Dear All,

I have question regarding map of a house. I am from Gujrat but working outside in europe. I want to build house. Can anyone guide me who is the best Map maker in gujrat, i dont have much experience in construction house so pls guide me how the things goes in constructing a house.

I dont want to give the house for construction to any contarcter i have my uncle as messon and he will take care, but he needs proper giudenace as per my wish what iwant. so kindly guide me who is good map maker in which in the future i will not think that why like this (it should be like that)...means i wana satisfy about construction.
And in the map who will design for electric, gas and drainage system and colour scheme etc...

why not u invest in G--13 islamabad. with that amount u will have 10 marla plot which after one year will give u 10 lac profit..

If you are interested in Islamabad property, go for G/14-1,2 or 3. Expected profit within 2 years is 30-50%. Current prices are: 30x60yds: 15-17lakh, 35x70yds: around 30lakh. I would suggest go for 2 plots of 30x60 in G-14/1.

PHA Shabbir Town has two types of apartments:
B - Type (6 Marla apartment size approximately)
D - Type (3 Marla apartment size approximately)

Yes! It is a good investment if one has a B-Type apartment. The project is situated on main Raiwind Road Lahore and adjacent to Punjab University Employees Housing Scheme which is now on its final stage of development. Almost all the plots in Punjab University Project are of one kanal and are alloted to Professors. University Of Lahore is also close by to B-Type Apartments. B-Type apartment has two approaches from Raiwind Road. The project is gated walled community, neat, clean and open as every apartment is a corner apartment. Also each plot has car parking facility as well as direct access to a park. This is a family oriented community.
The monthly rent is around Rs.12,000/= per month for a ground floor B - Type apartment.
Rs.25 Lac is an average price of a ground floor B - Type apartment.

D-Type apartment are not attracting investors due to its location and size. Moreover it is not a family oriented community as students are renting out these apartments.

Dear Rashid,

Its hard to find original IB employee who is selling the plot. Currently plots are available with 70k to 100k profit on actual cost.

At the time when the scheme was being launched, I had to pay Rs.120000/- to one employee to firstly get a plot registration in his name. Later he transferred it to me as promised. I had to pay additional plot transfer fee to the society. People like me would of course not like to sell with 70k to 100k profit on actual cost. To me margin larger than what you have stated.

Do you mean you paid 120000 extra on the land purchase. Several of my colleagues have bought 7 marla plot in Gulberg with variable profit margin to the seller. Current profit range is from 70,000 to 110,000 depending on the seller.

For 1 kanal, 120,000 is a good deal keeping in view that after link road completion, prices are bound to go up.

Go for China Virona. Best China Virona will cost Rs 85 to 115 per SQ ft.

Granite has much better finish is much stronger and cost 300 to 3000 per sq ft.

For a normal house Master should do fine. For a luxury house Porta will be needed. You will have to go to a showroom to check prices as there is huge price difference between each style of fitting etc.

I am not going to give any estimated dates about any future ballots as guess work have been wrong too many times in past. Nothing new for DHA 5 ext ballot date yet. Please call DHA Lahore office directly for a ballot date or plz wait for DHA Lahore to let you know when they plan to do a ballot.

i can tell you something about parkview phase8 ballot.my sources told me that most of the chances are ballot of parkview is expected in july.rest ALLAH knows better.lets hope for best.

1. Price is rising v qucikly, at this trend your invested amount will become double (100% profit) after about 4 years.
2. it is just cash in hand.
3. Lose ?? never
4. Pay Zakat and get reward in next life as well.
Down-side
1. Risk to keep it at home (never) even in lockers at banks.
DHA and likewise
up-side
1. Luckly! If you buy a file and get plot at v good location then profit would be many-fold.
2. No fear of theft.
Down-side
1. Lose definitely exists.
2. May not get much profit.
3. Long period investment.
4. Not cash in hand, you have to struggle while saling even.

Gold is good as long as economies are not recovering...

I would suggest to diversify and keeping strong currencies like YEN or FRANC in lockers besides Gold if you have seen their trends in last 5 years,

Yes, you have a risk of losing commodities, but with property, you have to make effort to sell off...As long as this government is there, I cant see much improvement because they continue policies from bad to worse..

I shall also favour GOLD versus DHA plot.

However, you can also consider SILVER for investment and compare Silver versus GOLD.

Additional problem with silver is the quantity. If you purchase 1 million rupee gold, you can keep it even in pocket (less than a 1/4 Kg) but in case of Silver it will be more than 9Kg (problem???).

Decision is yours but please pay zakat 2.5% on whatever you have / or purchase and Allah shall reward manifold (atleast 10 times).

Nearly one month before, I selected Silver (instead of GOLD) for investing some amount.

Summar Vactions and Kids Activities
Sorry for posting off topic but it might be of interest for many others.

With summer vactions approached i was looking for some activity club like thing for my Kids. Basically i am not looking for very expensive place just a place to keep my kids busy with physical and creative activities and keeping them away from Computer and TV.

Usually summer camps works with Books that i'm not interested in.

Along with any club/school/project of this nature If you guys can share ideas about activities for kids 4-6 years it would very helpful.

When DHA Phase 6/7 will get Gas Supply ?
I asked the above question to my friend who is a senior officer in SNGPL. His reply was as following

“It is very difficult to grant new domestic consumers connections and the situation is getting acute as the time passes. Domestic gas production will fall from the current 4 billion cubic feet per day (cfd) to 2 billion cfd by 2015. Demand, on the other hand, will rise to 8 billion cfd by that time, creating a 6 billion cfd shortfall. It implies after 4-5 years the gas would be available either only for Industrial sector and CNG Stations consumption or for the domestic consumers. Shutting down of industries and the CNG station for almost 2 days per week are the signs which have started to appear.
If every project currently being planned – including a pipeline from Iran, large offshore gas import terminals, and even the politically dicey pipeline from Turkmenistan that passes through Afghanistan – were to be completed on time and deliver exactly as much gas as expected, the country will still be short of 2 billion cfd in 2020.”

I think, the new housing societies which are being developed will face difficulties or will involve fair amount of time(1-3 years) in getting gas connections as the gap between supply and demand is widening day by day.

Is DHA strong enough to get the gas supply any time sooner for its residents…?

Pakistan is probably one of very few countries in developing world which provides pipeline gas to its citizens. Piped gas is not available in India, Sri Lanka and other countries of teh region. Even middle east which is much more rich in gas resources supply gas to its consumers in cylinders.

It is shortsightedness of our previous leaders that piped gas was provided to consumers which has more probability of leakages / wastage. Our country and citizens have to wake up and start utilizing this resource more efficiently. One suggestion can be to stop providing piped gas to domestic consumers and ask consumers to use gas cylinders. It may look strange but this is probably the only way we can survive gas shortages.

I have lived in Egypt for a few years and there they used geysers which work with gas cylinders. I am sure we can do the same Pakistan.

what is the status of development work of khayban-e-amin. ist it possible that he give the possession of plots after 02 years. and what is the current rate of p block 10 marla plot. what is the future of khyaban-e-amin after 02 or 03 year. because i want to construct my home after 02 years. senior honourale member advise me that plot in khyaban-e-amin retain for 02 year or sale out. which is the better option. i can wait for 02 year. pl.suggest me.experienced people in this field. bundle of thanks advance.

I am dealing a Slightly less than 3 marla double story house in ali park badia road lahore cantt in 19Lacs. Is it a fair value deal or it is much higher. The plot price there is around lacs per marla.

Just wanted to have an idea and view pertaining to current market situation.
