Bahria Town Islamabad - RIVER VIEW COMMERCIAL

Bahria Town Islamabad Phase 7 and 8 has seen a boom of investment in commercial areas during last 4-5 years. Plot prices have risen considerably where it has been hardly maintaining to similar levels in rest of the areas/societies.

Particularly, the whole line on the left side of Expressway (heading towards Phase 8) is filled with plazas and commercial construction. It appears to be having a great outlook at the moment. However, there is one exception in the beginning of the same line and that is RIVER VIEW COMMERCIAL where prices have hardly rised.

I wonder what has caused it not click when the whole area has picked up so well?

Any indication of future outlook of River View Commercial?

Appreciate your comments and valued opinions.

River View is a totally failed commercial area because of its
location.

River view will come up in the future, but the
location is in depression compared to the rest. Walayat Complex in the beginning of Phase 7 and Mini Commercial, Midway Commercial and Square Commercial close to DHA bridge with plots touching the main roads are the best and therefore lots of construction is observed there. The ones in the back will populate with time in the commercial areas mentioned above but will take some time. These are the best areas for investment in commercial areas currently and good potential in Bahria Rwp Phase 7.

From you response, I understand that there is no future hope for this project, whereas on the face of it
location appears very good.

Any strong reason, why you believe this project is not going to pick up in future?

The in and out approaches are restricted because of Uturn points far away from the RVC
location. Mini commercial and specially the plots of mini commercials nearest to DHAI bridge are selling almost 2 Crore and the plots of mini comm extension, near to the bridge are around 1.5 crore. The only reason is that these are located just on the main entrance of mini commercial and has access from all sides.
RVC had lot of attraction about 1.5 years back when a uturn was located in front of RVC and was closed due to death of a person hit by a tractor. Since then the prices came down and the construction taken up by few plot owners could not be abodoned. You can find some activity which is being shifted to mini comm. A corner plaza is on sale for the last 2 years on a nominal rates....but no buyer. The shops in mini comm of even under construction plaza are 100 per cent sold out at very high rate. I hope this may help you.

Formanites development charges

Asalamoalikum, Hope best of health. Please update recently outcome fee for development charges i have not paid for 10 merla asking 300000, plus late fee 125000 they will relocate me be cause i am late.

I was in
contact with tham for this unjustified development charges they offered me 20% discount and not late fee I have couple of plots there so my exposure is bit more :) Alhamdolillah.

I have declined their offer as I am not sure that even after payment what next. I have decided to go to court and asked someone to get a quote from lawyers.

I am also based in Jeddah so personnaly canot follow thecase have to be dependant on some relatives.

Question to Mr Adil Saeed

Mr Adil Saeed,
I understand you are the agent (on behalf of LRE) for IT Tower Gulberg Lahore.
If I remember well the project started sometime in 2005 or may be earlier, not sure about that.
The promise by UD was that it will be completed within 2-3 years time.
The recent photos on the UD website shows 6th or 7th floor under construction, (out of 21 floors).
There is no sign of escalator which was supposed to be the kicker for the project so the shop owners will have easy flow of customers.
Do you think UD will be able to complete the project soon? How much time do you think?
Is there any shops available on the Paradise Floor and what is the going rate per sft.

Insulated Walls

This is in continuation to post # 57002.

@Shahid.
@SI.

The 3/8 dia Iron/Steel bars (Suggested by brother SI) between the walls on both sides of the cavity will form a Thermal Bridge between the two walls & reduce the Thermal Insulation of the cavity. Further these bars will rust/corrode with the passage of time.
The best choice would be Plastic or Wooden bars of the REQUIRED STRENGTH to hold the two walls in position. Plastic Bars will be the best choice.

I fully agree with your recommendations to use wooden or plastic bars for better insulation. Actually I was referring to some houses still under construction in our township using steel bars at 2 ft. interval both vertically & horizontally.

Dears the other & perhapes the most important thing is that the cavity must be sealed perfectly (100%) for ever & the air inside the cavity must not come into
contact with the atmospheric air otherwise this cavity will be rather harmful than helpful. In Pakistan masons & labour (even supervisors-sometimes) do not take such important things seriously. The owner must make sure that the cavity is sealed properly. He must not accept "Oh Jee Khuch Nae Hooda".

Practical /Professional advise:
Better option is to use wire mesh (any available Jali 2~4 mm Ø, recommended is GI mesh) at full width of wall (4.5"+2"+4.5" = 11") at interval of one Insulation sheet height (2 'approximate) . Mesh to be embedded in 1" cement sand mortar or concrete with small aggregate. Using this will all cavity will divide in small panels and get very good wall strength. Even in this if workmanship is not good/not closed /sealed any panel will not be any problem. This is my practical experience ant some project done in my supervision. Insulation 2" thick also called Thermopore or polystyrene (all are same)is very necessary when some one want to construct cavity walls for Thermal (Temperature control) and Sound proofing. Block Masonry 4.5" thick both cavity walls should not be less than CSM 1:4. One thing more necessary is fixing of Electrical Conduit pipes during construction in side cavity walls at insulation space because if after closing cavity walls fixing of conduits in 4.5" thick walls will minimize the strength of wall and also will be difficult.

Actually links can be made with 1/8 inch dia GI wires bent in butterfly shape (which is the standard recommended shape) with 8 inches total finished length & 2 to 3 inches width of wings at the ends will be good enough. Being G.I there will be little chances of rusting & corrosion. Standard spacing of these links is 36 inches horizontal and 18 inches vertical, placed zig zag. Being a practicing structural engineer, this is the specification that I have been recommending to my clients for the last 2 decades at least.

I have a phase ix file which I bought for 18.85 few months back. I am planning to buy a parkview file or a parkview undeveloped plot for medium term investment after it's price falls because of uncettAinty of ballot. Please advise , is it worth it or buy another phase ix which wlll now cost me

Please also ask the columnist why do we go after the government for every thing why does the public not take responsibility and deposit their money ONLY in Islamic Banks. If the public would take out their money from traditional banks they would disappear without government intervention. There are banks that conduct Islamic banking only and do not have any window for traditional banking.

Islamic banks would be more than willing to improve their sharia compliance in order to get more business.
