Questions about Architect Society near Wapda Town II

With the help of this site and visiting various societies i have found Architects socieity near wapda town where i can found a plot in my budget of 25Lac.

I met with few dealers and looked at their plot. I have few questions before finalizing the deal:

1- I learned from this site Architects is not cooperative society. So how safe is transactions in it? Dealer says you get Registry of your plot.

2- Society allows selling 1 Kanal plot in 10 marla each. Dealr has similar plot he showed me. Is it correct?

3- Is sui gas available? Dealer says its available recently though i don't see any gas meters there. He says ppl has submitted their demand notices.

4- Any one can share his experience about living or dealing in Architects society?

5- Who is owner of society?

It is not a a Co operative society best of My Knowlege,
Location is better and price is low otherwise why to take headache.
It is bit risky to buy in Such areas
from following sources you can get some information
1. One is registry/Intiqal [Patwar Khana usually does not guide you much unless due to some Court order stops further sale of certain land ] Registry is no gurantee to be dispute free, you can make 10 registries on one plot. And person who presents earlier for Intiqal will gett Plot transferred to his name.
2. Some so called Local orgnization of dealers make a non function society office which sometimes help you if there is some dsiputes.
3. Information from neighbours is usally more helpful.
Best advice is add few Lac More and get plot in some good Cooperative society Best in that area are Valencia, Nasheman 1, NFC1 and Tariq Gardens [the Last one is also not a true Coperative but adminstartion is better than Coperative society.]
If You make 10 merla good house in Architect it may cost you 25+2+40 and If you Make in Valancia NFC it will be 29+2+40 what is big difference

Habib sb thank you for detailed info. I willprefer Nashaman if i got a plot in my budget. I agree people already living there could be most current and authentic source of information.

Could you guide if 10 marla plot is available in valancia other than J block?

apprach wise Nasheman 1 is good but mostly middle class, you should get 10 merla near this Budget, as i am sure one Kanal was there on average
location few months Back in 36 Lac Final [That was hot buy at that time otherwise mostly price of avaegae Kanal is 40]
Tariq Gardens can be best choice at this time in this area, it is same as WAPDA town recetly price of average 10 merla plot increased from 26 to 30 but still worth searching.
Valancia is another valid option there, it is high class relitively Posh area there are few 10 merla in A/A1 in 31 to 32, F Block 28 , p Block 28 and J BLock 25,26
NFC 1 has 10 merla in about 30 Lac.

I think wapda town 2 is better.
Its in the same buget. In addition Sui Gas is available in N/3 Block.

that is a also good option as tranfer etc is good but as it is not a single patch of land and in Intuupted bt by villages and private land, hence Boudary is not possible that make it bit insecure. Please refer to Map of WAPDA 2.

I had already searched Wapda II as first choice but in this budget did not found good
location plot. You get plot near village at poor location.
With Habib sb comments i am bit surprise because i could not find any plot yet in 25 range. Only boundary plots are at 26. For

Honestly i didn't try tariq garden yet. But with Habib sb comments i think its worth giving it a try.

valencia i will try again i think it really need to search hard to find a plot in 25 in J block even.

Average Plot price was about 9 Lac one ys Back after that some further development charges were leived, Now peice shouls be about 11 if all Paid , this is about average
Location Plot.
I have not seen how much developed this area is , but of Google earth Quite a lot of development can be seen.
NFC 2 has far better Location but unfortunately after minimal development they are sleeping, they still did not do recoveries of development charges which were due till 4 years back,

A lot of things have happened against Islam in dictionary as well, done by “Bani Israelis”.

For instance could someone explain using the word “mecca” in the famous English saying below?
“Las Angles is the “mecca” of gamblers!
Another example!
Allah named all of the “Ahl-e-Emaan”as “Muslims ” starting from Adam to Mohammad (PBUH) but the Jews call us as “Ismaeelis”!
Again Wikipedia or some other English language source will keep silent in this regard?

SAC posted the picture of a beautiful mosque or masjid and the muslims have entered into a discussion into whether the name mosque is correct. We need to read the writings of Syed ahmad khan and Allama muhammad Iqbal because the muslims have started wasting their time in petty discussions which have absolutely nothing to do with the real spirit of our beautiful religion. Mr. Student, once again I will say that your response is another example that so many muslims have great knowledge of petty issues like whether we should call mosque or masjid, namaz or salat, ramzan or ramadan but absolutely nothing to contribute to the real issues facing our ummah. As for Syed ahmad khan, I really don't care what his personal views were, one of the reasons you and me are free in a country called Pakistan is because his war against mullahs and fundamentalists, who ever since the mughals were more involved having hours and hours of discussions on absolutely meaningless topics in religion.

FBR property and income Tax Notice Islamabad 2011

Dear Brothers,

Please advice, i have been living in Kuwait for the last 4 years. Last year i bought property in Islamabad Defense in my wife name.

1) Isn't overseas Pakistani's income exempted from income tax.

2) As i bought the property in my wife name we are getting income tax notices from FBR (Inland revenue)
to file her income tax for the last year 2010. which she can not as she is an ordinary house wife.

3) Also please advice a good lawyer in Islamabad who can handle this on our behalf in Islamabad, as the family is residing in Kuwait.

I have been through similar situation recently. All you have to do is to submitt following documents to the officer who served you the notice.

1-Passport and visa copy.
2-NICOP (if you have).
3-Proof of your overseas income.
4-Proof of remittance.

Please refer to post # 55248, which will help you a lot in understanding income tax at Pakistan.

Further please note that your wife, being owner of immoveable property with a land area of 500 square yard or more is legally required to file her income tax return, irrespective of her income, which she failed. She must submit her income tax return annually. Please also
contact some income tax practioner / advocate to arrange submit her income tax returns. He may charge some fees, but you must do it.

I have alreay mentioned that my advice is based upon my recent personal experience which might be subjective.It,s intended for overseas Pakistanis with no source of income in Pakistan.
During my brief and pleasant experience with the FBR office, I learnt the following facts.

1-Any purchase of property, 500sq yards or more, requires a proof of the source of income.
2-The term NRI (Non Resident Individual) is used by the FBR for a person whose stay in Pakistan is not more than 90 days during a particular year.
3- NRI may not have to file a return, if his income is Zero in Pakistan. In that case, above mentioned documents would be sufficient to proove the source of income. In my case, I was not allowed to file a return despite my willingness to do so.
I do not live or earn in Pakistan and above procedure has worked for me.And I dont see any reason why it should,nt work for another overseas Pakistani. Rest God knows better.

g-15 is only 2km far sir....u can visit it now to see development....in g-13 alot of houses are not yet supplied with gas connections ,PTCl lines cable service etc etc....while in g-15 alot of families are living their with all the anemities of life...

and the most imp thing....g-15 has a vast markaz in final stages ...markets of sub sectors are also in final stages alot of shops are in working position n having a gud buisnes.....while in g-13 a person has to cover alot of distance just for 1 bottle of pepsi :)

g-15 is like sister sectors to sector i-8 , sector i-10 , sector g-9 where one can have easy approach to public tranport facility....while in g-13 no tranport service is available..

the point of mr OI that bigger plots play a vital role in the beauty of sector is truly considerable.

in sector g-15 all the plots on the main roads are 2 kanal n 1.5 kanal..some houses on these big plots are constructed and are already giving a good look to the sector and in future it wil surely show an image of expensive sector of isb...

because smaller plots mean more families and it leads to over crowdness in a sector.....the example of such mistakes made by CDA are in front of us in the form of sector i-9,i-10 etc etc.

I really enjoyed reading all those comments. I'm in the same boat and i was in pakistan in july and looked at the G13 and G11. G11 is good which is close to F11 but expensive too and i don't know if 5 marla house has peaked or it will go up from here because 5 marla house is around 85- 100 lakh.

I like to know how about Ph 8 bahria as compare to G13 which one is better for future investment.

overseas paki sir g-13 is better option than phase 8... because if u wil buy a plot in g-13 it wil give u better profit after an year..or if construct a house in g-13 it is still going to give a good amount of rent per month or a better profit if u sell it.....

after 2-3 years the
prices of g-13 and g-11 wil be almost same..

With all due respect, this is the most senseless commentary I have read. People like you have are good for only spreading rumors. Upto a few years ago, people like you were trying to convince people that m. Riaz will run away from the country with your money and will not develop any schemes that he started. And the 20,000 employees has a management structure that is headed by Mr. Riaz. it is like saying who will run MCB when Mian Mansha will pass on. And what makes you say that his son does not possess the ability to run the company? Were you his school mate? If we are throwing irresponsible theories then I have a different theory, in the event if there is a management meltdown, BT Rawalpindi will be acquired by DHA Islambad. Not a bad proposition, is it?

Personaly, I dont have any more stake in BT other than a 10m plot but when I see the work they have done (quality of BT rawalpindi Phase 1-8 and Lahore Phase A-C), it is even more impressive than DHA and CDA schemes. The reason it is maintained so well is because the residents pay a maintenance fee every month and since its not run by corrupt Government officials, it looks much nicer than the beat down CDA sectors, case in point visit G6, G7, G8 etc. and any sector for that matter, they dont look like what they were 20 years ago.

If BT was a moms and pops shop then why would international companies from Turkey and Malaysia come and work on their projects.

Dear Friends.

Let us have brief analysis.

1. When we talk of an organization we should not replace the organisation by its owners/the people who manage it. It is very interesting to note that when people talk of Bahria Town they replace it by Malik Riaz & show their displeasure for him instead of BT while they don't do that while talking of other societies/CDA/LDA etc. which I think is not fair. It gives the impression that either the people are biased or working on certain agenda which is against the very spirit of this great forum.

2. I know, for sure, that BT has not been upto the mark in certain cases but we can not genralise them & totally ignore the merits of BT.

3. Strength/Solvency of an organisation/business is usually based on
a) Its Fixed Assets (Realestate,machinary office equipment etc).
b) Its Human Resources (No. & quality of employees).
c) Its Liquidity (Cash Awailable).

Let us now talk of BT in terms of above 3 types of assets.

a) BT owns a huge no. of pieces of different type of construction
machinary worth billions of Rupees in addition to good no. of
landmark properties which again are worth billions of Rupees.

b) BT has more rhan 20,000 well qualified & well experienced
employees who are creating excellent land marks.

c) BT has always billions of PRs. (in cash) at its disposal.

@ AG bro i totaly agree with u in all points from 2-3...but make sure in rwp/isb the they dont own the land CDA has provided thm with the NOC ..that means in the end all goes to CDA...

and for ur point 1 after the current chairman of CDA or LDA the post will be given to some other administrative officer....but in case of BT whoz gona replace malik riaz ,, THIS IS THE MAIN QUESTION....u ppl dont actually have answer for this question..

i have budget to buy a 10M plot within the range of 20/25 Lacs in BT-C and build a double story house (covered area appro. 2300 sqf). On the other hand i love to have a small grassy lawn in my house which is possible only on a 1K plot. My question is should i go for 10M double story house or 1K single story house, keeping in view that i have three kids and each needs a separate bed-room? and is it possible to build a 1K single story house with in the same budget?

want opinion/advise of you brothers and specially from brother AG.

In a limited budget, its better to go for a best located plot of 10 marla instead of bigger place at compromised
location. Currently, decent 10 marla at Bahria Town is about 20-25 lac

Aman Bhai Javed has given you the best option.
Let me tell you my planning.
I too have 3 children. Instead of building a big house on 1 or 2 Kanal plot I have bought 3 nos. 8 marla conrner plots in Ali block of BT Lahore & build my house on one of them which is a bit bigger than 8 marla (32.5x60 ft. or 8.67 marla)& facing the park. It has 4 bedrooms, 6 bath rooms, 2 family rooms, DD & servant room & fitted with 7 Split Units.

Reasons for my decision are.

1. BT has well developed & well maintained ample green areas/parks which are not more than a stones throw from any plot of the town where our children/family can spend time in safe & beautiful environment. So, though it is good to have our own lawn, the green areas/parks compensate for the absence of our own big lawn.
2. All the A/C units in the house will not run at the same time. The purpose is to use the one where we sit down pass the time.
3. Small & compact houses are easy to maintain.
4. Last & perhapes the most important is to ensure the independance of each child. They will be living in their own units but in the same block. This eliminates a number of social problems. Later on, if they can afford, they can build bigger houses of their choise.

So go for a 10 marla good
location plot in Secttor "C".

I took possession of my all 3 plots in December 2009. House on one of them is already completed. For the other plots I intend to sell some of my property in my home town & build the other 2 houses.
