Salam all,

I have a plot in Sector B, Bahria town, Lahore. I have few questions regarding construction and BT charges:

1) What are monthly service charges for a house in Bahria town?

2) How much do I need to pay to BT management to start construction on 8M plot? All this is under what head? (map approval + what else?

3) How much does it cost on a good quality construction of 8M house?

4) What is the best way to construct the house?

DHA phase 8 proper plots have gained well since ballot but I don't see any growth in it until DHA 6 prices rise min 10 to 20 lacs during next 12 to 24 months.

Business in DHA 6 7 and DHA 5 ext have picked up but DHA 8 is almost dead as no deals happening there. DHA 9 transactions have also slowly getting better recently.

Transfers in DHA have doubled this month compared to last month. This is mainly too much buying in DHA 6 and good thing is 99% people want to make a house there and not buying these plots for investment.

On the contrary, I have gone to DHA office twice during the past few weeks and both times it was filled with people with lots of transfers taking place and heard the same story from many dealers. Prices are also a reflection of similar phenomenon.

@ Junaid, I also own a PV file of one Kanal for last 4 years. I have stopped thinking about it any more. Sooner or later DHA will ballot and develop PV files. Unless you desparately need money, I would recommend NOT to sell your file at this time.

One thing is sure that you will get a plot and your investment is safe.

Ahmed's Proposal is perfect & a feasibility study for the same must be launched now.
However if widening of small stretches of canal road will help it should be done now because Ahmed's proposal will take time for its feasibilty study, design & construction.
Further if some trees/plants are removed for development purposes new trees/plants must be planted to compensate for them. We should all try to increase tree population to fight against pollution in our wonderfull country.

Dear Saeed uae. dont forget that eurpoeans installed this train in an oil rich (sorry to say dumb people) country. a to z of whole system was imported and erected. whereas, in pakistan we already got a railway system (though managed badly) along with railway carriage factories building railway engines and carriages. so if someone think in a serious manner i believe system could be in place without foreign assistance but have to get transport mafia involved in the project - so they will know they have stakes in it.

I have a file of plot and want to purchase in Kokan Muslim housing society scheme 33 (super highway) and gave its deposit. The problem is that this file is of 2003 and society says that the old files were canceled so it is verified from our side and can be purchase without any doubt. So why there are very cheap plots in this society. And will society be responsible for any hurdles or problem at the time of possession. Pleas please please help me immediately either I pay remaining payment or leave it.

Dear friends I need your prayers and guidance. I had back and joints problem for many years due to bone loss /Rheumatoid arthritis but over weight and continuously sitting 12 to 14 hours infront of a computer on a office chair may have made things this worse this soon.

Since last 4 weeks I am on bed rest unable to sit or stand. I am not going to office since almost past 4 weeks. First 2-3 weeks I had very severe pain due to bad back disks dislocation (as seen MRI scans) and cant move. Now I am able to stand a little and walk a little but still unable to sit comfortably for more than 2 to 3 minutes. After 2 to 3 minute a severe pain kicks in.If you have gone thru this condition please advice best doc / PT doc in Lahore or any other suggestions.

I am the guy who work 14 to 16 hours a day and cant sit on bed any more and want to get back to work asap so Please do suggest the best doctor for this condition and best physical therapy place in Lahore.

I am very sorry to hear about your ailment. I have gone through exactly the same problem and had consulted all leading ortho and neuro surgeons /physicians of Lahore and all of them had advised that I will have to undergo a surgery. (the MRI suggested nerve compression.) I also tried the other non-orthodox treatments such acupuncture so much so I also went to Haveli Lakha to get the famous massage oil but the pain would not go. Then someone told me about a physiotherapist called Dr, Usman . I went to him for physiotherapy for ten days and within these ten days the pain which was there for more than one and half year and had made my miserable magically disappeared.
His clinic was (dot know about know as I am not in Pakistan any more) was just behind MacDonald’s on Main Boulevard, Gulberg. You will have to take left turn before the MacDonald’s along with Ganda Nala, then take first right and then first left. His clinic will be the 2nd home on your right, I guess its 6 or 7 F, Gulberg.
I would strongly suggest that you go to him and have physio sessions done, even if you have to other physiotherapists. Inshallah, you will forget even if you ever had a back problem.

I am sure you have gone to an orthopaedic already. I am not aware of many orthopadic surgeons in Lahore, but I am aware of others elsewhere,

The other is Dr. M A Shah, who is the minister of sports these days too..His clinic name is A.O Clinic, in Karachi, (North Nazimabad), You may have to check if he practising these days, otherwise, he is an excellent Orthopedic surgeon...

Normally, an orthopedic will refer you to a physiotherapist as a next step if required.

My suggestion is to look for treatment based on excercise/physiotherapy and please dont go for surgery quickly. I am sure that many people will provide you with references for many more good doctors and you can consult atleast 3-4 more for a collective opinion.

Please do not worry of your work/office and take care of your health first.

One of my cousins had similar problem and he learned after 3 to 4 months of wrong diagnoses that he had some form of T.B. in his back joints. He got better after getting treatment in the CMH Gujranwala. I hope and pray that you have nothing like him, but I just wanted to point out just in case.

very sorry to hear about ur health. i got same type of problem while i was in usa around twenty years back.... it grew slowly as pain in legs then i was unable to walk for more than 5 minutes then it worsened to the extent that i was not able to sit. so i went to cook county hospital and they did only physiotherapy and i was feeling great within two weeks. however my doctor advised me to keep doing those exercises for rest of my life. even now after twenty years i try to follow at least two exercises; but if sometime my pain comes back i start doing all the exercises and get fine within a week. SO i will strongly recommend u to visit some physiotherapist ONLY.

While I cannot suggest any doctor and I am sure brother above and more will refer to capable doctors, I can tell you from your description that your life style described in this note is simply not good.

You said you have weight problem and sit 12 - 14 ours in front of computer. You max work should not exceed 8 hours and you should take a couple of break in between . In addition you should exercise and eat a balanced diet.

Life and death is in hands of Allah, however Allah karim have given us choice of how healthy and active we can live. My neighbor lady has the worst stage of arthritis, where she takes medication monthly which can kill her on the spot, however she does not miss going to a near by Jim to exercise and stay active daily. Eating healthy is also doable.

With the combination of good doctor, exercise, balanced/nutritious diet and dua, you WILL Insha-Allah get better. Decision is up to you to change your life style.

I am really sorry to hear your condition. I never knew that you are not feeling well and going through so much pain.
I have a friend in my office who had the same condtion as you are describing. Now he is Mashallah fit fat and working in the office again. After consulting with lot of experts/ people he finally decide to go through the operation and with the grace of Almighty he recovered. Doctor had removed the joint discs of the back those were causing pain. Now he is living 100% healty life. He told me in Ali Medical F-8 Islamabad has expertise in treating these kind of operations. Therefore I suggest you to consult Ali Medical Doctors.

I spoke to you a couple of days ago for my problem in one of the housing societies in Islamabad. You are a blessing for all of us. I pray to Allah Rab-ul-Ezzat for your recovery & good health.
I am 66 years old & sit in front of my PC for about 8 hours during my duty & have a slight problem like you. The remedy I have found for myself is that
1. I get up from my seat for a short time every one hour & walk around.
2. I sleep, permanently on the floor on carpet without any mattress. This may be a bit difficult for you in the begining but once you are able to do that you will get up in the morning as if you don't have any problem.
3. I, usually, have a nice lunch but either no dinner or just corn flakes with milk or any light food.
4. Pl.do not allow constipation.

I again pray to Al Mighty Allah Rab-ul-Ezzat for your good health.

Finally pl. make sure you do not sit in front of PC for long time.

Although i myself is also doctor BUt not of ortho or neurosurgery....

for Rehumatic arthritis problem,i wil suggest you to see dr faisal masood in lahore..

and for Disc problem u can see general hospital lahore neuro surgery, department which is one of the best department in punjab..he can only tell you the best after seeing you and your reports...
dr nazeer and dr basheer are well known neurosurgeon in private set up to tell you about disc..
but as per your discussion it seems that over weight is the main problem ..

i will suggest that take proper treatment from the doctor u trusted and do not go for bit bit treatment ..i mean avoid the practice of taking 5 days medicine from one doctor then leave it and towards another then another ...in this way u will suffer and no one medicine will work...

after getting relief try to lose weight which is the main cause of all this..
for this you have to walk around your office every one hour of work ..
try to walk in kitchen to take cup of tea/water rather ordering some one...this will also give you movement..
try to pray 5 times in mosque which is at some walking distance from your home..
try to do grocery 2-3 times /week by yourself..
and take 10 glass of water every day.2 glasses before every meal and 4 glasses in between..although it will disturb u intially as u have to visit toilet again and again but let me know after 3 months ...you will be in very good health after 3 months of this practice anshahAllah..

My wife is having same problem & same decease since 3 years I have visited so many doctors in Bahrain at last 15 months before one Egyptian Lady Doctor specialist for this kind of problem I found she did proper medication gradually basis my wife recovered but there is a special medicine my wife is taking every week 10 Tablet at once in one attempt (2.5 X 10 = 25 mg) or to take Injection of this medicine 25 mg. Every Saturday or any day you select. Medicine is not expensive but it work but carefully doctor analyzing blood test regularly every month that this may not cause any other problem. I prepare a complete file if you are interested contact me on this E-Mail But my advice first you will try to search good doctor and under the advice of doctor do some test if diagnose ANA Positive then go ahead with this. Besides, one should have the firm belief that the secondary causes cannot yield the desired effect unless Allah wills so.

Its hard to understand why people dont buy DHA Lahore phase 9-10 at such a low price. Only thing I can think off is may be many people are now too afraid of files business now. Yes files in private housing schemes are not good and one must buy on ground ready plot in private housing schemes but DHA Lahore phase 9 files are different. They can be issued only against 4 kanal agri undeveloped leveled land. No land no allocation file in DHA 9 period. Can you name me one place in Lahore where 4 kanal agri land is available at 14.70 lacs. An average ready to built developed plot in any ready phase of DHA Lahore now cost min 50 lacs. Assume ATTA BAJI and every thing rising but property fail to rise in next 5 years.Even than Dont you think a developed ready plot in 5 years will still be worth Rs50 lacs. Take out 10 lacs for unpaid development charges and 2 lacs for fines on unpaid installment. Your 14.70 lacs DHA9 ready plot will still sell for 38 lacs and give you 23 lacs profit in worst case.

If they develop DHA9 in 7-10 years it will sell for over a crore for a ready to built plot. What you can lose on your DHA 9 on yout total investment of 14.70 lacs in this case . You tell me that. You may lose 1.2 lac at maxin my opinion as DHA 9 never sold under 13.50 lacs. 14.7 lacs investment today in DHA9 guarantee you a ready 1 kanal plot after you pay developemnt charges.

In the worst case you lose 1.2 lacs and the same worst case you make min 20 lacs profit if prices dont rise. In best case Ifprice do rise well you can do your own math.

Some may say ohhhhhhhhhhhhhhh DHA will not develop DHA 9 for 15 years( These ill informed people dont know how DHA file system work. DHA will have to do a ballot every 2 3 years at max as almost every major col Brig and Gen is due for a plot by that time) and people that give land to DHA are not stupid as some of them have dozens or hundreds of file against land. They also put pressure to go for ballot asap. So what even if DHA give me a plot in 15 years. Can you imagine how much a ready to built plot in DHA 9 will be worth for your kids. And remember you invested only 14.7 lacs and reserved one kanal plot in DHA9 Lahore. No one is going to run away with your money as DHA Lahore phase 9 is a pure military run project with a known superb location only 5 minutes away from airport currently in middle of developed or under development areas and is run by an active duty Pakistani Brigadier.

I think if Pakistan survives in its current form, DHA 9-10 is a great investment. In the next five years, there r serious problems on the horizon. I would be happy with a current developed plot and less happy with DHA's promise of five years.
DHA is the first society that is reachable from India by the way.

these are unfortunate realities of today. If pakistan's economy tanks, there is no chance that army can keep up all its businesses and dha societies etc.

i will buy into dha developed phases. the undeveloped ones r open to speculation. i know of many middle class people who have / are moving out to canada.

the army and its dhas and pakistan's economy cannot remain in its current shape. it is unsustainable.

btw... sad to hear of cmy's health problems. i know of somebody with similar sciatica problems. only pain killers and muscle exercises are there. main thing is to do a life style change. cannot work for 15 hours any more. best wises,

Sir CMY Sb, as per your calculation within 5 years one can get profit of minimum 23lacks. To me this is not the ground reality reason being if you go 5 years back, the price were from 20-22 lack / file approximately. It drops down to 9 – 9.5 lack and at present it is on 14-15lack. In short the people, who had invested 5 years back on this phase9, have lost their 5-6 lacks straight away + add the devaluation factor.

Therefore, appreciate and motivate people to better invest in plots instead of files.

I am sorry from my heart if any one ever lost money due to my bad advice. Ajmal HQ Waheed Inz you are all 100% right. In future I should not tell any one when there is a good opportunity in market because when some thing goes wrong only I am to be blamed and when some one save many lacs by staying away from bad investments or gain good he dont give a credit to us and even most people dont ever bother to buy/sell that or any other property from us in both cases.

In last 6 months I may have bought or sold 10 or 12 DHA phase 9-10 files for our clients ( This fact can be checked with DHA Lahore because we are DHA authorized Registered dealers). I wrote and answered hundreds of posts about this DHA9 topic alone in past 6 months. I wasted too much and much needed rest and family time to argue with persons like you . I may have earned total 1.25 to 1.50 lacs as commission money of 1% (Before my office staff and office expense and rent elect phone bills etc. Calculate how much will be my net savings after paying these cost for getting those commissions for these DHA9 files). I dont own any DHA 9 file as I can afford to buy one now.


If I was a greedy/cheater/kill once & for all type dealer like most dealers on web and in Lahore property market. I could have bought or sold just one or 2 kanal plot in DHA 5 by giving 2 or 3 ads in newspaper classified section for 2 to 3 thousands and get 1.5 to 2 lacs commissions in return along with 1 to 3 lacs as cheating margin from just one deal. I could have 8 to 10 hours rest time daily by having just one or 2 these types of greedy/cheater killer deals that most dealers in Lahore are doing these days. I will not have to run any of my own websites. I will not have to rent any office and I will not be looking to have any returning clients as 10 to 12 deals per year are not that hard to find.

I am sorry to say not all but most people like to be treated badly by these type of dealers and are very happy to do business again with cell phone only bad/cheater dealers because they safe few thousands of commissions but get robbed in deals. a dealer without DHA registration have no fear as DHA cant do any thing about that dealer since he is not registered.

In next few days and weeks I will have to decide to deal like 99% of these greedy/cheater dealers or quit this business and do some thing else as Allah have given me enough intelligence to make Halal money for my self and my kids.

Working hard & honestly get you many prayers of many good people but fact is It don't get you enough money for food on table these days. We have many loyal clients but we have seen many people that blame us for their wrong doing even they never bothered to pay us a single rupee as commission.

In Pakistan not many people appreciate what you have done for them in past. They go where they can save 2 3 thousands in commission etc. In 90% cases people just deal with a dealer where they 'think' they are going to save few bucks. In reality they are slaughtered by bad dishonest dealers. People dont buy when you tell them to buy and they dont sell when you tell them sell but later blame us for their complete disregard and inaction.

what about DHA, they are perhapes the biggest looter and badmash, no one has any fear about QIAMAT, about two years passed paying full developement charges for phase-7. No plot so far and if tereare any news only for few blocks not for all ph-7. See why they took charges for all ph-7, now dha is eating the interest of our money given to them for developement charges. They should pay fine to the plot holder not giving them plots as dha took fine for late payments.

1. Umer Gul bowled really badly.
2. 6 drop catches show how serious we are to win!
3. Our Middle order totally collapsed.
4. During indian inning, they should have been contained around 230-240. We had good chances when india was 205-6 (dhoni out). We failed to contain them.

At the End, bowling performed good, batting below average, fielding bad.

umer Gul was bad in fielding as well.it seems that our team was under pressure ...may be pressure of PM Gilani ..may be of rehman malik statement at that crucial time,well picked up by indian media to pressurise..although statement in general was not bad as our palayers do like this but timing was bad..
MISBAH played well in end but in middle he was much much slower like YOUNUS (younus=12 run in 31 balls)..
younis and misbah both are responsible for pressure in middle..i think after younis u akmal was better option to go score board run...misbah after umar should come..

but see hopes were there and croud was sielent with fear of Misbah till last over as he played very well in last 4 overs but Misbah can never go for single at that moment as on other end was lastmen ajmal..

afridi should be more aggressive when wickets were falling ..he should go for 2 slips to put pressure as many catches went from slips..but pressure and fear was there on afridi and he can not handle it ..also power play was wrong ...
But
i think that afridi will learn as he is brave captain in general and was leading wicket taker with 21 wkt..

as for future i think in one day we should prepare new guns and should give chance to them ..
akmal group should be out ....
we should give chance to serfrase in place of adnan akmal to avoid any mishap after seeing kamran akmal...

misbah and younis will not be in next world cup so new faces like asad shafique,,taufeeq umer should be given chance...
IMRAN NAZEER will be much better option....

In my opinion the result of the match is because of curse on us. Every single so called "Najoomi" on all these TV channels were predicting that Pakistan will win. Muslims do not believe in such things. Ghaib ka haal sirf Allah ko Maloom Hay. All those people who were trusting these "Najoomis" should get a lesson that "Only God knows the future".

May Allah give us Taufeeq to understand all this.

I am shocked to know that I am allotted a cheap flat instead of Single Story Awami Villa which had 5marla land also and which I paid from 2006. Now the flat has no land and Bahria is asking for additonal charges also. If not paid then they will cancell the deal and I will loose even more moeny. What a moral and a crime. Like you go to shop and pay money to but suger and then the shop keeper says sure is not available but you have to wheat in double price and have to pay more otherwise you loose money and leave the shop emty hand.
