there are dozon large housing projects in and around DHA9 that are now complete or under development. In past when you compared nearby schemes price with DHA9 it was not too attractive but now in DHA 6 good plots are selling near 1 crore and 70 lacs for best plots in DHA 7 that is not as good as DHA9 when we consider phase locations. In past there was no ring road but now DHA 9 will have approach roads from two Lahore ring road nearly completed interchanges. Now DHA9 is just 5 to 8 minutes away from Y block of DHA3 or Lahore airport.

Dear Nadeem, this is copy of an old post from CMY (Wednesday, October 19, 2011 11:49 AM PST). At that time DHA 9 was below 20 Lacs. Keep in mind current 5 and 10 marla plot prices in DHA Phase 9 (aka DHA Town) are also more than prices mentioned in this post.

If you want to purchase a file in DHAI phase 2 extn, you will have to contact a property dealer in Rwp/Isd. I purchased a file in T block in 2008 and paid around 30,000 for the transfer fee.At the time of transfer DHAI gave me a schedule of installments for development charges to be paid in three years (every installment after three month). Under revised planning all the plots from block A to T are to be adjusted in Sectors A,B,C and D.

You can get the phone of a property dealer from Jang Rwp newspaper on internet.

there is no transfer procedure or fee for Ph2-extn open files/certificates from block L to T. it is just like a bearer certificate. you only need to get the certificate verified from DHAI office that it is original; and verification fee is Rs.5000/- only. as and when DAHI will announce in newspapers that certificate holders come and get their certificates registered with DHA, only than you will have to pay membership fee, transfer fee etc, and then they will let you know how much development charges you have to pay.
what mr. Ahmed(calgary) is mentioning is only OPTIONAL for certificate holders of block L to T.

i have plot in d block and development charges are 6 lacks,A to k block having 6lack development charges and all other blocks have around 14 lack development charges,i have not paid transfer fee because i have plot in commoner town and already member of dha,regarding investment.I rec mend not to invest in this sector,because dha consider in Rawalpindi not in Islamabad,that sector is away from both citis and there is no any positive activities on the back of 2xt,please keep in mind location is very important in property investment,i.e e/11 plot prices are jumped due to location.In zone 5 bt 1to 7,dha 1 and 2,zaraj, agochs11,media town and federation society is much better as compare to phase 2ext,there will be lot of activities on the back of these places like by pass going to air port,motor way and these places are near to gt road and Rawalpindi,i am sure development of agochs11 will start with in couple of months,i thing keep your money safe and invest after 7 to 8 month time.

plot not in 6 lacks,calculate 6lacks plus 14 lacks=20 lacks,better to invest 25x50 plot in e/12 for 10 years you will get more profit,secondly dha is not picking up because bt is going parallel or even better to dha and there are so many plots means more than there demand but the actual Islamabad people don't want to go in rawat side they don't consider it as Islamabad,regarding my investments i get lose from dha,bahria it was wast of time and money but at same time i have invested in e/11,the e/11 change my every thing for example i invested 7 lacks in 35x70 plot now i am getting 1 crore rupees,so for long time investment i rec-mend you go to e/12 may be 25x50 plot Chang your life but I guarantee you after 10 year time you will loose your money in dha2ext.

Brother Atiq Raja is painting dooms day scenario. The guy who bought and sold I-11 10 years ago what happened to them?? Pepole lost their shirts.

DHA is DHA and DHA Phase II ext is going to be the best place to live in, it is not far away from Pindi or Islamabad. Its existing direct connect expressway with Islamabad Highway,scenary,pollution free area,Dodhcha Dam,Golf Course,ling River and topography etc are going to make it very highly desireable place in near future.

E-12 is not going to be developed another 20 years because of the adverse possesion and legal conflicts. Plus Bankrupt and corrupt CDA is never going to develop it in near futue, given 22 years have already passed.

Dear Umair,

As an investment point of you, I would advice you to put money in it. But be patience, as it will take 3-5 years to be fully developed. By fully-developed, I mean, that you would be able to live over there in 3-5 years. Please also mind the current situation in Pakistan which may undergo some changes. In my personal opinion, the situation will be better in coming days (within 3 to 6 months).

Dear Ahmad Kamal, this website is run by Lahore Real Estate (Property Dealer) for the benfit of general public and not by DHA. Your query regarding holding of ballot seems ridiculous to me. For your query you can call directly to DHA office, as LRE have said many a time that they do not know when the ballot will take place. Be patient, there will be a ballot one day. I know you are inquiring from the last so many days and if you are really interested to invest HURRY UP, purchasing today is better then tomorrow this is what record tells.
